I'm very proud to announce that I documented more than 100 different properties in Malaysia, and these are my findings are completing the process.

I love that you highlighted one of the most important criteria that deal with the on going maintenance of a building. I definitely do not want to buy a unit that is badly maintained. If I were to pay over a couple of million for a unit, I would expect it to be kept up to hotel standards. That’s always the first thing I ask these developers who try to sell me properties. I tell them I’m more interested in ready to move in with a good track record for maintenance than to roll the dice on a new development unless they have a spotless track record of buildings that are maintained well. Thank you for your contribution and continued work in reviewing properties in Malaysia.

Yea, unfortunately Malaysians are still getting used to the community living setting but it will definitely improve across time. Anyway, thanks for sharing your story. I really appreciate it Andrew=)

I went to my condo's refuse chamber after listening to this video, and oh my!!! lots of natural light coming in from the big window panel (similar to my window unit) with three big rubbish bins designated for my floor (which say about the size of the refuse chamber). Sean, do let me know if you are interested in seeing a photo of my condo's refuse chamber. Keep up the good work. Very informative indeed.

Great talk Sean, u shared every angle from planner,builder,seller, and buyers point of view spot on. I 100% agree that not everything is always bad on Msian properties despite the cut throat competition, oversupply, we are still one of the few blessed nation to enjoy this aspect of property investment as everyone can own n invest in properties at an affordable price with good quality of homes and facilities. Msia do have a long way to go, but I do believe that once everyone is used to the high rise and strata living, the quality of the maintenance will improve further in order for our property market to prosper just like other developed cities like Spore and HK.

Really good and very practical perspective. Agree with you after watching numerous properties.. The layout of common areas and even the security mx reflects the uniqueness of the property on top of the usual location etc.

Yes absolutely agree on the refuse chamber part. Imagine your condo is so nice but the pathway to the refuse chamber (which you definitely have to go at least once a week) is a pain and when you open the refuse chamber door, all hell breaks loose. I also always look at the toilets of every commercial building (residential, malls, office building) as a consideration of whether I should spend more time here.

Hi Sean. Love your videos. :-) I've been watching your videos for over a year in anticipation of my move to KL (Covid is preventing it for now). I am going to start as a renter living in KL. I will look for a condo on a high floor to limit the street noises but before moving in how do you find out whether your neighbors are quiet or not? I live in the U.S. and I once asked an apartment manager if my neighbors were quiet and she said yes, but actually I felt like I was living under two elephants after I moved in. Plus, they blasted their music at 6am :-( Anyway, keep up the great work! :-D

David, here is a fact. I came to Malaysia in 2012 and have been living in Mont Kiara. It is an upper middle class neighborhood and one of the favorite among expats, given that there are two nearby schools. MKIS (Mont Kiara Int. School) which my daughter graduated from years ago and British Garden International School. This is my third condo. Initially I lived in Kiaramas Cendana then to MK11 (+/- 3 minute walk to MKIS) and now at Mont Kiara Damai. All these three buildings have NO insulation at all. The neighbor above me makes noise daily. I have lodged written complains but the building management can't do anything. In short if you want to have a peace and quiet live then you would be better off NOT living in a condo. Hope that helps.

I believe quality will only improve when there is a collective voice and demand from owners and prospective buyers against developers and legislative bodies. You, IHeng, can champion that by honestly describing the downsides of projects as a forewarning and and an exposure of Malaysian poor-built policies and practices.

Hi Sean, I may differ on your statement on the JMB thingy. Do u know we actually have some “full time” jmb president around? Wherever projects which this guy have a unit, he will be the president. Moreover, even developers “pakat” with this fellows. All the development with this guy as jmb president, u will see the same substandard management company, insurance, securities, cleaners, etc. Just imagine the kickbacks that this guy is getting. Most sickening part is they don’t even stay-in... So, I don’t blame people for fucking or cursing their jmb president. I’m not really sure whether these things happen also to those branded developers, but for the lesser known developers, especially high rise stratas, it’s a norm...

You're right Aaron!! Hence, instead of cursing for these people to be the 'appointed' jmb presidents, how bout the residents to volunteer? These arrangement are results of our lack of awareness towards the role and responsibility of running a management for the building and I surely hope this channel will help further. However, thank you so much for sharing that insight!!

Sean you have raised fair points. But Some small developers (like yours truly from suntrack) are passionate in their design and building great space to last a time time. Also we are crazy enough to participate on low yat forum for our riyang project (kena whack with super tough questions and comments) and also FB group with our residents to put our face to their complains and compliments. I have enjoyed watching few of your reviews and learnt a few things from you too. Thanks again!

Your analysis is very cost driven. It ignores the fact that long-term profits are created from sales, not from cost savings. Which would you rather, cost effective construction to maximize profit per unit or a lower profit per unit sold compensated by a greater unit sales number? If the business of business is to remain in business, the latter approach has other benefits as well, not the least of which is that it raises more effective barriers to entry for competitors.
