Thank u so much I got a lot of help-full tips already from ur videos i watch. Meron akong on going construction of apt in bicol kaya maaaply ko ung mga tips mo. And one more thing u already answer my question to Rodger about building apartment in private subdivision I also got lot in private subdivision in Imus Cavite that planning to built an duplex two storey apartment. Tanx again and gudluck both of ur husband. Sayang di kayo nag gagawa outside palawan. But never know in coming years by GOD’s WiLL….

Hi ma'am. Nakabili po ako ng 220 sqm na lupa pero nakasaad don sa title na agriculture land(mother title pa lang, deed of sale palang po nasa akin). Yung lupa po ay situated sa likod ng university (newly relocated university). Plano ko pong patayuaan ng bedspace/dormitory/boarding house para sa mga students. Okay lang po ba na patayuan sya ng boarding house kahit nakasaad sa mother title ay agricultural land o kailangan ko pang ipatransfer sa residential?

Good day! Ask ko lang, yung lupa po kasi namin is inuupahan ng isang logistics company bilang parkingan ng mga truck nila. Sa gilid nun is may bakante pang lupa kasi di nila inupahan lahat. Industrial yung lot. Pwede po bang tayuan ng apartment yun? Kahit 3 pinto lang po. Thank you for your response in advance! Have a nice day.

Màam yung apartment ko malapit sa municipyo at skwelahan at terminal ng mga jeep at highway papunta manila.. tahimik po lugar parang subdivision

Hi Mam Janice. Just subscribed po. Ask ko lang kung pwede kayang magpatayu ng residential apartment sa loob ng isang exclusive subdivision? May naexperience na po ba kayu magpatayu sa loob ng subdivision? Maganda po kasi dahil along highway lang ung subdivision at malapit sa lahat. Anu po kaya ang magiging problema dun? Pure residential po at 2 storey lang. Salamat po sana masagut. Godbless and more power sa channel nyo.

Hi Rodger!!! :) Janice nalang po or Jaja. Hmmm, magdedepende po yan sa Subdivision rules if inaallow po nila ang apartment. Meron kasing subivision na strikto talaga sila sa structures na tinatayo within that compound. As for the location, maganda siya kung sa loob ng isang gated community. Kuha lang po kayo muna ng permission sa Management and hingin niyo ang possible restrictions if meron. :)

Hi Aurora! This is a good question. Magkaibang-magkaiba po, especially sa edad ng tenants na ise-serve. I lived in a dorm when I was in college. Dormitories require more supervision, security, regulation, regular maintenance, and housekeeping. Dormitories with common bathrooms and kitchens need regular cleaning. Tenants, who are mostly students, will need more security and curfew, etc. Mas marami rules, mas marami staff na kailangan. In apartments, since most of the occupants are young adults or young professionals or mga pamilyadong tao, and since their units have the CR and kitchen sink within the unit already, tenants mostly keep to themselves. Common areas nalang ang kailangan linisin. Wala ring curfews and all. Mas mahirap ang dorm setting kaysa apartments, in my opinion. Hope this helps!

Meron po akong nabiling lupa malapit po sa school at mall...infact kayang lakarin kasi with in city lang din kaso lagi pong niriraid sa lugar na yon kasi me nagbebenta siguro don ng illegal drugs siguro yon ang dinig namin...ok lang po ba magpatayo ng apartment pag ganun?

