Considering what new ones by Solinea by Ayala Mall, this one sounds like a good buy but not my idea of a house. I’d rather be in a mountainside with no neighbors.

Some people don't want to live in the jungle. There's no Rustans, Metro supermarket, S&R in the province. Wifi isn't reliable and lots of brownouts in the jungle. But some people prefer to live in the woods and some prefer city life.

The owner must be a foreigner asking for a foreigners' price. It truly is not worth the asking price. It's dated, the furnitures are dated and the kitchen needs a complete overhaul. Good luck to the sellers indeed.

I stayed at Padgett Place last year on the 18th floor. The unit was nice but there is a bar/club a few buildings down, across the street that plays loud music and Karaoke until 2am. And packs of wild dogs roam that street. Nice building in a bad location. $309K? Keep asking

Its overpriced on a nice property but bad neighborhood. No restaurants or coffee shops close by. I think they ask 5k for deposit for every stay.

Reasonable? I have a 3,200 square ft. (almost 300 square meters) home on the golf course in North Carolina - 5 bedroom/5 bath with en suites, formal dining/formal living rooms, dens, kitchen dining area, screened-in lanai, granites, 2-car garage, etc. and a driveway that can accommodate 6 cars for parties at less than this asking price. I don't know where you are coming from. This is not reasonable. The kitchen alone needs a complete overhaul. The place is quite dated. The furnitures/appliances need to go, that's for sure. Anyway, thanks for showing, but no thanks. Good luck to the sellers.

16M for that old building is too much. I'm renting a condo in Makati, there are so many rich Filipinos who own condos costing 20-50 million pesos or more. My landlord is a Filipino and the condo is for sale at p18 million. Only 60 square meters but super high floor with incredible views. BGC, Rockwell properties etc are mostly Filipino owned.

Real estate prices in the Philippines aren't really cheap anywhere but on farm land where people don't want to farm. Even then they aren't realistic if it's within an hours drive of a city and bordered by a concrete road.

Good video Rod but I think something like that would have to have a special buyer, whose boxes it all ticked to be worth it. You didn't mention the monthly condo fee that might be more than many people would stomach. There are many people who could sell their house in their home country and buy the condo but I think they might want to ask about condo fees first. It's a big condo, but it's not that big as houses go. I hope you are healing up well, take care.

Overpriced for that specific building and condo. There are some amazing condos in the Philippines that are worth the price to rent or buy. The condo I'm in in Makati would cost 3-5x more in a major US city.

What a ripoff. LOL my wife and I bought a house in Tungkil. 3 beds, 2 baths, with room for 1 more bed and bathroom. No condo fees, 3x the space for $100k. Hard pass. We have a beach that is a 15 minute scooter ride from our house, and I keep my gym machines and treadmill in a spare bedroom.

Rent is cheap in the Philippines, .....easy to buy but it would be hard to sell a 17 million peso apartment in the Philippines ...your plans may change in a few years, rent first its cheap and any problems just move,in 3 years of living in Cebu I have seen many people come and go...

You can get a hectare where can build your mansion the way u want with the price that you willing to pay. Condo living is a lifestyle. I prefer to rent in different islands for a while and keep my Current house as my base. It’s very convenient where I’m at .

@@MightyMag Our amenity deck is 2nd floor and we r on 3rd. It’s so nice to just walk down a flight of stairs to go to pool, gym, lounging areas without having to deal with elevator or forgetting sunscreen or whatever and having to go all the way back upstairs to retrieve. Also there are “rush hour” for elevator so it’s nice just to be able to walk to your car or from car to unit, not to mention imagine the backup generator has issues during a brownout. Then there is the natural disaster issues with the Philippines. I’m from San Diego and I’ve been on the 20th story of a building during an earthquake and definitely not something I’d like to experience again. Also in case of a fire in the complex the chance of it being above me is much better.

Nice presentation, Rod, & good to know you’re recuperating. On a critical note, the decor looks really dated; seems much older than you mentioned (2015). Otherwise, condo prices have fallen precipitously just to the west of PI, Vietnam. I was in Cebu last summer & noted that several projects that I’d seen under construction pre-pandemic were still unfinished. Mandani Bay broke ground 7 years ago, yet is far from finished. It seems there’s an oversupply of condos, likely resulting in market stagnation &/or significant price erosion. In the mean time, it makes more sense to rent. . . . .or move to Nha Trang!

Great video again. Thanks. I am presently looking for a condo to buy in Cebu, unfortunately this Condo is outside of my price range. I tried to guess the price before you mentioned it and I came up with 12 million pesos so I was a long way off the asking price. The reason that many people retire in the Philippines is that the properties are either cheap to buy or rent. This price of this property, however contradicts the reasons why people chose to live in the Philippines. I would be interested if the property sells and for how much.

Great view, but because of all the high rises being built in Cebu City is only a matter of time before that great view is gone as a new development will rise nearby, blocking the view, bringing noise and dust while the development rises. They overprice real estate and rentals. You get a better price and units in Pattaya or anywhere else in Thailand. As the Jesuit priest told me when I first came to Cebu for marriage and real estate, “rent, don’t buy.”

FYI I own 5 apartments in kyrgyzstan First bill of sale at notary Public Cost 25 dollars takes one hour Then when building is finished etc You go to register at title office cost 15 dollars and they give you title deed same time . Takes an hour I just came from there #6 most easy cheap country in world for this 😊 Price for new apartment 800 dollars per meter in Bishkek capital city

Ive stayed there and its called Padgett Condo. There’s a container storage in front of that property. You can walk to Ayala but there are dogs in the neighborhood so i always take grab. The units are older. Its listed in airbnb and Agoda.

Nice corner unit but it seems a bit dated; perhaps it's just the paint scheme and decor. I don't know about buying it but it would be a good long-term rental option. I wonder what the rent would be. It's not exactly very close to the shopping center and the streets nearby don't appear to be safe to walk through especially at night.

Real estate in Philippines and Thaialnd as well is experiencing a bit of a post Covid flat spell. Prices in Cebu Manila Bangkok Pattaya seem to be affected, with rush sales, as inflation and no Chinese visitors have people unable to fetch as high rents. The 2012-2019 run is over

@3:00 CR (Comfort Room) was American English during the colonial period, Rod, but it referred only to PUBLIC restrooms. A century ago, the bathroom in a library or other public building was a comfort room. No one would’ve referred to the bathroom in their home as a comfort room. The term stuck in the Philippines, and simply came to mean any bathroom, since few had private bathrooms in the early 20th century.

I suspect someone wants you to pay a lot of money and bet the Philippines will print money for asset prices to skyrocket. For the right price, the owner is willing to take what money he can and let you deal with the effects of inflation. Imaging the price doubles in ten years, then take today's price and divide by 120 months. That is what is driving prices, not value.
