Past reputation of builder doesn't matter. At any moment they may take up projects with insufficient title deeds or pending legal sanctions. Evaluate each project separately. Just because the builder's past 10 projects went well doesn't mean the 11th one would go well

How to buy investor property. How transactions are done. How much percent more to be paid to the investor and should the percentage to be calculated on his agreement value or his paid up value. Also such properties to be paid after the OC received or will be right to buy before OC in such conditions which is under construction property.

Sir. If bank delays payments to builder in that case. And builder is asking for interest on delayed payment from bank to buyer. Buyer to pay interest or not. Bank is suggested by builder. Please let me know. It's a huge interest builder asking against delayed payment from bank

Par main aapse puchna chahti thi sir ki jo certificate CLU certificate or commencement certificate or bhi jitne certificate hai, wo agar fraud hue toh. Yeh kaise confirm karenge. Kya agar RERA mei registered hai toh wo real hai sir. Tab wo koi fraud nahi karenge

2016 ke pahle se jo building under construction hai, to uske carpet area aur ab k niyam ke anusar ke carpet area me jo difference aaye ga, usme builder to bada ghotala kar sakta hai sir?

Sir , i planning to buy under construction project in resale Where total value of flat is 80 lakhs and owner had paid 40 lakhs installments with tds to buider. Now in resale i am buying the right from him paying 40 lakh to him. Rest 40 lakh will paid to builder when installment is due . On what amount i need to deduct TDS on 40 lakh or 80 lakh ( Stamp duty)

I had bought a row house ...it's completed in construction...builder is ready to give possession but is sayin Occupancy Certificate will come in 2 months... The builder has a good track record and project is RERA registered...shall i take the possession? Pls help

I took the home loan in June 2022 and the flat was under construction but I got the flat possession with a letter on 21 March 2023 (Before 31st March). So can I claim the ROI & Principle amount in ITR for AY 2023-24 ?. If yes then can I claim the full amount of interest in 24b and principal in 80c or the amount devided by 5 that I can claim for next 5 years ?

Dear sir your video is very informative. I want to know about my case in construction link plan. Please guide me accordingly. I have purchased the a flat in gurugram in affordable housing scheme in 2021. According to CLP plan i have paid 10% of flat cost by self and 90% from bank loan. But on time of last installment payment bank hold 1% of total cost of flat eg. Rs. 27000/- and disbursed the remaining demanded amount to the builder. Bank inform me that hold amount will be disburse to the builder after OC. I have already informed about this bank trem to the builder in writing but builder imposed delay payment interest on me. Please guide what is the rera guidelines on above mention case. is builder authorized to charge delay payment or can cancel my unit after 99% timely payment...?

hello sir ..maine abhi ek proprty me invest kiya hai uska 5% pay bhi kar diya hai or 1 year tak self pay karna chahta hu 3 years me possetion milegi..after 1 saal bad loan me jaunga but bulider stamp duty and registretion pay karne ko bol rha h...RERA me sab record clear hai but stamp duty abhi karni padegi ya after loan ? samjh nhi aa rha hai pls suggest

Sir is it possible in approved building plan tower number mentioned different then draw & allotment, in one project towers are mentioned in approved building plan as 1a, b, c upto 5d & in allotment they are giving allotment in towers 1, 2 , 3 upto 15, please clarify

Sir hum ek property ka registration karwane gaye, the lekin document ki kami ki wajah se unhone use pending me daal diya, ab us baat ko 4 mahine hone aarahe hai, aur covid 19 ki wajah se hum documents( documents are ready) present nahi kar pata he hai. Toh ab kya karna hoga??

Hello sir, When we will get sale agreement Letter if we are going with flexi payment option...like if we are doing almost 80% payment within 6 months of booking date and 20% home loan...then when shall we get sale agreement letter? Builder is saying that he will give us agreement letter once we gave him 80% payment by cheque...is this correct way to proceed further...or shall we ask him to give sale agreement letter before payment only.... kindly suggest us urgently...Thank you in advance sir....

सर, ये बताया अपने ऑन पेपर फ्लैट खरीदने की जानकारी। लेकिन बिल्डर पेमेंट भी 40:60 या 50:50 में पेमेंट लेते हैं , की 50% कॅश एंड 50% एकाउंट्स के जरिये। तोह सर जो कॅश हम देते हैं वह बिल्डर मांगता है वैसे ही देना होता है या फिर कोई नियम है ??

OC is a certificate issued by the local authority permitting a building to be occupied
