You've made my day. I love it your work. Not the house. Too much concrete. Nothing green in site. Precise and concise. "This is the laundry area and next to it here, you have an area to dry your clothes"...before the cameraman can even show it... "Let's get back inside." I was left looking for the laundry area water tap. This guy must either be a math or science teacher/was in another life/dimension. Even the walking style. So interesting to watch.

The house has potential, but needs changes to the layout: A. Outside is nice but needs green space to soften the hardscape. B. Eliminate the guest bedroom and incorporate some of the space into the kitchen/ dining area. C. The living/ family room should be a large space on the first floor. D. The stove, sink and refrigerator MUST be in close proximity to form an efficient triangle. E. Remove the full bath from the first floor and create a powder room (toilet and sink). F. Rearrange the second floor to create 3 bedrooms and 2 nice bathrooms including a master. There is enough space to create a nice home.

Peter, you are right about those things on your list. As a diaspora family, I look for garden space, big kitchen, big Master/primary ensuite. I guess that is why most will just buy land and custom build, unfortunately that requires intensive planning.

(1) That price translates to 92,000 per square meter. That is an absurd profit for the developer who may have only used 40,000 per square meter for the development inclusive of land. (2) Kikuyu is an absolutely green, vegetated area. Why use stone paving blocks "Cabro" all over the compound? Why are developers addicted to concrete? At that price, not for me.
