Every time I drop my price to get bookings.I get the absolute worst guests. Not worth the headache. Anything under $100 a night for a 2 bedroom is just not worth it.

@AirbnbAutomated I'm in joshua tree. During the week, I go from $125 to 95 a few weeks out and if i get bookings, I always get bad news from my manager. Usually they trashed the hot tub and it needs to be refilled and cleaned. This is infuriating because air bnb has denied claims for hot tub extra service because these assh*le guests write a message during their stay stating the hot tub was dirty when they got there, even though i have evidence of it not being dirty and pics of it being wrecked after and literally brown.

@AirbnbAutomated i will try it out. Joshua tree seems to only get 2-3 day or 4 day bookings in my experience from the last 5 years. 4 days or more being very rare.

@AirbnbAutomated I've tried a lot. Air bnb in an economy like this is not what it used to be. It pays my mortgage but i will just live in the house and build another van to travel in.

Hi Sean, long time listener and lifetime learner. Have a 3 bed house in white mountains NH with amazing views. I'm running a dualish algorithm. I said my prices on PriceLabs slightly lower in general, based on the seasonality and sometimes microseasonality to be at around 25% market according to price labs. With 2 day minimum, I use ruleset to increase the short-term stays by 50 to 20% and then reduce that gradually the more days people book for. But with average daily rate of 3.1 days, it books on during summer, but not all that well during off seasons. How do you feel about setting much lower rate, but using a feature in pricelabs that says a minimum total start booking amount. As a result, this will dynamically change the minimum stays depending on what the minimum daily rate is.

Thanks Sean. Always good information. I have all Studio apartments which tend to have much shorter lead times. Any adjustments to this you would make specifically for Studio apartments?

You’re already hitting the nail on the head in concept. Stay brave on price, even last minute if the data says so. But there is a lot of hustle in last minute pricing for studios when the data turns sour. You also get the advantage of playing battleship on one listing per location without exposing everything to low prices

Hey Sean, Would be great to have your thoughts on how to make the best out of an airbnb regulation. In Mexico City (25k+ listings) there will be an str regulation with a cap of 50% occupancy per year. I was thinking that with lower airbnb supply (hosts leaving the platform) + proper revenue management strategy + targeting higher paying guests , the net profit could be the same , even with a 50% occupancy cap. What do you think?

Hi Sean, Thank you for the video and sharing your expertise. Is there a video in the history regarding relocation liaisons, finding corporate housing or temporary housing from home insurances? We have our home up and running however needing 30+stays.. Just purchased furnished finder membership. Could be $ waisted but willing to go down all avenues for potential. I only did one video where it was a follow along as I called companies to prospect for relocating employees or clients. I did that during the peak of the COVID-19 fallout. I haven’t since done anything on that for free. It’s a high level topic and involves a complex set of skills, including Sales, so I typically reserve that for one on one coaching.
