I think next time, you guys need to factor in home insurance, rates, stamp duty, 1-3% maintenance on properties per year 100% of home owners actually pay. Why do people always overlook this massive expense? I own a $1.2M property in Australia in Redlands and I'm paying $300+ a week on average after already owning my house. I do feel like an idiot because I did know the S&P 500 is actually up 16% per year vs the AUD over the last 30 years. AUD properties are only 6% after inflation. Def feel ripped off the great Australian dream is clearly a method for banks to have huge cash flows.

IMO super has an unreasonably high regulatory risk. The chance of those funds surviving 30-40 years of various governments intact is pretty slim. Just look at the $3M balance thing - what happens if someone looks at the trillions and requires all providers to purchase federal infrastructure development bonds or industry support loans etc?

thanks, ive been going back and forth with the investing vs buying. is there anything to be said for a house increasing in value? (4% right?) and rent increasing in value? maybe im in too deep 😭

Don't just look at retirement here in Australia. There are other and better options with more value than here. I like the my second home program in Malaysia

You can’t compare opportunity cost of the stock market to PPOR without mentioning the 100% CGT discount for the PPOR. Not to mention rents increase, at times higher than income growth, while home loan repayments reduce.

Well s&p 500 has done 16%+ average vs AUD for 30 years. Australia isn't innovative, it's a scary place to put money even though we live here. If you believe the US will innovate more in your investment time horizon buy the index over there, if not then buy ours. Pretty simple and just keep buying.

Rather go for ETFs as there's more diversity and less risk. Go VAS + VGS or A200 + BGBL instead of individual stocks

Study more, talk to your mates more. I tapped into the EM Adam Dawes portfolio deal last December. I gave him a simple objective (how should I invest $30k today, and create a balanced folio for my 10 yr plan as I’m not interested in property) his team checked out what I had done, advised on top up, sell, and buy (including why for each) I got GREAT advice and he gave me confidence around my “done it myself” investing. Yes, I’m also doing better and I followed the directions as the advice aligned with what I was already thinking. I have 10 ETF & 5 Individual companies. If you can spare the $800 to get on track, get the advice.

The $2700 a month in average rent for next 30 years isn’t correct as rent will go up overtime so you can’t invest $3,300 each month for 30 years as rent will increase most years for 30 years,have to factor in rent will increase

But also have to pay rent whole life till pass away compared to mortgage paid off there is no more mortgage payment as house is paid off you pay rent forever

@ Ok but that was not the point you were making. In any event, every cent you spend on interest, rates, insurance, and maintenance is all money that could have been invested is the other side of that equation. Australians are so obsessed with property though that very few people ever look at the numbers underlying their decisions.

So does housing and borrowing? Houses go up too and 6% interest or 4% interest will increase if the average house goes up, which it does nearly 100% every 10 years or 60%. Also, he didn't add home insurance, rates, 1% minimum a year you need to spend on your home to maintain that value. I own my house, I have no mortgage but I average about $300 a week in expenses on average. So this is also dead money no home owner ever brings up Lol.

Phil and Lil are paying > 4000 a year for this advice, they get $1000 return a month on a $200 000 portfolio, that's 6%pa slightly more than a high interest savings account, would be better off just sticking it all in super even Australian Supers balanced low risk generating 8%. Lucky Phil and Lil are independently wealthy despite this advice.
