Some comments remarking on hills and stairs....people in other countries stay more agile than USA as many dont have cars and walking up and down stairs and hills all their life! My parents Scottish born immigrants to USA. We lived in a large city with bus transportation so they didnt get a drivers license right away and affording a car. I was tested more agile when young too in elementary school. Until we got a car and didnt walk everywhere. I could jump highest past my height than entire fitness class and in 7th grade did standing broad jump at over 6 feet at 5 feet tall. So did my sister. That slowly went away.

This is an amazing house. I love that its built directly into the rock face. And it has so much potential. I agree with Dave’s comment about the roof of the lower terrace - perhaps reduce the size and make it half fixed and half retractable awning. I’d probably update the radiators, have a look at the heating/cooling system, check the electrics, and that 70’s bathroom would be ripe for a makeover. And probably rearrange the kitchen area slightly..eventually. I’d buy this place tomorrow.

Great place personally I would reveal all the ceilings . get rid of any walls that are non structural get rid of all the pine cladding put bathroom in top floor update electrics and heating systems repaint inside and out. I wouldnt use such big pieces of furniture keep everything small but good quality then run it as a Bed and Breakfast to recoup the money I spent on it 😂. I am applying for a Tax code and going to open a bank account but it will be next year when I'm ready to buy but will definitely be looking at something similar. Good luck to who ever gets this xx❤

It’s such a deal. So many uses. ❤ Bottom floor reminds me of a tavern. Could live in 1st apartment floor. Two bottom floors could be a pension. And top apartment could also be an Airbnb.

This property brings out the creative side of me, I want to make it into a small hotel with a large lobby at the bottom and rooms to accommodate visitors. I would convert the garage into a small cafe. I think you need 100,000 euro’s to complete the work, what an amazing opportunity.

This is a wonderful place! If you could figure out how to get a bathroom on the top floor, you can basically have three separate apartments! I love the covered terraces and would leave them as is. The middle “apartment“ that the lady lives in shows just how the rest of the place could look with just a little bit of TLC and updating. Nothing drastic is needed. Or you could go crazy and redo the whole thing!

Agree whole heartedly @kkerr - the patios alone sell this home -- huge, plentiful and really good condition with the most spectacular views! For sure at least a WC on the top floor and if one can afford to squeeze in a shower or tub . . . BONUS💕 Depending upon if one is sticking to "apartment-like" living or 1family unit, some walls look as though they could easily removed (not load bearing) to expand space and make it more workable. Yup some lucky buyer is going to have a dream home here.

I would leave the covered terraces covered, after all, one has other uncovered areas if you prefer them. Best of both worlds.

What an interesting layout, multiple levels, kitchens, living areas. The loo off the balcony is truly unique. The 2 covered terraces are great, considering how hot it can get in the summer. And a garage too! The bottom can be a pub.

I would definitely keep the terraces covered. They give you basically an entire extra room, even when it rains, and you’ll get plenty of sun while out and about. The heat buffer alone will keep costs lower, and you can dry your clothes privately without worrying about rain. In a pinch you could even house your pet out there when you need to leave them home. I think if it’s allowed, you could even carve off some of that huge upper terrace to make a restroom, like the one in the lower terrace, but with a shower too.

This place is amazing. Rent part out and keep the rest for a retreat. Do most of the local Italians like enthusiastic foreigners, i wonder. I've been learning Italian this year and the people seem to be very welcoming, especially if you learn some Italian and culture. From my studies it seems i would fit right in. The coloured tiles in the bathroom are beautiful. But unfortunately they will probably be changed in cheap Brico-tiles, because that is the taste of the plasterboard generation.

If a 90 year old woman is living there and is healthy enough to climb the stairs, I would imagine that mold is not an issue. Why it is so inexpensive is a mystery.

That little room with access from the outside, where the pigs used to be, looks like you could knock through to the bedroom/kitchen to solve the bathroom problem. Unless I'm mistaken that it butts up against those rooms.

As you come through the front door, the left side would be my living room. Like you said, take down that wall and incorporate the hillside into the room. The first area would be the dining area. The kitchen Just needs to be rearranged.

What a place! I would make the top floor an independent apartment (add bath) then turn into an AirBNB. The lower floors would make a wonderful forever home with some updates and renovations.

There really isnt much to change. Paint the outside and take the wood panels off of the walls. A little sprucing up and you're ready to enjoy. You can always make changes as time goes by. I would even let the old lady live there for free.

As you said, bottom floor kitchen/dining/living. A bit of re-arrangements for the 2 middle floors. Top floor, open everything up as office/studio space and add a bathroom. Great property!

That wine cellar is a bit concerning... isn't this in a volcano zone? Being attached to the hill wouldn't be the best thing in the event of one....aside from that, which might be an unfounded concern, this property is amazing. Love the large rooms & tiled flooring & especially the views. What's the catch? Seriously 😊
