A Filipino amigo told me long ago, check the tenant/owner/occupier list before deciding to buy or lease a condo. I asked--why? He said if an oligarch or family member, a corporate high flyer or celeb or known personality buys and resides there, it was probably well built by a respected developer. Or, you can bet it was shoved up quick by a shyster who cut every corner possible in man and materials and the place will fall to bits real quick. And lo and behold, my Filipino mate has been right more often than not.

Good video Rod. I hope you are healing well. It's hard for people to wrap their minds around the difference in price between small town Philippines and Large city Philippines cost of living. Way back, a thousand years ago when there weren't many people, those people had the pick of where they wanted to live. Maybe they had to go to war with whoever else was there at the time, but all the best places have been inhabited from that time. The difference in price comes down to convenience. A place where you can find the same just anywhere, is going to be the same price as anywhere. Even those poor and possibly uneducated, appreciate they are in a good place, a convenient place, when they happen to find themselves in one and are very reluctant to give it up. It all comes down to what you are getting. Used to be you could buy a house in Detroit for $1 because they hoped you would be part of the tax base next year. In New York City, an apartment that wasn't someone's closet just renovated will cost a great amount, because someone will pay to be there. All property goes to the highest bidder or if nobody thinks it's worth it, it stays empty. Metro Manila houses are looking cheap if you weren't aware of the city congestion, and unhealthy air. Leases around the Clark Freeport Zone are a case in point, to lease a house with all the maintenance and taxes coming out of your pocket for 25 years is most likely more than a 3 bed condo. I know a guy who had leased a property 10 years ago and just sold his lease with 15 years remaining for a modest profit. It's fairly expensive to buy in there, US traffic laws are enforced, no gypsy cabs can pick you up but they can drop you off, no peddlers, no trikes. I would rather be (and so I am) in a mid sized city, where it wasn't a real hassle just to get out of the city, as you have mentioned. I need to drag my wife away from her business to do some non business travel and smell the roses before I'm pushing up daisies.

That project is very impressive and these buildings look beautiful. All the apartment types look very large. Did i hear around 9 M pesos for a 35 sqm apartment? That is more expensive than a standard apartment of the same type in Europe. And also who can afford a 3 bed-room apartment for 50 M pesos. That intrigues me. Rod, if I heard correctly, you said "about 50 million" pesos for a 3 bedroom unit. That's nearly a million dollars. That's crazy high for Cebu City. Did you mean to say 15 million pesos instead of 50 million?

We really liked Staying in IT park for a few days. Did Bohol, and Panglao. Now in Dumaguete after Staying at Justin's place (Critter Republic Dive Resort) in Dauin. Saw some really cool stuff snorkeling. We'll be here till after Halloween, then to Moalboal and more. Glad you are out and about. Watch where your going.

Turn over is 2029. We are Looking at about April 2024. Not sure if renting or buying yet. Girlfriend already owns an older 2 bedroom apartment and moving to a newer 2 bedroom condo. I will update her apartment and then she will rent it out. She will look at convenient for her work. I hope your shoulder is healing and then much rehab. Take care.

Snippet: Mabuti naman at may 'Lincoln Tower' na ngayon sa Cebu City. Sino kaya si Mr. Lincoln. Baka naman puwedi natin palitan ang tower ng 'Ferdinand Magellan Tower' nalang instead of "Lincoln." Magellan was killed by Lapu Lapu in 1521. In 2021 the Philippines just celebrated 500 years of Christianity in the Philippines which is why Magellan was killed. Yet Lapu Lapu is celebrated as a hero for resisting colonialism. Anyway, the Philippines remained a Spanish colony from 1565 until 1898. One of the great irony’s of the Philippines foreigners can’t quite wrap their head around. Lapu-lapu, a hero?

Have you spent much time in Cebu City? If so, you would certainly know that million dollar condos aren't exactly the norm.
