I live in govt quarter in Ranchi..The quarters are almost 60 years old and the walls are so hardened that a nail can't insert straight away..It require s hammer drill machine to make a hole in wall.Now a days builder's can't follow the IS code and standard.what will happen to those buildings in 60 years,only God knows. Being a civil engineer I suggest to the buyers that before investing your hard earned money to any property please consult with the Civil/Structural Engineer. Don't believe in broker's word and the out look of the building.

Drywall or gypsum boards are used to build interior walls all over the US. However, they are screwed on to wood or metal studs spaced every 16-24 inches. Anything heavy is supposed to be anchored into the studs, so it is not a big deal. The photos where they have punched holes into the wall indicate that the builder may have spaced the vertical support studs too far apart. Overall, it looks like this builder has only picked bits and pieces of construction ideas where it saves them on cost and material weight, without adopting all the requirements that go along with it. what about the sewage lines, low quality pipes, wet sand below floor in the flats ? almost every tenant of the building has complained that the flat delivered is not even close to what was promised. Not to mention the 2 year delay

There exists a thing called National Building Code. Dry wall / Gypsum board CAN NOT be used as internal wall acvording to NBC. Construction in India has to according to NBC.

As per MahaRERA, builders are now bound for providing 5 years warranty against any structural defects, however the dry walls may not be included, despite the shabby material & workmanship used by the shady Lodha's to cut costs, while putting it's own customers' lives at risks. Irony is that few of the customers have openly come out in support of the project & the company, for short term benefits but at their own peril. I happened to be touch with a project engineer of Lodha's Palava project at Dombivli, and in his own words, "personally he would never invest in any of the Lodha's property (despite being offered huge discounts), cause he knew the kind of low cost materials and shabby work they did in the buildings, just to handover to it's naive customers within a short span". With this input, I never invested in any of Lodha's project and even discouraged few of my friends who were too eager to invest, after being heavily influenced by Lodha's huge marketing propaganda, citing work-life balance. And after going through these videos, my friends can't thank me enough for saving their hard earned money, but they often share how 2 of their friends now bleed in their hearts, to have bought the flats in NCP. Customers hence prefer brands like Godrej, Hiranandani, etc even when such projects come at a premium!

Noob Gamer walls made of bricks in a highrise buildings increases the load on the structural elements and can cause structural failure. Cinder blocks are the preferred building material. Dry wall may be used in really tall buildings to further reduce weight. But there are regulations on how drywall is supposed to be installed. Drywall on a not so high building reduces the weight of the building and that means the builder has to spend less on laying the foundation. Simply put builder is trying to increase profit after paying bribes to the local administration.

All these people complaining here are absolutely not used to having dry wall in their new homes. Most Western countries use drywall in 99% of their construction. Low dead weight, fast construction. The consumers need to be made aware of how to live within dry walls. I think it is too early for Indian consumers. I'm watching your videos and I'm confused. Gypsum board ("Drywall") is absolutely standard US construction for single-family homes & multi-family buildings alike, whether cheap or expensive. It replaced plaster and lathe interior wall finishes around 70 years ago. Just like you suggest, it is *not* mechanically strong, and it's not water resistant, but it's dramatically faster and cheaper than a full plaster wall, and it's good enough for nearly everybody. It's not rare to have angry teenagers or furniture movers leave a hole or two in the wall, yes, but repairs are simple and common. The mechanical strength of the wall comes from the vertical wooden studs (of around 37mm x 87mm) spaced every 400mm along the wall, and this is where you screw in shelving. Drywall is finished using two types of joint compound (one is evaporation-based, one is a concrete-like cure) and paper or fiberglass tapes to hide the seams; Seams are jointed and sanded down in several passes. Premium homes often get a 'level 5 finish' with a skim coat of joint compound over the whole surface and another sanding pass. Then after this is all done, we paint it with latex/water based or alkyd/oil based paint. It's not a shear panel; It's not for making load-bearing walls (it's for hanging off of load-bearing walls and ceilings). Our wooden exterior walls are constructed similarly, but have a plywood panel on the exterior to keep them from bending, insulation in between the studs, and drywall as an interior cladding. Europeans make fun of us for making our exterior walls out of wood, but done properly and maintained properly you can make a structure that lasts hundreds of years that way. Drywall is *code-mandated* in a number of ways, because the way it interacts with a fire makes a drywall-surfaced wall very fire-resistant. We extend this technique to work in the diverse extreme climates we get at opposite ends of North America, pretty much everywhere. There are some regional differences (Boston eg prefers a mechanically stronger solution known as 'skimcoat plastering', and there are different ideas about how to do wet areas like bathrooms), but not many. What's the standard wall design paradigm in Mumbai?

I should add: The stuff you see where the wall meets the floor is standard trim board. It's not structural. It's not "holding anything together", it's just a decorative measure to fill an unsightly gap (also helps with pests a bit). What's holding things together is a bunch of drywall screws going directly into the studs. It's *possible* to cheap out on the number of such screws, but it doesn't save a lot of money (drywall screws are very cheap) and your video doesn't show any evidence of this one way or the other. Steel studs replace wood studs in much of our commercial construction (400mm or 600mm on center spacing), but it's very thin steel, never used for structural applications, just to partition an interior space. The actual skeleton of the building is a boxy framework of much thicker steel girders. The insulation is standard fiberglass or mineral wool; It's never supposed to be exposed like this, it's not supposed to have any strength to it, it's just to fill spaces. For an interior partition wall its role is not as thermal insulation, but as sound insulation to damp some of the resonance of the wall.

I am a very interior contractor , I have faced same conditions at Oberoi Residency , Goregaon west .He had lof of problems installing furniture , electrical appliances . We informed the owners but they seemed disappointed and cheated . Most of the installed ac and tv were suspended by the respective service team. I don't know for what quality are they providing to their clients .
