am I the only one fidinding that the comments carpetbombing by this jacob guy is annoying, everyone is entitled to an opinion, but pasting it into every comment is unnecessary, I love vegas, been there a lot and am currently planning to move to the USA, Las Vegas is high on my list, the heat i the summer wouldnt be a stopper, the plan is spending june july and august in my home country anyways, very informative and nicely done video. thx

If only the budget would stretch that far :) I am coming back to Vegas in early March, from the UK, to have a look about some residential areas, so looking forward to that. Love the videos Olga, as they have helped me a lot over the last year or so in terms of understanding the different parts of Vegas and what each has to offer. Looking fwd to visiting soon.

Downtown and the Strip is extremely dangerous as well as many other areas. PLEASE find honest videos instead that address the reality of Las Vegas and the overpriced market there.

Las Vegas is not Heaven though. Lots of crime, drunk drivers, tons of homeless and mentally ill population, prostitution, pollution, traffic, eternal road work, bad school system, poor healthcare, etc. The few trees left are dying, or already dead and the air quality sucks. The city is not safe, clean or healthy. And there are certain essential things that cost double, or triple, such as car insurance, registration, car maintenance, gasoline, electricity, internet, groceries, etc. Please do your own due diligence on all the cons of moving to Las Vegas and surrounding NV towns. See the whole picture and do not let these videos influence you to buy a property in their unsafe and overpriced market... Sellers are getting incredibly greedy in NV even when Vegas and surrounding areas of the county are so polluted, unsafe, and crowded...

It does get chilly but I’ve never heard of anyone having their pipes freeze. Perhaps in the higher elevation areas on the west side of the valley it could happen, albeit super rare. The coldest night we had here this year it got down to 28° but that’s not cold enough to infiltrate a house and freeze pipes. Even in the middle of winter the highs are usually in the mid to high 50’s. It’s going to be in the 60’s tomorrow and 70’s the day after (Feb 1,2)

Vegas is a sand trap. You can get stuck here and not be able to get out. It is an orphan town. No civic life at all. People who do not have or want any human connection may like it but Vegas is basically a cesspool drying up in the desert. Ridiculous rents, high crime rate, high percentage of professional criminals to general population, nasty municipal water, bottled water is another bill in addition to astronomical electric bills for the three solid months the temperature does not drop below 100, pets and children suffer, nothing cheap or free for families to do. Predatory tourist pricing hits locals hard, high car insurance rates, high car theft rates, dying local economy with shops closing everywhere. Dysfunctional poorly planned and dangerous public transit system. Tickets for anything are over 100$, No decent medical care, health care desert same for dental, One level one trauma center in the State, an absolutely dismal, bleak no talent backwater and of course if you have addiction issues you are sunk. Insane drunk drivers everywhere, cops wear two guns each . High unemployment rate, one third of the population are in the country illegally. Bed bug capital of the Country. Worst schools in the nation twenty years running, State legislature is seventeen representatives for the entire State. In addition to federal and state taxes the County taxes gasoline also, highest gas prices in the nation and the story that Nevada is a low or no tax State is a deliberate fiction. Your car tags will be astronomical and your car registration is a significant percentage of MSRP. Only State Colleges and they rank at the bottom nationally, you can major in Gambling, Prostitution or Football. Good luck.

All the houses look the same. Boxes on the hillside. How long until that look dates and this area plummets in value? And those HOA fees are ridiculous.

Brutal no talent backwater. Worst place in the nation for pets and children. Astonishing violent crime rate. Nasty municipal water. Transient town, most people do not make it five years. Highest car insurance rates in the nation. High percentage of professional criminals to general population. Tags and title fees can run 300,-400$ for a used car new cars mich higher, percentage of MSRP. No civic life. Orphan town, no one knows their neighbors or who they are voting for. 400$ parking tickets, locals are preyed on like tourists. Predatory policing. Worst transit system in the nation, no professional services, good luck finding a doctor or dentist. One tier one trauma center hospital in the State. State legislature is 17 representatives. Government ignores FOIA requests. Worst schools in the nation twenty years running. Serious gang problems in the schools. Incredible electric utility rates. County taxes gasoline sales as well as state and federal. gas taxes are the highest in the Nation. "No tax State" is a fiction. There is no film business in Vegas and won't be for years if ever. It is not actually a 24 hour town except on the strip. Stinks of pot snd sewage. Dangerous, expensive bleak town. Highest suicide rate in the nation. Welcome to Vegas.

The heat sucks, the ppl are completely dead on the inside, everyone flakes n ghosts constantly, they lie about everything with a smile, scammers everywhere, lots of poor and drug addicts and alcoholics, rents too high, over crowded, the dating scene here.. u can forget it, 1 drop of rain hits the ground n ppl turn into scary courage the cowardly dog, there's no green here, only 2 seasons cold to brute heat, excessive butt lift surgery bodies everywhere, the ppl are rude and will ignore, nobody's real here very difficult to find a true genuine friend, the building landscape looks the same everywhere, you can't play the lottery, bunch of illegal aliens here, the street names are goofy, if you aren't beneficial ppl don't come around or call, 2 face ppl everywhere, half the women have tattoos on their face this place sucks, the school system ranks lowest, half the employees in the hospital don't know anything, no good soul food spots, not a lot of smart ppl live here, popular restaurants here are overrated, the HOA here is a friggin joke, when grass hopper mate season comes this place turns into the walking dead, bunch of thieves here, the ground is too hot for your dog to even walk on, half the women walk around with 6 colors in their heads, our football team sucks, we get charged to park in a lot of places now, the air is thick and smells like horse butt, my car has been stolen 3 times even with an alarm and wheel lock even in circus circus park lot, my advice come here already financially successful and with someone or ppl u know and really trust keep gambling to a minimum use paid dating apps triple lock ur cars and have 0 expectations for these numb skull flaky people here

Wow!!! The $300k home although it's quite small. It's in great condition and those taxes I would never be able to put somebody in a home here in the Denver metro area with $287 year taxes. That's incredible 🎉

I live in sw fla and I'm looking at moving to Vegas area but I would like to live out on a ranch style peoperty.. the heat doesn't bother me I always liked the dessert heat up until 100 degrees.. after 105 it gets brutal..I drive a semi and have been in Phoenix in July and that was absolutely brutal I found a small piece of shade to park under and it was 121 degrees..and at night it didn't get much better at 105.. but I can say that Vegas is hot in the summer but Vegas has a breeze going always..Phoenix not so much..
