Hi Sean. I just recently found yout channel like minutes ago and this video really resonates with me. I was blind sided by the idea of owning a house it made me literally forget to ask my realtor whether my current house is Freehold or Leasehold. Not until I received the copy of the Land Title, I was quite devastated seeing the the word "Leasehold". I bought my house with remaning 73 leasing years in 2022 (not too shabby, TBH). However, with the recent spiked in OPR thrice in a year, it really does damaging my cashflow where I'm unable to contribute more than 15% from my nett salary into saving. Now I am nearly finished renovating my house and seriously thinking to sell it. I have checked my loan agreement and there is no provision barring me to sell the house even in the first years of purchase. Really appreciate your thought in this matter. I do have a secured retirement plan as my parents have decided to put my name on their house and land. I do not mind renting out till retired as my current job (despite permanent basis and quite stable) still I am being paid below RM4K per month. I am 38 this year and according to the load agreement, I still need continue paying back the load 5 years after I retired at 60 which I profoundly refuse to do it. I shall not making any concession in compromising my retirement fund. Please advise. Ohh, btw, my house is in Banting, 15mins drive to KLIA. I bought the house valued at RM255K and have started paying since March 2022 where my last installment last month valued at RM1,220.00. Lucky that I managed to sublet one of the room valued at RM450 to support my expenses as I use this cash to support some repairs of the house.

Iherng answered this right. Anyway, freehold buildings are designed for only 100 years, then they need to be demolished. Well I guess the right question to ask is, what will happen to our rental props once theyre no longer profitable, and why and when will it happen, and how do we prepare for it?

Well across time property prices tend to increase. But it depends on how many year left on the lease. From 99 years to 75 still ok, but anything less than 60 then it can get kinda tricky.

There are successful cases, but only when the land is position within the government initiative or project development. It's almost impossible for individual to apply for that. Thanks for watching=)

Sabah houses are all leasehold... They are still expensive af, and cash flow is always low. Buying a house there is not smart anymore
