On the cook county board of review website says "Uniformity If the value of your property is assessed higher per square foot than other similar properties, you can an appeal on the grounds of Lack of Uniformity. Remember, compare your property to properties located in the same neighborhood and within the same classification code. Also, the best comparable properties are those that are most similar to yours based on age, construction style etc. To determine the assessment per square foot of living area of your residence or for a comparable property, you must divide the total building assessment by the building square footage. Building Assessment / Building Square Footage = Building Assessment per square foot." So thank you sooo much for you showing us! I just filed my first appeal this year and will keep this in mind when I file another appeal next year

Thank you for this walkthrough. Very helpful! Are there any other metrics or questions we should be prepared to answer in the process? For example, age comparison of buildings, comparing bed/bath count, or whether basements have been finished? Do those ever enter the conversation? Second, how does this process compare to that of the firms marketing their 25% fee? Are they plugging in the same data or do they leverage something else (relationships with the county, other data sets, etc)?

Very good walk-through of the appeal process. This will surely help a lot of homeowners. On the "Property Characteristics" page, it is important to review all the items thoroughly. In case the information is incorrect, it is bound to impact your assessed value. e.g, if you have 1,500 sqft built up, but the county says 1,800 sqft, then it is very important to get that corrected. Same with other characteristics like Central Air, Num of bed/bath, age, et.al.
