Just bought a house in Summerlin and looking forward to moving

Funny that someone mentioned the weather. When I first moved to Las Vegas...I did not think the suburbs would have a huge difference in temps or climate. With Las Vegas sitting 2,000 feet above sea level, Summerlin sits 3,500 above sea level with areas as high as 4,400 ft above it. In the summertime, Summerlin is about 3-5 degrees cooler than Las Vegas. To me...107/109 to 112 is not much difference...it is still hot and you need a pool, shade or AC. However, in the winter...the difference can be 6-7 degrees and there is a huge difference between 34 (above freezing) and 27/29 degrees (below freezing) when you wake up as well as a high of 53 compared to 60. The difference is why Summerlin gets so much more graupel (what Las Vegas calls snow the majority of the time). I call Summerlin the "Polar Vortex" of the valley because while the rest of the valley gets into the 60's most days in Dec/Jan/Feb...Summerlin typically stays is in the low 50's and high 40's

Henderson does NOT suck. They are both different in my opinion. And 10 to 15 mins to the airport. Chillin. 😎

I originally chose Henderson over Summerlin because most of the housing in Summerlin were new or newer built homes in neighborhoods that were all "cookie cutter" models that all looked alike on TINY lots. Also...the landscape was much more "desert" in Summerlin than Henderson which had older neighborhoods with more mature landscape and bigger lots.

Both Summerlin and Henderson offer their own advantages. I moved to the Vegas valley about 10 years ago and lived in both areas before settling in Southern Highlands. I spend a lot of time at Sunset Park and frequently travel, so I’m often picking up guests from the airport or catching flights myself. During my year in Summerlin, I found the location inconvenient-when meeting friends, I always had to drive back to Summerlin afterward. Now, as I look for a home to purchase, I’m focusing on properties in the Southwest or Henderson.

I considered Summerlin when buying my vacation home but ended up purchasing in a guard gated green valley south golf course community in Henderson NV. First Summerlin is a master planned community in the city of Las Vegas where Henderson is a city in NV. I chose Green Valley Henderson because it's closer to the airport ( Hawaii is my primary Home) and Las Vegas Strip. I don't even need to drive on the freeway to get around. Both are nice master planned communities but Green Valley was more appropriate for me. Compared to Oahu, it's like buying in Honolulu vs Kapolei.

I say Henderson (specifically Green Valley) to be better than Summerlin. It''s closer to the airport, the strip, and less congested. If you're into high end homes then MacDonald Highlands, or Ascaya are the communities to be at. Better public schools and Henderson PD patrolling instead of LVPD make Henderson one of the safest larger cities in the US - Four Seasons residence, and also nice track home communities like Inspirada or even Cadence (if you like it further out and closer to Lake Las Vegas). Anthem and Seven Hills are older but nice as well but centrally located off Eastern.

Since there is only one school district in Clark County, I think they changed the zoning to allow people to go to schools outside of their specific zone so you can live anywhere and potentially attend the Summerlin schools

I agree that we need a live music venue here in Summerlin.....I don't know why all of that needs to be on the strip or downtown. I don't want a lounge, I want a venue with different genres of live music, bands, djs, etc

That brings in the people and the external problems that Summerlin residents do not want. When you have the best entertainment in the world 25 minutes away, why would you want it in your backyard? That's the beauty of Summerlin. The peacefulness of it.

Do these people ever get outside of summerlin? Big modern homes are in Henderson too. Did they look at McDonald’s highlands? Ascaya? Homes prices are ridiculous there just because it’s summerlin. The same builder same model home is $300,000 less in lake las Vegas than in summerlin. Crazy.

I’m in Summerlin two yrs now and the only complaint I have is the food is very white washed. I find myself in the Spring Valley, Chinatown and the east side for flavor. Plus the youth that work at the restaurants here are just so vapid.

summerlin you will experience very Windy all the time. High 100 temperatures. No Beaches, Just dessert dry... California has many beaches, many Malls, Forestry, mountains skiing, Amusement park, Sporting events, and many many things to do.

Gotta watch out for Teslas. It's not the car, it's the driver. (All vehicles are subject to bad drivers.) But the Teslas are able to accelererate so much faster that if there's a bad driver behind the wheel, it all gets exciting much faster. Overall, I think Tesla people do a good job/ better than most. But the few bad ones out there sure make a mess of things in a hurry! And watch out for people that don't know how to drive traffic circles. Overall, I love Summerlin. But Tesla + out of state license plates/ may not be familiar with the area (I won't mention that state's name/ you already know) = be patient with our visitor friends and pay extra attention around traffic circles.

Summerlin. A good portion of Henderson is old and dated. Also Henderson is riddled with homeless. In the past they did a better job of containing it. They must have alot of Democrats in their local government.

Parts of Summerlin is actually in city of Las Vegas as they do get to vote for the mayor, city council, etc. However, I know what you mean. It is still 30 minutes from downtown, the Arts District, Strip, etc and definitely feels like the "suburbs" compared to the city life of living in the downtown areas of Las Vegas
