For duvet - you can put a water proof allergen cover under your decorative one - dont need to wash the duvet becaise its nit absorbing any sweat, allergens, etc and light weight easy to wash/dry. Also highly recommend the same for the pillows and matress itself (that one doesnt need to be washed daily but i have one under my mattress pad and it does need to be washed occasionally and you cant wash a matress and bonus all of these things come in bed bug proof versions! 😊

Loved the advice. Wish I had seen it earlier. It took a FULL DAY to do laundry. Now I do the sheets, blanket, quilt method… still a lot for three bedrooms, but quicker than loading three comforters into my car to take to the laundry mat

I see the duvet you recommend with the covers. Do you recommend washing the comforter/thicker piece between every guest even with the zip cover? TIA!

Good insights! We have found that people scratch up non stick pans all the time. We finally just had to remove any metal type utensil even ones that are made for mixing but not for cooking. Now we have only silicone utensils. Guests still seem to scratch the non stick pots with the silverware I suppose. Sad to hear when hosts give up on white towels:-) They are a pain because stains need soaking and it is difficult to get cleaners to inspect items or soak ones needing stain removal. But nothing says clean like a white towel. OxoBrite is the most fantastic product to soak stains out. Even mascara. Such good point on the replacable dishes, silverware and glasses!! Those little brooms are great at our home for quick brush up but you are not kidding that guests are not easy on anything really. We have Roku on guest mode. How do you handle the setup between guests to set up for new guest codes? We give each guest a new signin code that we set up for them. Love the tip about using the phone for remote!! Did not know that! thanks so much for the info!!

So, in Poland (which has bad weather 8 months in a year) comforters are a standard. And they are not washed after every guest. Just the covers. It applies to all hotele, hostels, b&b and airbnbies. In other middle europe countries it is the same. Driers are a thing here for arround 15 years, so by then b&b's dried eveything outside on strings (which was impossible for most of the year), so used comfortables are not a big issue here 😅

I always thought that comforters and duvets were the same cause in my country for example no body uses a comforter, only duvets and with a cover.

We live in western NC so duvet covers are just something I’ve had to make peace with. Because I do all our cleaning (we only have one listing and it’s a house hack) I’ve had to learn some tricks to getting them on and off with some ease. Totally agree on not skimping on towels. We buy from Costco too and do use white-so far we haven’t had any issues with stains but I also keep bleach on hand just in case. We bought our couch&ottoman from Article and people seem to love it, but I also get that was a bit of a risk. Love your channel and thank you for all the great tips.

For $350.00 a year I can do a towel & Linen kit from my PM, coves all lost/stolen/stained towels for a 2 bed/2bath with kitchen towel. I felt it was totally worth it. What do you guys think?

Just getting started with our first STR so pardon the basic questions but do you wash mattress pads after each guest as well? We will have a washer dryer but doubt it will accomodate a queen comforter ( we are in the mountains so heavy comforters is where its at).. Advice?

You can get a water proof allergen cover for duvets that you can wash each time instead of the full duvet. Unlike a duvet cover things won't soak through it. Wash the mattress pad - fluids will all soak through sheets overnight from sweat to other things 😅 so wash it... you can also do a mattress cover (allergen, water and bed bug proof) it's saved my mattresses more than once from a spilled drink that soaked through the mattress pad (in a rental think kid having an accident) i have waterproof matress pads too but they have leaked through, never had that happen with the full cover - it can also be washed when ever it gets gross (which takes a while but when it does you'll be glad it's there because it'll show you everything that gets in your mattress and can't wash out at that point 🤢

I think it depends on the shade of grey. Hotels are able to bleach heavily on white.

@@davewatson5817 I never use hot on color or white. I use odo ban to sanitize. Yet for gray sheets. It leaves this oil looking stain that don’t come off. Meaning it has a darker streak looking mark left behind.

Triple Sheeting: So many people say they can do this successfully! Are they just misguided? I stayed at a Marriott and tried SO HARD to not come in contact with the insert.. I had sheets pulled way over (a foot or more) and barely moved while I slept (woke up in same/similar position) and I STILL had my arm laying right on the bare insert. :((. I want to triple sheet so badly for 3 homes I do that have duvet covers with tiny openings at bottom - it's taking me 18 minutes to make each bed - but I'm worried about human-contact-with-insert

I think the sheets coming apart and exposing the insert is inevitable, unfortunately. I was a hotel maid in high school during summer. Triple sheeting was standard and took no longer than regular sheeting. Bottom sheet, top sheet edge all the way to the top plus an inch, insert or blanket halfway up the pillow height, triple sheet over blanket all the way to the top of pillow height, fold triple sheet under blanket edge and lay flat, fold top sheet over folded triple sheet and blanket, tuck in like usual. The next morning the sheets stayed together when we came to make our strip the beds. Are you folding the triple sheet under the blanket?

Stayed at an Air BNB in Los Angeles and it was a 4 bedroom house with a loveseat couch that was hard as a rock. The owner skimped on absolutely everything in this house, the kitchen was empty, decor was cheap and mostly broken, it had dirty sheets and towels and food all over the floor when we checked in. Not to mention the beds were so uncomfortable we just ended up sleeping on pillows on the floor. We had to work something out with the owner because all the hotels in the area were booked.

Question: I have a family that stays at my Airbnb regularly to visit their daughter who goes to school in Boston area. They will usually stay 2 weeks to two months depending and I am thankful for them. My only complaint is they keep the heat on constant 80 degrees. I’ve installed a smart thermos that will reset it back to 70, however they put it back on 80. I’ve been in the unit to visit them because they have become like family, and it is sooo hot like a sauna. Not sure if/ how to address this. Any advice?

Boston can be pretty cold in the winter . Maybe the house is colder than you think. ( as a guest) consider bumping it up to 72-75. Consider washable heating blankets that shut off. Better yet ask them if the house is cold. It will balance out most likely when you have milder spring and summers that won’t require much A.C.

Another thought. High utility bills especially for heat pain us all. It’s not going to be getting better . Consider adjusting the price of your rental up to account for larger heating bills during those months of anticipated high heat bills especially if your guests crank the heat up and you have no control. I think if you like them and they like your rental a friendly hint to them may be helpful. Most people ( guests) can respect the higher energy bills of winter. They are probably from a warmer climate and not used to colder NE winters. Use this years bills to adjust your heating bills for 2024 and adjust your rental costs up if needed for next year. Guests want to be comfortable also but there is a compromise for both parties. As long as you are competitive with your market they obviously like your unit for location and other amenities it offers.

I come from a cold environment where we have the temp at 67 in the house. I just spent an extended stay of months in a very warm country. I got used to the temp being in the 90-100 The house was kept at 78 which was cold for my partner and a little warm for me but I'm freezing now that I'm home where everyone else is comfortable. So I understand the body adapts..

I bought 40, but depends on how many bathrooms ( I have 5 bathrooms) so I keep an extra set , so nearly 80 towels & their sets ( mini towel & washcloths ) . I keep tons of extra so it’s never an issue. I keep 1/2 stored & run the other 2 sets between stays. Hope it helps!

I have 2 Airbnbs and I find myself throwing away sheets after about 9 months of usage because of light body oil/usage marks. I am wondering the best place/item to get great white sheets that last; I do an Oxyclean 12 soak each month in addition to normal laundry; I have purchase sheets on Amazon.
