Chennai has very low rental yield but Mumbai or Bengaluru has high rental yield

"Investing in flats in Chennai might not be the best idea compared to cities like Bangalore, Mumbai, or Delhi. In those cities, you can get minimum ₹35,000 to ₹40,000 monthly rent for a 550 sq. ft. flat, whereas in Chennai, even for a 1,200 sq. ft. flat, you might only get around ₹25,000. maximum"

What about the rental expense for 15 years and in metro cities rent will increase by 10% year on year , then think how much will be your rent per month in 15th year , also there will be real estate cycle and sudden demand rise which happened in bangalore and other top cities post Covid , if this happens again and your rent doubled or increased by 50% what you will do ? So always don’t depend only on historical data , there is possibility that mutual funds can go sideways for next 5 to 10 years as well like it happen in japan and recent years in china , what you will do , so after 15 years this new apartment with same size will cost you 3 Cr or 5 Cr what you will do with that 2 Cr u got from mutual funds after you hustle with rental properties for 15 years and shifting home multiple times , all headaches

Rent will increase 10% year on year? I have been staying in chennai OMR since 2017 . In 2017 rent was 14.5K and now rent is 17.5K only . And average rental income in India is 3% only as per the recent data. If the apartment is 5CR after 15 years . Tell me how many middle class people will have 5cr just to buy a home 😂

@ it’s already happening in metros , 3 bhk apartment costing 50 to 70 lakhs in 2021 now costing 1.2 Cr to 1.5 Cr in major metros in India like Bangalore , mumbai , Delhi etc. and rent for 2 bhk at 2021 was 12 to 15k in bangalore but now it’s 23 to 28k , and it expected grow in uptrend for next 3 years due to increase in demand but lower inventory . I am not putting this to argue with you but I have been doing real estate sector analysis and research for investments since 3 years . Chennai not facing such growth because of lower urbanisation compare to bangalore and other metro cities. When Indian gdp and per capita income grows which is what everyone speaking today as trending, it will push people to buy automobiles and real estate more which will push cost more higher and already you can see the affordability index going higher and higher making Indian real estate unaffordable for many Indian youngsters.

@@srinath710 yes 10% increase in rent is standard in other metros , not sure about Chennai now because I was in Chennai between 2010 to 2016 . But even if you considered 5% increase , rent of 20k will increase to 45k in 15 years but if you pay 20k emi now , it will stay 20k only for 15 years also , plus increase in property value year on year between 3 to 5% will compensate for interest you paid. It is more realistic future projections but if you can’t tell mutual funds will give 15% cagr for next 15 years . Anything can happen, 3rd world war can come and your portfolio can drop by 50% and stay there for 5 years . My portfolio has 70% in equity but I am still telling real scenario

There is a scheme called double ur amount in post office , Its 10 year scheme .. If you put 1cr , It will be 2cr in 10 years