Hi Ding! Sabihin ko sana, "Ang bato!" Ahaha. Sorry sorry ✌. Kidding aside, the first thing you can do is go to the barangay and ask them bakit nireraid, baka mamaya ibang issue pala, at kung kailan maayos ang problema or never na ba. Gaano kadalas i-raid sa isang taon? If once lang, negligible na yun. But if once a week, then problema nga yun. Isa kasi sa hinahanap ng mga tenants at priority nila ay safety, peace and order sa area na titirhan nila. So if never maayos na ang problema and you've given long enough time for the police, bgy and LGU to fix it, then you can start your build. Kasi other people or circumstances should not limit your growth. You can work your way around it. Medyo mapapagastos ka lang nga and mataas ang risk. Paano? So first, visit the neighborhood and ask your neighbors (especially if may renters) how secure they "feel" in the area. Ask them as well if anything untoward has happened to them because of the problem in the area. If yes, ano yun and how did they address it? Magtanong ka rin sa mga landlords sa area kung ano ginagawa nila to secure their property and if effective, you can do the same. Ask them din if nakaapekto ba sa business nila yung situation sa area. If yes, then how are they managing? Do the same or do better. For your rental property, make sure the design of your Apartment Building is solid and secure. Hindi dapat nakaharap ang apartment doon sa problem area. As much as possible nasa likod siya. Then build a high and secure wall doon sa part na yun. Secure the whole area. Put CCTV and if you want you can hire a guard as well sa apartment. The guard can act as caretaker and security if okay sa kanya just to give tenants a sense of security. Put a gate na secure and accessible only to tenants. Pwede ka rin magdagdag ng alarms. Ang walkway ba papunta sa apartment ay madilim? Request for additional lighting sa bgy or LGU. And then tweak nalang as needed. If you're abroad, best to send someone you trust who can do the legwork for you. Para siya ang eyes and ears mo doon.

Hello! 😊 Hmmm, medyo maliit po ang 34sqm. Diniscuss po namin minimum area po per unit sa video na ito: kzbin.info/www/bejne/i2G9emWij7uhaJI Kung concreto po at 3 floors, magiging cramped po siya. Kasi you need setback around the property din. Or if naga firewall kayo on one side, masikip pa rin po. Consult with an architect or engineer po who can check the land and site conditions kung nay design na pwede maka maximize sa space niyo. But pls take note na Office of the Building Official ang maga approve based on the a Setback requirements of the National Building Code. Minsan nagbibigay sila exemptions kapag maliit ang lupa. Pero in this case, para sa akin masikip ang 34sqm. Minimum For me is 300 sqm para mas mas maraming units na pwede mapagkasya. Hope this helps! 🙏

Hi Chere! Marami kasing requirements ngayon ang mga Office of the Building Official as per the National Building Code gaya ng setback/easement and parking. We discussed that in this video: kzbin.info/www/bejne/Y5DHq5ePpMqCZqM Masyado na kasing gipit ang 100sqm, honestly. Kung gagawa ng apartment na paupahan, ang aim ay kumita. Kung isang room or 1 unit lang gagawin, halos walang kita doon. Let's say ang rent monthly is P6,000. Hindi yan enough as passive income in the long run. The idea of having an apartment business is for you to have a sizeable passive income in the future. Pero of course it's up to you. You decide. :)

Hi Tangke! Hmmm, depende yun sa iyo. Honestly, para sa akin ay masikip ang 134 sqm, limited ang pwede mo ipagawa dahil marami pang setback na required ang government. Ang pwedeng gawin is tataasan ang storeys if gusto mo na maraming units. Ang ma-advise ko talaga ay 300 sqm. Pero kung may architect or engineer ka na makakagawa ng magandang layout pa rin considering the setbacks needed, then go. :)

Dahil gusto ko ng madaming units ang plan kp nalang ay pataasin ang storeys kaso nag woworry lang po ako na baka mas magastos yun. Kaya po ba ng 1M ang project cost kung 150 sqm lang na papataasin ang storeys? Thank you pp

Hi Maris! Sorry ha late reply. Kung more than 1 storey, sad to say di na kaya ng 1M yun. Sa amin ay 2016 pa ginawa and 2-storey pero inabot pa kami ng almost 3M. So the rule of thumb is, the higher you go, the bigger the budget you will need. Same din sa laki. The bigger the apartment, the bigger the funds. Ayun. Hope this helps! 😊
