Sir, Title deed kya hota hai, kya ye ek document hota hai , how to obtain it?, is there any difference between title deed and sale deed?, kya property ka mutation karane ke baad humko koi certificate bhi milta hai ? Inamul, sale deed is a type of title deed. Any deed that transfers title of a property is a title deed. So a sale deed, a gift deed, exchange deed etc. are all examples of title deed. Mutation ka koi certificate nahin hota hai, revenue records update karane ko mutation kehte hain. Aap apna land record (UP mein ise khasra khatauni kehte hain) online download kar sakte hain. Iske bare mein main jald hi video banaoonga. Sale Deed ko hi bainama kehte hain. Umeed karta hoon aapke saare sawalon ke jawab mile honge aapko.

Sir my father had taken a land on a permanent lease in the year 1949 it was grass growing land from a private land owner now a City Survey has been extended to our land now I would like to know whether we can transfer this permanent lease right or we have to hand over the possession to Legal heirs of the Owner without any consideration

Sir is video me apne btaya ki agar state ya govt freehold Vali property kisi individual ko sell krti hai to usme conveyance deed aati hai. Or ek video apki or hai hai jisme apne btaya tha ki sale deed relinquish deed gift deed etc all are forms of conveyance deed. To is video me aap conveyance deed ki jgahn sale deed word b use kr skte the. Sir I will wait for ur valuable feedback

Yes Gaurav. Some states use conveyance deed when the property is made freehold for the first time, while others sell on Sale Deed. Both documents are OK.

Noida mai aap plots pe 3-4 floor jarur bana sakte ho but har floor alag alag nahi bik sakta Ghaziabad ya Gurgaon ki treh. Puri kothi ka malikana hak sirf ek aadmi ko milta hai because of lease hold.

Sir, जैसे individual घर होता है तो घर demolish होने पर हम तुरंत अपना नया घर बना लेते हैं।। फ्लैट के case मे ऊपर नीचे बहुत सारे फ्लैट होते है तो उस कैसे में फ्लैट demolish होने पर कैसे फिर बनता है?? जैसे मेरे फ्लैट सेकंड3 फ्लोर पर है और मेरा फ्लैट demolish ho रहा है और मैं नया बनाना चाहता हूं तो कैसे बनयांगे यदि मेरे नीचे वाला जब तक नही बनाता है?

Hi Shivam. Aap ek baar registry ka confirm kar lijiye aur saath mein koi lock-in period to nahin hai. Agar property freehold hai, koi lock-in period nahin hai aur sale deed ho sakti hai to koi problem nahin honi chahiye.

Sir.freehold property ki registry.yadi 143 (awasiya) ho rahi hai to.kya us property ka kharij dakhil nahi hota hai. Bina kharij dakhil ke plot ka registry jiske name se hoti . kya wah buyer ka us plot par complete adhikar ho jata hai.kewal 143 ki registery se hi. 143 wali registery ka mutation (kharij dakhil) kyon nahi hota hai. Please sir bataaye

Hello, I have one query. I am going to buy a flat and for that i am taking loan....everything is fine bt bank rejects my loan proposal because the flat is in the list of illegal construction. However, other banks like hdfc, ICICI and idbi gives loan for the same. Also that is a b tenure property. Can you please suggest should I buy it or not? Will there be any issues when I will try to sell it?

Bro checkout supertech demolition... I guess you should not take the property if you haven't given any booking amount yet coz booking amount in most cases is non refundable... I am just a layman so please take expert advice(not talking about real estate agents)
