Are you an interior designer or someone with design background? Coz frankly your design is by far the most impressive compared to the most local home reno/property selling videos ive seen on youtube. I can see a lot of thought and originality has been to into place. Not the cookie cutter templates. Thanks for putting up the video. Your work should be a minimal standard of what interior designers should be able to do (based on the budget you quoted in another in another comment).

Thanks, I have interest with interior designs but I am not an interior designer. I have seen many ID works and felt that their designs are pretty much "cookie cutter templates". Wanted to make the best value out using my own design that optimizes every inch space with constructive ideas. Over the years, I had spent much of my time soliciting ideas from Qanvast, KZbin, Pinterest. Next, translate these ideas into my sketchup to access the feasibility before the contracts are awarded. Also spent quite a bit of time with my wife to visit laminate showrooms, tiles showroom and early discussions with contractors. This helps us set the budget and selections early. Indeed a lot of homework has been done and I am glad to share what I have with all of you.

@@GavinGoh89 A full renovation at this scale does not come cheap. Nonetheless, the designs that we had in mind are able to execute within an agreed budget with my partner. My recommendation is to set an initial budget and be prepared to spend 20-25% of the initial amount. You never know there are some items that ya may come across later that is worth to spend on or some screw ups along the way.

Love the idea of using a pull out drawer with powerpoints to hide away the rice cooker/kettle so that it doesnt take up countertop space. And the built-in hidden kitchen towel holder. Such an understated yet genius idea! Your storage ideas are genius. Also loving the reconfigurable cozy corner. I am saving this video for my next home. Thanks for sharing!

Your house is simply amazing. Very well-thought design plus it’s so functional. Much better than many IDs out there where their design is mostly copy & paste. You really can consider to be an ID! this kind of design at $80k is definitely worth it! unlike most local paliah BTO renovations are all ugly and almost $80-$120k! have to admit the owner has higher than average design sense. almost a pro.

Hi, our renovations cost appropriately 80k SGD and it excludes cost of furnitures, lightings, LEDs, other fittings. However, the Reno cost may have changed in the post covid world due to inflation. I recommend to factor in 10-20%. On top of it.. I also recommend to factor in a buffer budget should it spillover beyond original budget.

Very nice 4 room flat. But I'm confused or might have missed it, doesn't 4 room flats come with 3 rooms? During your tour, only 2 rooms were seen, what happen to the 3rd room? Or was it knocked down? The man cave is sick, but do you use the computer standing? Don't see any chairs. And just to point out for fun, you seem to have tons of gigabyte motherboards 😂

You are right to point out that one of the bedroom is excluded from the documentary as there is no significant renovation done to it. We have knocked down 1 bedroom where the man cave is. Thanks! Thanks! Yeah I don't have major issues with them. Importantly is to be able to ensure both parties understand the design considerations and concerns. Identify execution issues the earliest possible so as to address them early. I feel that is how we managed to collaborate towards the success of this reno project.

Hi, I would estimate the cost for both bathrooms to be 14K (including all the sanitary fittings, carpentry). The material of washing basin should be the standard clay that is coated in white with some smooth coating. The typical basic basin you would find. In terms of the quality for American Standard, we have not encountered stubborn stains from our washing of dirty stuff till date.

Thanks, I have have added a shelve to allow provide storage of items less frequently used such as extra supplies of detergents. I also hide the water filtration system inside. We have decided this after exploring options of diagonal drawers and expensive turntable style pull out racks.

I am keen to do a my future bto without an ID either, but other than the design effort, I am also concerned about the extra time it might take to manage the diff contractors etc. Was this handled with help from your main contractor or were you very heavily involved in selecting / scheduling all the other contractors etc? Any insights you can share would be great, thanks!!

Hi Hubert, yes I have considered such a scenario and I have hired a min contractor whom does carpentry to manage some of the masonry works. Great to find one whom ya comfortable to work with and always monitor / inspect the execution details as much as possible. Any issues such as dimensions has to be rectified as early as possible. Thanks, I have started collecting reno ideas from the day that we have secured our HDB unit and I have also tried to simulate various ideas using Sketchup too. Visited tile companies such as Hafary, visited Blum showroom and laminate companies. Our early designs changes drastically and it only begin to stabilize and make sense 3 years later. I would say our home reno undergone 4 years of planning prior to execution.

