You can get a high-rise 1BR in Manhattan for that price, just not in the Village. I don't see the appeal to live in those old boxes just be in the Village, you can easily walk there from Chelsea or even FiDi, or take a short subway ride.

Very typical for New York tho. I have a 2 bedroom in Grand Rapids Michigan and pay $1008.00 a month. And that's because I've been here for 6 years. New renters and renters in our area pay up to 2k easy.

I'm gagged right now... I've lived in NY for 10 years and these prices are absolutely insane... I guess we've probably hunted for different things and at different times (I've lived in my rent controlled apt for two years, right before the apartment prices dipped and everyone was getting INSANE deals), but I have a proper one bedroom in prime Williamsburg for $1995. Windows in every room, not necessarily renovated but not outdated. Laundry in the basement. Plleeeeeease keep looking. $5300 for a one bedroom in EV is atrocious. I feel like you can find a 2 bedroom for that price in Williamsburg . I get people want diff things and what's important to you might not be important to me, I'm just surprised lol makes me never wanna apt hunt again

Cash money checking in! I just watched your video on how NYC is a difficult sell lately - I moved upstate a month ago because I couldn’t justify the rent vs. the current condition of the city. ActionKid left too as I’m sure you know. I can’t believe how much it has changed in a few years. Tough to watch because NYC was an amazing place. Even more interesting to me is that NYC’s legacy/image is still appealing enough in its current state to people like Shelby who are considering moving in.

These apartment choices aren’t great. I just looked myself and saw lots of great listings all over the city in every Manhattan neighborhood with at least 1BR, 1Ba, central air, and in unit laundry in the range of 2.5k-5k. Paying 5k for no laundry even in Manhattan is a joke. There are much better choices than this. You may have to do some searching on your own to find the best deals. Don’t overlook CT either. Some would say the quality of life is better here while still being a short drive from all the NYC happenings. It’s also good to keep an address in CT for tax purposes, do whatever you can to avoid filing state taxes in New York.

As a fellow broker in nyc, he was grossly overestimating the sizes of those apartments. That first studio was closer to 425 and the second one was closer to 700-800 sq ft….definitely not 1,000!

When I was small my parents my sister & I ,with my grandmother, shared a large apartment on Riverside Drive. My Grandmother was covered by rent control. There were 2 units per floor. My Grandmother eventually died & my great aunt (moved in after we left) eventually went into a nursing home. Years later the building went Condo. It was very common that the owners purchased both apartments & turned it into a single unit of about 2,400 square feet. Last year I checked prices. The asking price of the former family apartment (now single unit) was $4.3 million dollars. Sheesh. Well across the Street was Riverside Park. 2 blocks East was Broadway & the 72nd Street subway stop…

You might also want to consider Downtown Jersey City. If you're near the Path, it's a 5-minute ride into Manhattan and at those prices you could get something pretty new with way more space. Also some of the apartments have really nice views of the skyline.

Manhattan’s Financial District is a banger neighborhood to live in. Super high floors (30 to 60 stories), quiet, with tons of natural light at a good price, and almost every subway line goes right through it.

I live 30-min (by public transportation) away from the apartments you looked at. It's a 4 story townhouse with private parking & 800sq ft backyard and I pay around $3500 for everything. Manhattan is crazy expensive.

Thoughts from a long time NYer: the 3rd apartment was terrible for the price. The 2nd unit was nice but a 1,000 sqft 1 bedroom is overkill. For reference, I live in a 1,050 sqft 2 bedroom. Also $5k with no washer even on the hallway of the floor is ridiculous. The 1st unit seemed the best balance of space/price and holy cr@p that closet space was amazing. But you are paying for those closets and could probably find a better balance of amenities vs closets. Around 750 sqft for a 1 bedroom might be a better fit or a studio with an alcove. Finally, I suggest just walking around areas you like and going into buildings that look interesting if they have doormen and ask if they know if anything is available to rent. Some units never make it to market because people do this and it can help you avoid broker fees. I know several people who have done this to great success.

There is a huge difference between la and nyc though and that’s the actual cost per month. When I lived in la I had to drive to work, ie car payments, insurance, gas etc. nyc metro, bus or Uber are all cheaper lol

Depends on where you are from. NYC isn’t that bad compared to upstate NY and Canada where it is much colder and there is more snow. NYC doesn’t get as much snow as Boston.

If you must move to NYC, you can try look for a townhouse or a small house in staten island close to the bridge. It’s convenient to get to all boroughs of the city via 278. I just assume you still have the Tesla and will need to charge it. Don’t think about the toll, it’s nothing compare to paying for a parking spot if you live in any other boroughs.

