You also have to include agent fee 3% into the selling price. Its not small money there. Usually no buyers would want to transact directly with sellers. Right?

Nope. I dealt directly with the owner without any agent for many of my units.

I just sold my property directly to a buyer 3 months ago , with proper guidance of a conveyancing lawyer, following procedure process, it definitely save money for both seller and buyer. But I did a 2% discount off my existing selling price on portal to conclude the deal, thus saving for both parties 😅.

If there is a choice, as a buyer, I always prefer to deal directly with the seller, so we all can save some cost (personally thinking agent don’t really bring much value to the table)

Up to you:) if you’re very strict about it then no. But if you really like the project as your own stay unit, then it wouldn’t hurt.

Hello Sean, A humble request: if you have time, could you review the Seri Topaz service apartment located in Puchong Intan as the surrounding location of the service apartment is quite matured though connected with LDP on its right side and an LRT route at Puchong Prima. Some say its RKSU some say its not but the price range is quite stellar. Before the completion of the project it was widemouthed to be 270K++ as its starting price but some property websites are indicating the starting price is 307K++... As a first time home owner, is it worth considering this project for this price point who wants to be both connected with the city center (but not too connected) as well as enjoying the secluded-ness with a lot of amenities provided? All investment should have a exit strategy in the long run. The issue is if your strategy is to realised your gain only when exit or the investment vehicle is giving you the returns when you hold it and you only sell if you need the cash.
