Fresco RWA has improved the society a lot, prices increased 140% since last 2 years. Rental Demand is high..i have an apartment since 2020 here. Open area is one of the best as compared to other socities around

Seepage issue is related with unskilled workers and uneducated supervisors. Builders hire petty contractor to save money most of the builders don’t have their own construction set up.

Dlf new town heights 86 is one of the best societies in Gurgaon. We have been staying here for past few years with absolutely no issue at all. Lush green and well maintained. Seepage and parking problem is an issue even in the most posh societies in Gurgaon. The Camelias and Aralias on Golf course road have no way to even step out of the society with just one heavy rainfall. The road in front becomes a lake and drainage is super poor! You wouldn’t say a word about em just because of the name and the price point. Every society comes with its own set of issues and no society is perfect! Dlf new town heights 86 is amongst the best societies in Gurgaon and I am not being biased at all!! I am sorry to say but in this video, you have really not done your homework!

Thank you Ashish ji for the courage to call out such builders. There is one more issue in affordable housing in Gurgaon now many projects are stalled in excuse of delays in environmental clearance. I got an allotment of GLS Central Avenue Project, Sector 92 in 2022 but the construction has not started yet. Buidler says that construction starts after getting environmental clearance, but GLS is deliberately delaying it and suggesting allottees cancel the flats. I filed RTI to get the status which reveals that the builder has asked Authority to keep it deferred till winlife NOC. The affordable housing builders in Gurgoan are finding excuses not to deliver the projects after market rise. Please take up this issue as well.

Which society has a superior construction quality? Almost all societies have this issue coupled with some other local issues. Builders are into money making. They don't care about their customers. BTW you didn't quote chintels, spaze,? Did they give you money for not taking their names 😂😂

Very good information sir. I have lived In Pune for almost a decade and last year I moved to gurgaon. You are absolutely correct. I have seen 3 societies which you mentioned and this all is true. Gurgaon has pathetic construction and zero facilities. Before coming here I did live in Hyderabad, Pune and Mohali. I would say they all are better than this city.

I have a flat in Emaar Emerald Estate, great location (you won't find any at this rate in this location). Stray dog issue is very complicated here. Its not that society isn't doing anything. There are two dogs that reside here and are protected by PETA. They will eventually be dealt with. Apart from that Tower E to K are all new construction post Emaar Mgf breakup. Tower A to D, agree, as I heard have some construction issues but which society doesnt? (At this price range). Lastly, society is amazing with a great club and very well maintained greenery. Services are top notch, security is very good. And as I mentioned, this society is all about location. In the next 5 years, extension road will be 100% developed. I feel your video was a rushed one. A click bait. Dont forget you have a responsibility when you give a message on a public forum and it cannot be half cooked information. Best is to avoid such kind of videos. 😊

In societies mein tumko koi deal milti hi nahi hai. Deals milti hai underwritten projects se. Jahan ek investor ne 50-50 flat liye hote hain 50% less than market price pe and wo tum logo ko 10% commission dete hain. Waha deal smoothly ho jaati hai, koi problem nai hota. Puraani society mein flat bechne ke liye mehnat lagti hai and 1% commission milti hai. I can name 100 societies where you must be selling and the construction quality is pathetic.

Entire BPTP at sec 37D is pathetic including spacio,serene and terra... Project was stuck after 4 years of construction, iron bars remained exposed to weather at different floors for appx 5 years ,then construction resumed and flat delivered in 11 years ...instead of paying compensation they asked for escalation in lieu of increased cost of construction...a lot of cases in different courts against all bptp projects at present...1 child died to negligence of bptp in swimming pool...the life guard deployed there didnt know how to swim..serene towers often have big banners by protesting residents against bptp...and bptp files FIR against them for this..same olympic size pool is sold to multiple societies showing that they will get a big pool...maintainence is pathetic and costly...approach road to dwarka xway has a railway fatak in between and narrow and unsafe at night...apart from being a high density society

I stayed at NTH 86 in 2019, maintenance, guards, and greenery is good, the club house is so so. However, the construction quality is pathetic, plaster falling from the roof and seipage is common. Doesn't make any sense to invest.

This youtuber must be banned for such a lie. A legal case must be filed against him for defaming DLF sector 86. Aaja Bhai, aur bata ki Kahan boori halat hai civil structure ki. It's one of the premium properties in its segment and in the area, especially for layout, location and construction quality (even after 12 years). Aaja Bhai chai pila ke bhejenge.
