Sir, recently I heard that home loan which we take for underdeveloped home. Bank gives the loan money in small installments rather than a whole amount to the builder and as builder complete his slabs or floors the bank keeps giving the remaining amount in same instalment process. So how does this process effect the loan amount for the customers who took loan What is the difference between this method and the method in which we used to get entire loan amount. Pls explain with example.

It seems, now this practice i.e. not disbursing the entire loan amount at one shot, although commitment is there to pay entire amount but in instalment, depending upon the construction progress as committed by builder, is prevalent.. This is just to reduce Emi burden upon the consumer, who earlier (full disbursing situation) had to pay EMI on entire amount irrespective of builder delays project for whatsoever reason..This also saves bank from more risk of money lending when project really has got stuck and question of recovery from consumer or unfinished property, becomes a difficult task...

thanks ....you have given knowledge upon my request. would like to add here one thing that in saction letter - banks cut property insurance and individual personal insurance and application/processing fees as per term and first EMI so your actual loan disbursal becomes lesser than you demand.. it happened with me that my saction loan was 22lacs but almost 1 lacs (33000+20000+25000+19500) amount gotten deducted and actual loan disbursal amount is now 21 lacs.

Hi Sir, Thanks for the video. I have a question regarding Step 5: As said that "Original document is handed over to bank" So when will the bank return the original document to the borrower? In under Construction - The loan is sanctioned after checking all eligibility criteria, and sales agreements. Is there any rule or time frame by which the sale deed has to be done? Sale deed should be only done when construction is complete and it is handed over to the borrower? Could please answer my query. Thanks Abhi

Hi, Mukul Ji, thanks for sharing the wonderful video which is absolutely informative regarding the details one should seek for a Home Loan process before going in for a purchase of a property. As I am planning for a new property here at Noida ,need some clarification regarding loan process. As I am going for a Ready to move property( not yet finalised) and applied for a bank loan, Bank officials are telling me that they would Sanction me the Loan amount( which is around 80% of the property cost, subject to my documents. Verifications) and I would then get a period of 60month( validity of Sanction letter) to finalize the property and submit the relevant details/documents for verification and further processing. IS THIS AS PER THE PROCESS ??AS YOU HAD TOLD ( IN THE VIDEO) THAT FINALIZATION OF THE PROPERTY AND SUBMITTING THE PROPERTY DOCS IS THE 1ST STEP FOR ALL OTHER STEPS TO FOLLOW FURTHER IN A HOME LOAN PROCESS.. Please aap mujhe ye bataye ki agar sale agreement and sale deed me price and square feet area of flat ka difference hota hai to koi problem hota hai??
