The often overlooked share price appreciation of REITS, I like REITS due to this and dividends. I find it a pity that some other KZbinrs bash REITS by saying the dividends are part of your share price growth taken out to give back to you and are ignorant that the share price can grow too. Also my fav part is when dividends reach a certain amount, the compounding effect is significant whereby we can reinvest it to snowball. Some people’s salary may not rise a lot to help with capital injection, so without these significant dividends, there’s a limit to how much they can pump stocks, with a huge amount of dividends, one can easily grow wealth quicker with it. We need a more balanced view like you guys, great sharing!

These youtubers who bashed Reits were most likely short sellers. I don't understand why these evil beings would want to short sell reits which is so stable and furthermore gives dividends. These stupid evil people will short sell even when cum dividends period.

Thanks for sharing - I really enjoy your roundtable events. A question if I may: I'm thinking of adding to the REIT section of my portfolio and currently have around about 10% of my portfolio in REITs. I'm wondering whether to increase this to 25% but am thinking this may be too high. What maximum percentage of REITs within an investment portfolio do think is reasonable for a typical average Singaporean investor?

Hi Derek, some investors have a 50-50 split between income and growth. Others are fully into income, while others are fully into growth. It all depends on the financial goals and risk profile of the investor. Are you seeking more passive income from your investments? Are you comfortable with the business of REITs and its attendant risks? Answering these questions will help you decide how much of your portfolio you prefer to allocated to REITs. Hope this helps!

If we invest in reits, , is it wise to just leave them in yr account for a long time despite increase or decrease in share price or should we review them frequently like how we invest in stocks?

Hi Winnie, if you invest in a REIT for income, you should hold onto it to receive your distributions regardless of its movement in share price. At the same time, you must also review your REITs on a regular basis to make sure its long-term fundamentals are still intact.

What is overlooked is most people who buy REITs for income will also have to liquidate them at some point. The whole purpose of these investments is to support life until death. So, the money is supposed to reach near 0 at the end of life. Because of the need to do periodic liquidations, price movement is something of huge significance. If the price is down for a long period of time, for example, 1 or 2 years, many people are likely to end up losing money in REITS, because if the dividend is 4 percent, but price is down 10 percent when it is time to sell some shares, the overall return is going to be less than 4 percent, or worse, negative.

Once again, thanks for the insightful video! But it does not explain why REITs is so big in SG. Yes, we have a stable rule based economy, but so is HK, Canada or France that you used in your example.

I personally hold the Nikko AM STC Asia REIT on my Tiger brokers account. Easy REIT way to go for the lazy like me.

@@k9healthy Pretty well diversified. Not concentrated on hospitality. Can be held forever with no worries. Has some property outside of singapore, too.

I tried Lion-Phillip S-REIT ETF before. But after 4 years, the share price is almost the same. IPO price is $1, and now it is around $1.02. Seems that it is only able to get the annual dividend of 4-4.5% instead of capital gain.

There’s a hefty 17% tax deduction on dividend prior to it reaching the investor’s hands. You’re better off constructing your own portfolio that will easily beat these returns

Based on its FY2021 DPU of 16.961 euro cents, Cromwell European REIT's current yield is 7.3%.

Not so such REITs is that stable and safe as before with the upcoming secular tech disruption trends, esp retail and office REITs. Maybe only healthcare REITs is immune to tech disruption.

Reits are better than crypto as they hold real physical properties. Furthermore they give dividends.
