I was shocked when they took down that tree near the house. Having a big tree like that to provide shadow and some different element from a monotonous lawn is so important. Of course, it is possible that the tree was damaged or attacked by insects or something...

The tree needed to go. You could see that it was dying & rotten. However, you should have replaced it. Trees make a difference to homeowners. Also, if the yard is going to sell the house, where was the landscaping? Maybe I missed it.

I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

Angel Nichols first off, if they’re not citizens they shouldn’t be in the country to even have a job. Second, construction pays very well usually with benefits. If I’m not mistaken, paying an employee without helping financially with insurance is against the law. Third, on some real shit most true Hispanics (older generation) work HARD. Harder than I’ve ever seen anyone else work (as a whole). Their mentality is second to none when it comes to work but don’t think they’re chosen second (if they’re legal) or underpayed..

Really like the front entryway you put in. That was a very wise choice to give the house some depth. Looks great! Also love the fireplace colour contrast against the white. Glad you kept the fireplace as is as a unique feature. All the doors are really nice. The glass opens things up and the panel doors are nice. Also love the way you framed the living room with the beams and squared posts. That was also a really great choice. Adding unique features really helps create a memorable space.

Whoever staged the furniture clearly does not generally style modern farmhouse. Doesn't look like rustic farmhouse in the slightest. That being said, the house totally carries a modern farmhouse vibe! Love it!

Please build more modern farmhouse homes. Personally, I'd want a bathtub and a shower in the master bathroom! And if you run into an old clawfoot tub, well, they can be refinished and made totally usable again! That is commonly done in the Pacific Northwest.

This is a long post. I hope it'll be helpful to you and to others. When we were building our house 4 1/2 years ago I looked at the classified ads in our local paper for bargains because we had to save as much as we could on construction costs. I poured over the ads daily--and sometimes more often. I didn't want the house to look cheap inside so I had to be very discerning about what I bought. I found enough brand new marble planking for the floors and shower surround in the master bathroom that a person couldn't afford to install. He sold it to us for $700. When I looked online it was worth around $5,000. I bought 3/4" solid maple flooring from a guy who was selling and installing it for $6.95 a sq. ft. I found a barely used Kohler tub for $100 that is worth $1,000 among other things like used vanity lights, inexpensive, but nice looking new vanities plus other items. We bought a brand new, very deep 3 bowl Kohler sink for $20 at a garage sale. When I looked online it was selling for around $1500 - $2,000. For the basement I bought an entire kitchen someone was ripping out that included a refrigerator and a stove. They threw in a small vanity with a Kohler sink and faucet for free. I had the cabinets professionally painted white and new granite counter tops put in. The kitchen looks luxurious. For the basement bathroom I bought a toilet for $20 and a vanity light for about the same amount. And on and on throughout the house. The house at the time we built it was appraised at $420K. We just sold it 2 weeks ago for $600K to the first people who made an appointment-- just 6 hours after the house went on the market. The house looks spectacular, but the buyers have no clue about the bargains it's filled with. Several times the woman who bought it said, "My husband and I just can't understand why you're selling such a beautiful house." The reason we are is to buy a smaller, 5 years older house we found by accident when we went on a drive. It'll have a mortgage that's almost 2/3 lower than our current house. This will save us around $140K in interest.

If you look up a modern home, it’s usually very sleek with angles and whatnot. A noticeable difference from modern farmhomes. Modern farmhomes can have slight varying degrees of each style. It could be farmhouse shapes or layout with a more modern take of farmhouse materials, farmhouse materials that blend well with a slightly more modern layout, etc. A lot of it is decoration too.

It’s easy to switch up the style you want to achieve by simply putting decoration like art and painting, furniture, carpets, blankets and pillows, plants or even painting one single wall and it will make a big difference without having to do a full on renovation and change everything

I have white across every possible surface of my house. I've styled it this way for going on five years now. The beauty is you can bleach and wash everything in sight and it's easy to swap out and change seasonal decor as my mood changes. Not dingy at all.

Turned out great! I'm glad, too, that yall explains things. Anything. Great Island in the Kitchen with No Sink! I like the Islands with No sink much more, and think that a Sink would be in the way even. I picture Ingredients for food. I cooked for 12+ people at the age of 12-14, and sometimes 3 times a day. I'm 43 now so was a while back. Which was in a Cottage. Good one.

Interesting to see that I'm not the only builder that gets faucets, bathroom mirrors/fixtures, and lighting/ceiling fans from Amazon. Most of my items come from builder supply (though I find that Home Depot is sometimes cheaper/easier for things like circuit breakers/pex/pvc)

The house looks nice style wise, but I can't stand the trend of removing the tub from master bathrooms!!

Suggestion: Enlarging the concrete pad to match the awning size would have made it look that much nicer.

Love the addition at the front of the house. Would have loved to see a soaking tub where the shower was, broken out to include a window in the bathroom. Then placed the oversized shower where the storage was. Enjoyed the details you dropped in 😄

You guys should have gone for a Mitsubishi Heavy Industries Hyper Inverter/VRF system for the HVAC. I’m really happy with mine and the energy efficiency as well as quietness are insane!

I keep hearing, "We did this, we did that" and "We worked hard" yet I only saw a Hispanic crew working in the background throughout the entire renovation. 🤨 All you did was hand over the money for the projects. 🤑🤣 The least you could do is credit them for THEIR professionally flawless hard work. He worked hard in the sense that he was basically managing and overseeing the work being done. It’s their money on the line. All the purchases, paperwork, time & risks are on their shoulders. To the workers, it’s just another job. To them , if the houses in the surrounding areas are much cheaper , they’ll have a harder time selling the house. If the house doesn’t sell, they lose thousands of $$ and thus, they have a lot more to lose than the workers. I’d say they worked harder & smarter.