Hi Mervyn, not sure you do remember me? we had met at the Blum showroom once and I'm the interior designer and Blum certified partners. You must have done a lot of homework. For the folks here, just a piece of advice, you guys have to be careful with Sketchup colors it might turn to be disastrous in reality. Well, of cuz we do know that practice makes perfect and nothing comes easy if you don't spend the time to do your own homework :) Great inspirational from Mervyn and Thank you for sharing. Btw, you must be finding it difficult to pull out the tandembox especially when your hands are wet/oily :P Just a bit of advice to you, the drawers door panels at the kitchen can customize to fit integrated profile handles (check the door thickness first) and hope this sharing helps you. Hi Timothy, yes you are from Dezigner Labs Pte Ltd and glad you still remember us from the Blum showroom. Agree that sketchup colours might not turn out to be the true reality but it is still a great initial tool to simulate the idea and choice of colours. My recommendation is to visit those laminate showrooms, tile supplier companies and take samples; Get hard copies of the paint catelog and decide the choice of colours and textures carefully. We have visited Lamitak showroom more than 5 times, Hafary about 13 times (especially for toilet tiles). It is always those subtile details like colour tone and the contrast of texture that can be a little more difficult to decide on how they would complement each other. I also agree on the tandem box finger pull and the recessed integrated profile was not done due to cost reasons. Wish your ID business prosperity in this difficult period. Thanks!

@@MervynChew the recessed integrated profile doesn't really cost a lot. But, it will require to send the door panels to the factory to trim it precisely in order to fit the recessed handles. However, the door panel's thickness have to be 20mm. If you are interested may contact me. :)

Hi! When you're at sketchup, how do you determine your dimensions for your walls? As i realized the floor plans didn't show it.

Hi, there are a few ways to go about: 1) subtract the measurements given in the layout (eg: outer width subtract the inner width from point a to b) 2) Measure the thickness of a HDB wall as reference (best to measure units that are not more than 15 years old). Ultimately, expect some margin of error as every unit is different and an actual site measurement will still be required eventually.

Hi, I saw that you have asked a question on the kitchen hood but I am not sure why I could not find or reply it on my KZbin video comments. Anyway my Fujioh hood is mounted 450mm above the hob. This is still within the manufacturer's guidelines and I would wanna achieve higher suction effectiveness as possible.

@@dalimabuang2435 Sorry, I do not have checklist. Rather it is good to source for some reference code and see if there is any overcharging involved. In terms of quality of work/workmanship, my tip is to inspect the work done as often and closely as possible so that issues can be rectified the earliest without incurring much additional cost.

Hi - just saw this video, beatuiful design & reno. I think it would cost more now than a year ago when you did the reno. Would pass your video to my daug for consideration when they receive their bto 5 rooms flat. However, i would recommend a structured water HOUSE UNIT that can be installed at main pipe after water meter for hdb flat to prevent hard water issues on hardwares resulting from tap water usage. Moreover, you also get the most refreshing shower from Structured Water. If you are keen, i can direct to my source for your consideration. Thank you.

Hi Mervyn, love the design of your house. May I please have a copy of your renovation details as a reference for my own upcoming bto reno? Also, just curious is the master bedroom and walk-in wardrobe made out of 2 rooms? cos I realised there's only 2 rooms, but I really like how spacious your home looks.

Thanks! Our master bedroom is divided to cater for a walk-in wardrobe. We still have a spare bedroom that we have made simple custom carpentry wardrobe for future purpose. Do you have an email address that I can share the details?

Thanks, I have considered about natural sunlight in the day especially the kitchen area. Ya might have seen some HDB service yard layout doesn't allow much sunlight in. Therefore, I have chosen copper and aluminum backsplash to help reflect more light within kitchen area. Lastly, the study room glass panels helps to channel in the natural light as well. Your concern is indeed valid in the reno plans

Hi I love ur designs! Able to share the 2d layout and sketchup files with me? Thanks in advance. By the way, where did you learn your sketch up from? Ur master bathroom shower niche is using hollow block or calcium silicate board?

Hi, thanks!. The bathroom shower niche is erected using bricks. My original sketchup file is very huge. Alternatively, I can pass you the skeleton and some images of my drawing. I learnt sketchup by try and error. Perhaps it is a good start to learn about X, Y, Z coordinates first.

Hi, I have added sliding pads under the four custom made benches. Our vinyl flooring promises scratch resistance.

Hi, the table is custom built by my contractor so that the dining table is aligned with the kitchen countertop to form the U shape. Thanks!
