I love the fact that you really revealed how much the breakdown of the cost of this garage apartment conversion cost you. There are so many youtubers who are so shy about talking about finances and their expenses, budgets, etc... It seems o be such and no no to discuss your finances on youtube. I bought a 10 acre piece of land in Northwest Arizona earlier this year with a 24x20 2 car garage on it and i'm in the middle of building it into a tiny home for when I retire at the end of the year. My floor plan is flipped from yours and the reason for it simple, more floor space. I built a 2 foot bump out where the garage door was so I could put my Kitchen cabinets inside the bump out so I now have the full floor space of the house. which in turn gives me more space for my living space and a little bit bigger bedroom and coming from the midwest most older houses you enter into the kitchen anyway, it's the gathering place of the house and by entering into the kitchen it keeps people from trapesing through your house. I haven't built a loft yet and probally won't. I'm single and my kids are grown and married, when they visit they will just bring thier RV's.

Wow! We will be tackling a storage room over a double garage, 10x60’ into a tiny apartment to live in on our mountain property. We have to add insulation, walls, a bathroom and a kitchen, as well as changing the power and water supplies that were to the former home. It was beyond renovation.

I do not live in an area that has a lot of demand for AirBnB. My garage is super close to what your before looked like, except that it does have a concrete floor. My house is already split into an upstairs unit (4 bedrooms) and basement unit (3 bedrooms). My plan was kind of the reverse of yours. I was going to convert my garage, live in it when I retired and rent out the two units of the main house, so that I had additional money coming in.

Your video is awesome….I can’t believe that I am just waking up to the idea of building an adu, 10 years ago I came up with the idea of turning detached garages into one or two bedroom units….in fact my friend did that but when I told him that we can turn the 3 bedroom house into two units of 1 and 2 bedrooms each…he was not sure because everything had to be done without permits…even the unit that was done in the in the back of the house was done without permits…what I didn’t realize was that the governor in California made it legal to turn garages into an adu 6 years ago….as far as your adu using it as an Airbnb I don’t think that is allowed in California, it has to be a long term rental….not only that but property in California is very expensive now…I am glad you are doing so well with your adu and thank you for sharing your experiences with it….I have a question how do you deal with the idea of having so many different people in your adu as opposed to having the same tenants all the time…I am sure there is a big difference in the money you make…

Due to the economy, and if it doesn't work out a money generating idea, since it's your property, you can basically do almost anything to it. With that said, you can buy a shipping container, clean it up nicely, painted inside out and store all of your belongings. You can live in the garage and rent the main house just until either you have acquired enough assets to either move back into the house or buy another property where you can do the same. Just a thought.

Gorgeous conversion. Just reverse your refrigerator and freezer doors to open into the room rather than into the wall. Almost all refrigerator doors are easy to switch.

Hi Alex, how did you plumb the kitchen and bathroom? Connect to home existing plumbing system or you had to build a septic tank for them? $5000 for plumbing projects of this kind sounds unrealistic where I live. Even the kitchen cabinet alone would cost somewhere around 5k.

I noticed the original garage has no toilet or sewer line drain. How did you handle that issue? Did the construction company dig an 8ft deep trench and TAP into the sewer line or did you put in a septic tank? How long was that trench as well. How much did that part cost as well.

I was able to do this with my garage and it basically looks the same. I saved a lot of money only using items found in the junk yard and doing the work myself. All total, it cost me like two hundred dollars and took me about a week.
