I would pick the first and make the 3rd floor the master suite with a sitting room and a mini bar/kitchen area.

That is a great idea! You would be giving up the nicer features of the primary suite but you would be getting more space and privacy on the 3rd floor.

Open air concept surrounding the kitchen to living area-spectacular as well. I like the Chestatee more, but there are somethings in the kitchen I would change. I love slide in ranges not cooktop, and cabinets in kitchen and laundry room to be double stacked. And a few more changes. What is the price of each home? And are bigger lots for bigger backyards.? What is the base price for the Chestatee,? I know I will have many upgrades because that’s why Toll Brothers homes always attracts me.
