Folks that didn’t buy aren’t going to until prices drop 25-50%. There’s a reason they didn’t buy, they’re more conservative so they want a deal. Young people could never afford a home $400k at 5% interest. Would be a decade before they have money to even think about it.

I appreciate your optimism, but those positive headlines are often misleading, aimed at deceiving consumers. This has become a common trend. Additionally, the daily passing of baby boomers will naturally increase available inventory.

Right?! The mental gymnastics from agents and sellers is fascinating. It’s like they have analyzed every nook and cranny of the RE market and are open to myriad of possible outcomes EXCEPT the only one that matters to buyers …. PRICES! Until prices drop significantly buyers will continue to be on strike and agents/sellers will be “stumped” on why no one is buying there grossly overpriced homes.

I can't. We're selling because we have to sell (unforseen life circumstances), but we bought only just last year. Not trying to make money. Just trying to not lose too much money. Sellers like me are human too.

400K borrowed at 2.75% vs 6.5% is a $900 per month. Sales volumes aren't going to recover for years. Who wants to move and take a $900 post tax pay cut? And many people have a lot more than 400K financed in many markets.

Of course demand is slow because It’s “seasonality”. Nothing new here. I’d say around March demand will pick up.

I don't really blame people who panic. Lack of information can be a big hurdle. I've been making more than $100k passively by just investing through an advisor, and I don't have to do much work. Inflation or no inflation, my finances remain secure. So I really don't blame people who panic.
