MTRs can make as much or more than short term rentals but it take a bit more work to list on more sites and build direct relationships, not everyone wants to do that.

Love mid terms. We do a lot of travel nurses, professionals and contractors. We're not in nearly as expensive, maybe $2-4k per month, not hot tubs or pools here

@@ayobams7787 There are two levels to this. Many just to airbnb, vrbo, and furnished finder. If you want to fill your units this works. If you want to make more, corporate housing is a layer deeper but makes a bunch more.

Great topic! Any tips on attracting/marketing for MTR guests? We started our first STR a month ago and have been focusing on STR to build the rating. But now we are considering MTR for the slow season. Airbnb highlights “great for remote work” on our listing as we have fast Wi-Fi and dedicated workspaces, but we are not sure how to help the target audiences find us.

You don't need to do anything different but going into slow season I recommend making the setting 30 day minimum so you don't book a random weekend and miss out on something longer, you can always make shorter minimums for any gaps. You may want to advertise on other places furnished finder is the main one, unless you decide to lean into corporate housing, in which case there are many more. Corporate housing is a whole new pricing strategy and a level up in complication but it pays off.

Good question! In our experience most of these instances don’t make it past the inquiry phase so it’s not a traditional “decline”.

Hello guys, I have just purchase a house in Huntington Beach, Ca and planning to turn that into a MTR. It’s a fixer with a non working pool that’s in bad shape. For liability concern I rather just fill in the pool. What are your thoughts on MTR clients? Is having a pool get you more booking?

I have been hosting 8 lucrative downtown short-term rental listings for more than a year. Now I have a new landlord client who ll be away from this mid Dec to next mid Mar. I have listed his two bedrooms(each with a private bathroom) seperately on Airbnb for midterm stays (as the landlord didn't want the complication of short-term rental licensing) in a townhouse near airport two days ago, but the views of these two listings are few and wishlist addition none so far😭I m a little panicking... as I made the landlord client invest at least $1400 for stock and decoration. If these two don't rent out, he ll be actually losing money as well as his faith in my management😤

I wouldn't do by room, I would do a single unit. I would get on furnished finder and zillow stat. Seasonality should not reflect poorly on your management, this is generally the slow time but you have the ability to still get a last minute booking.

Step 1: airbnb, furnished finder, vrbo, once you get comfortable with those, if you want to go a layer deeper there are 5 more sites, then step 3 is reaching out to agencies and recruiters which can be found on indeed and monster jobs.
