The interesting thing I’m starting to see is this “need” to find the next hotspot. I think it’s partly being led by the social media space and the need to produce content. I think the industry needs to be reminded of the need for patience.

GREAT VIDEO! loved the termite talk, I without question ask every vendor and place that I have bought 'when was the last termite barrier put in place? If there hasn't been one it's the first thing I do once I get those keys. I did it in WA and QLD especially.

@ it’s strange but I learnt this from my parents when I was a kid. It’s strange the things you retain and the things you don’t. My future self knew I was going to invest in property and needed to lock that information in my head for decades later 😀😂

It's hard to find any sort of value in the country. Nothing really seems compelling anymore. Which is to be expected, now that prices are up 80% since 2019, in many areas. Some areas and property types have doubled in that time. Any ideas? A lot of stuff in Brisbane sells for 950K to 1 millon or so, and rents for 650-700 a week. It's a bit of a challenge to buy anything with that sort of yield.

Haaaa Pk you are trying great to make it positive for Perth, but the fact that investors are moving Bunbury 168km from Perth itself tells how bad it is going to be here if tartifs are on and iron ore price crashes!! Just my personal view !! 650$ weekly rent average wage about 1200 $ after tax tell me where will it go??

Bunbury is cooked. It's around 600K for a moderate house now. It's a nice enough town, but the average wage is probably 80K a year if that.

@@aayusingh8964 Bunbury would be affected if the iron ore crashes in WA as there are now direct charter flights to mines from that area tapping into the south WA market hence why people are moving further south than Mandurah

Those people who are flocking to Perth have the memory of dumb goldfish.... like 20 years ago the biggest crash in Oz property in many decades after mineral prices fell.... yet already iron ore, nickel and Li prices have fallen (only AU, the ironic chemical symbol is still high... AU in chemistry =gold).

@@AusPropertyMasteryWithPK I meant roughly. It went wildly up (to the point it briefly was past Sydney!!) and then down followed by basically a long stagnation.

@@naguoning the reason it went beyond Sydney was because it never had a correction between the 2004-2008 boom and the 2011-2014 boom. Normally markets have corrections, it didn’t.
