SUCCESSFUL APARTMENT BUSINESS: Ano ang Sekreto?

Base sa experience ko is location is no 1. Im in apartment business for over 12 years now, transitioned into warehouse. Marketing is simple as fb marketplace, carousell, lamudi or for rent sign. Konte ang demand ng tenant if malayo sa sakayan, or binabaha (or you have to lower your price). Ang no 1 secret ng isang apartment ay maayos na kausap na tenant na maayos mag bayad. Maraming apartment puno daw ng tenant pero hindi lahat nagbabayad ng maayos. Based on my experience, I would go commercial or warehouse, half price ang construction since bare lang ibibgay sa tenant. Most commercial tenants have money as well so less head ache and madaling kausap compare sa 20 tenants. I wouldn't go over the headaches with the apartment business but its more work.

Kailangan yung drainage may appropriate cleanout. Very good plumber has all the equipment like "hydrojet" but these new tech equipment are useless if "cleanout" access is not good. Also many designers. specially in the Philippines, have very little knowledge on appropriate plumbing venting.

Take note of the minimum standards on the National Building Code for sizes of habitable rooms and liveable units. Some apartment units are too small to even fit a small table. Ergonomics must be a main consideration.

As an apartment owner since 2012, I recommend not to handle the apartment to your parents who has no experience in managing real estate. Until now subsidised expenses that can’t be paid by my mom who managed it. So many fights until such time she said PERA KO ITO. Yes the apartment was built when we monetised the other properties that is just raw lands and since dad died I hardly able to pay the amelyars that’s crept going up by the LGU. Kaso mga dating labandera and her friends took advantage of my mom. I found out she gives money, buy tricycles and even a house na di ko alam. I’ve threatened to stop paying the amortisation and have it repossess if she continuously give money to people. Since the apartment was my source to pay kidz expenses in school as a plan. Yesterday I found out she forgot to pay meralco bill. Imagine puno ang apartment and yet walang pam bayad sa business permit at amelyar. Pero I agree apartment business is the best passive source of income lalo na sa mga cities mo itinayo.

That's a case of mismanagement. Always monitor expenses and compare it with your total rental collection. You can end up in bankruptcy if you are not careful.

Hi. You need to know the total lot area, in sqm and also the dimensions (example: 8*10, 4*20, 6*12, etc). Then based on the dimensions, you can look for designs which fit your land. It also depends on your budget. It now costs minimum of P20k or P22k per sqm (July 2023). Pag mas malaki at madami, mas mahal. You also have to follow the rules on setbacks and firewalls, etc.

Magandang araw Sir Ed! Magtatanong lang po. Sobra po kasing mainit sa aming mezzanine, 3-storey po ang tirahan namin. Very small units here as is in the US are registered as dorms even if these have their own kitchen. Simple to succeed, demand should be higher than supply and prevailing rental rates occupancy rates tells you this info. Your market determines the products you need.

May mga motorcycles ang ilang mga estudyante at empleyado kaya need siguro ang parking lot sa first floor. Studyante at empleyado ang market ko. Ang monthly upahan na kadalasan hinahanap at naaaford ng mga studyante at empleyado ay from 1,000-2,000/month sa mga studyante, at 2,000-4000/month sa mga empleyado. Gaano kaya kalaki ang units at mga ilan kaya lahat? Magkano ang mababayaran ko sa services ninyo? Handa na ang lupa. 1 year from now or so ang plano ko ipatayo.

Hi. Pwde po yun. Dalawang units na 4*5 m. Magiging 4*10 po yung haba. Naka tagilid po cya (sa side ang orientation), hindi nakaharap sa street. Meron pa po 2m na sobra sa gilid na pwede parking ng motoycycle or garden nila. Edit: Alamin nyo rin po yung rules on firewall & setback. Baka dapat 4*4 lng yung bawat unit at hindi 4*5).