After years in NYC I’m retreating to Philly…for now. They raised my rent by 48 percent! In Philly I found a place with 2 big bedrooms and a private rooftop in Center City for exactly what I pay now. 2100. I love New York, always have always will, but with my work going mostly remote,can’t justify the rent and taxes for a 250 Sq. Ft. closet anymore. I’m over it. But I encourage anyone wanting to live in New York to do it. Especially in your 20s when you can get roommates and are going out more than you’re staying in and can tolerate the cramped space.

Love your videos. Manhattan born and raised, but lived in Seattle for a couple of years. I truly believe that everyone in their 20s should experience living in NYC if they can. It suits you, and I can sense the vibrancy in you when you’re there. If you’re going to do NYC, do it the right way - Manhattan. I’m partial to Downtown neighborhoods like the East Village, West Village, Chelsea, and Gramercy. It’s all about location rather than space. A studio is fine for a year or two. You’ll get the true New York experience of living in a shoe box!

Keep looking Shelby!! For 3k+ you can literally get whatever you want, ac, laundry, 1 bed, etc, especially for 4-5k, don’t settle!

A separately kitchen and a walk 🚶♂️ in wardrobe for a studio. it's a mansion in central London and a good price. I like it

3:14 - Trippy - they put the dishwasher under the sink! First time I've ever seen that. The pipe must have to do an extreme right turn directly under the drain instead of the gentle curved pipe that drops about a foot down. Or maybe it's a new type of dishwasher that also acts as a sink drain router!? I'm truly fascinated.

When you have a choice of where you can live, you need to consider the value for the money. All big cities have their pluses and minuses. Then you look at the time value of money and true cost (are utilities included in the rent?) for living there. The $5.3k per month is $63,600 so in 10 years $636,000 and all you have to show for it is rent reciepts. Alternatively, buy a place in a different city for less, bank the difference and in 10 years you have all the leftover money, plus property appreciation. (like in your Palm Springs house) It's old school wealth creation, and you can still have fun.

Agree with this, I wouldn't be renting an apartment now if I had enough money for a down payment elsewhere. Also, the fact I only needed to live in the area I live in for 2 years (now 1 more) while I finish college. I don't see myself staying unless I got a full-time job in the area right out of college.

You should come to do the same house-hunting in Dubai. It is a lot cheaper! I pay 2100$ for a 2br townhouse, 1800 sqft, with garden, in a very nice area, 10 min drive from the beach. NY is way too expensive. Only in the Burj Khalifa will you find studios that are as expensive as the one you showed first.

I paid $1500 for my studio in Astoria, Queens back in 2014-16. Probably can’t find anything that cheap anymore but if you’re willing to cross the river I bet it’s still a lot more reasonable than Manhattan, and definitely still a cool little neighborhood.

Jersey City / Hoboken NJ area might be good place for you. Less rent but more space. There is subway to go to Manhattan. You can find a place to have Manhattan View. Close to Newark airport, if you travel a lot. You can have a car.... It is just an idea, but It is not NEW YORK.

Crazy!!! For what, a sense of feeling cool, sophisticated. For that kind of money, buy a large, spacious house. An investment, real and large walk-in closets, space to put things where you want them!

With subway access, what do you think it’s so important to live in Manhattan? How about nearby Long Island city or across the Hudson River, with 3.5k+, there are more newer option with decent neighborhood

$5500 is the new standard rent for a regular 1 BR in Manhattan. The demand to live in NYC is at an all time high and landlords are looking to recoup their losses from Covid. There is no shortage of people or couples making $300k+ who can easily afford these small apartments so they will all easily be rented out.

My landlady has an apartment upstairs above me, about $1400, my neighbours are moving out if you want. 1 bedroom apmnt, about hoboken next to holland tunnel.

For over $5K you can definitely get a one bedroom in a newer doorman building with an in unit W/D.

Many people I know cannot live in New York City because it's expensive. So everybody lives in Brooklyn, Queens or go to Jersey to Hoboken or Jersey City in which you get more bang for your buck (versus queens Brooklyn and Manhattan)

I feel like when people think about living in New York they always think about Manhattan not realizing that you can go a little bit out of the city and find a really nice apartments like in Brooklyn or in Queens or even uptown Bronx you can find a really nice apartments and it’s very convenient to get to the city by just a train ride

Shelby, checkout Long island City (tf cornerstone buildings) . Just one subway ride away from Manhattan, with Stellar views of the manhattan skyline.

Wow…I never thought I’d say this but, you get wayyyy more for your money in San Francisco. I know it’s not NYC, but it’s a very comparable city as far as overall cost of living goes. $5,300 a month would get you the nicest one bedroom money can buy complete with in-unit washer/dryer, a pool/hot tub/business center/gym, full 24 hour security, laundry services, an amazing view, etc. This is ridiculous.

That's wild. Definitely try Greenpoint, Williamsburg or Bushwick in Brooklyn. You get more of everything apartment wise for less. I live in LA now but when I come to NYC during the summer I stay in Brooklyn & travel to the other boroughs.
