How do you approach Apartment Communities to Lease to Host , as a Corporate Lease. Do we need an LLC or S CORP to be the Master tenant ? What if they agree , but want to be updated as to who the temp resident is every time we get a new guest ?

This is great! We just hit the 3 month mark and lost the boost to our listing. We were appearing at the top for our area but now have started appearing much lower on the search results. We will implement some of these strategies to see if we can get back on top! How long have you been hosting properties? Have you noticed a significant decline past the 3 month boost to your properties?

Great video! As a private room host; I do NOT want long term stays, I only want 1-7 nights max; Im fine with 1 night stays since I’m close to airport. Currently I set my max nights to 7 nights. Should I set my max to a two week range or a month just for the sake of SEO? I don’t want guests to use my W/D and I do not want them using my stove. I just want tourists or workers in town for job training who are out the whole day.

Really enjoy your videos and very much appreciative for the information you provide. My question is about how to enter and/or edit the city for your listing. A number of my immediate neighbors who have listings on Airbnb have managed to use our adjacent (more desirable) city as the city for their listing. I've attempted to use the desired city when starting a new listing but each time I get to the part where Airbnb asks for my official address, the system automatically changes the city name to match the zip code I provide. Do you have any idea how my neighbors are getting the more desirable city to show?

Great advice and very holistic. It should be very interesting to see how SEO is affected when Airbnb's split testing feature comes through. The point about filters is bang on as well. That's why I like to track my rankings in a completely unfiltered manner so I am not BS'ing myself about the strength of the optimization work. Is anyone using Rankbreeze? I'd highly recommend it. Has saved me a TON of time.

Where do you find the stats on the percentage of bookings that are more than X nights long? For ex, you mentioned in Houston, 50% of bookings are at least 7 days long. I'd like to figure out what those #s look like in Atlanta.

Great idea on charging premium on single nights by increasing single night base price and giving discounts for multiple night stays to match the pricing you want. Currently in airbnb, there is weekly discount or monthly discount option. However, if I want to discourage single night booking but would prefer 3nights or more, how can I setup discount pricing for >3nights stay? Any tricks here? or are we stuck with weekly and monthly discount option only?

Another way to limit 1 night bookings far out is to use a customized min night stay. I general have a 3-4 minimum if it's more than a month away. It does take a lot of time to adjust the dates, but it does work. I adjust weekly.

My co-host is already in the system. She has also always been designated as the Primary Host. I also designated her percentage in the routing rules. NOW- when I changed myself (listed in system as Admin) to Primary Host a few days ago it did nothing to fix my problem which is: not being able to view the full itinerary of any guest who has booked after Dec. 19; I cannot see any new reservations as everything is associated with my ID as Admin; the new guests on the calendar show as a black and white profile picture; I cannot communicate with new guests, and next to their thread in the inbox it shows "Not Possible". And lastly: when I click on the guest profile picture from the calendar view, every guest's name is "prune_me". The error that I receive in trying to send an email says that I am restricted from viewing the profile. IF this is what the general problem is then why isn't it fixed when I designate myself as Primary Host?

Has anyone witnessed or heard of Airbnb SEO and views suffering after listing on Booking? I have been steadily in the 2nd 3rd page of my city, when suddenly I fell to 7th after listing on Booking and syncing calendars. Could be a coincidence I know, but feels strange.
