As a soon to be host with multiple stays as a guest I think a lot of hosts would be served well by being a guest at other locations. I've asked several times for early check in and never been charged. In my case we had unexpected vehicle repairs and some times actually had to use multiple units for our stays - all while my husband works M-F remotely. These requests have usually been last minute but always accommodated if the unit has been cleaned and never been charged. Hotels do this as well.

Absolutely agree! Being a guest first really helps you understand the experience from the other side. It's great to hear hosts have been so accommodating. Sounds like you've had some great experiences to inspire your hosting journey!

Omg - the comment at the beginning about decaf coffee couldn't be more accurate. I only drink decaf (caffeine makes me crazy) and I stay at a lot of Airbnbs. I would say that only about 10% of the Airbnbs I stay at make it even POSSIBLE to have decaf coffee that isn't instant. I don't expect to be provided with the coffee itself. But I DO expect to be provided with the means to make my own decaf that isn't instant. This is impossible when most hosts opt for fancy machines with customized capsules instead of an ordinary drip coffee maker. These hosts provide capsules for all sorts of different kinds of caffeinated coffee, but almost never even a single capsule for decaf. I'm more than happy to bring my own ground coffee with me but I cannot bring my own coffee maker (makes a total mockery of the idea of traveling "light") and I cannot predict and buy the right capsules for each of the different machines I encounter. So, yes, when I arrive at an Airbnb and discover that it's impossible for me to have decaf coffee, I do not appreciate it one bit and I like the place that much less. On the other hand, on those rare occasions when I discover I CAN have decaf coffee, I am very appreciative and my attitude towards the place definitely tends towards the positive. Sorry for this long explanation, but I wanted to explain why the remark at the beginning about decaf coffee resonated with me so much and why it would be great if Airbnb hosts would take it seriously. PS The worst places not only make it impossible for me to make decaf coffee but they also don't have kettles (electric or not) so even making tea and instant coffee is more annoying than it should be - to boil water, I have to fiddle with a pot or the microwave, with the increased risk of getting burned.

Minut recommends 75 dB during the day and 70 dB during the night. This is something you may want to test out and try to perfect with your specific property!

That noise monitor thing is too expensive lol. They're nickel and diming everyone with ridiculous subscriptions these days.

What is a fair fee to charge for early check in or late check out? 2 Bed / @ 2 Bath 975 square foot. How do you determine this?

This is going to be dependent on what you can accommodate based on your cleaners and inspectors. First, is there any extra or rush fee for the cleaners, do you need to accommodate any extra hours for your inspector? Your fee needs to cover this, of course. I've seen people offering ranges, 30 some say 30 an hour or more. Play with it and see what works!

Check your regulations. Noise detectors are sometimes considered recording devices and need to be disclosed properly. Yes, I know they aren't recording. Argue with your local government.
