Have you ever tried zipcode and then the first four # of APN. I get a very accurate detail of comps

If you have two identical homes and one has beautiful Mountain View’s how do you determine a price on views? %

Look for comps that have a similar view If you really can't find one then you have t create your own price increase based on what you think that view is worth. The market will determine whether or not you priced too high or low by the type of response you get.
