From my experience. Here are the least trustworthy ranking 1. Banker (least trustworthy) 2. Property Agent 3. Insurance agent Bankers will sell you those investment product but honestly, those bankers they are not well versed themselves also! So those investment product some of it is junk investments! If they are good at investment I think they don’t need to work in front of counter trying to sell you investment product. Property agent seems to have a long vision where can predict what will happen to the property in the near future. But it’s BS. Completely BS. Insurance agent, be wary on the plan they try to sell you. They like to sell Investment Link Product because that’s where they get the most money by selling this! Truth hurts. So for those who don’t agree with my statement. Too bad

Encik faiz, rumah saya loan maybank interest 4.85, MRTT dah tamat after 10 years sebab initial plan nak jual dan beli rumah lain . Memandangkan harga rumah mahal sangat sekarang so tak jadi jual la. Cuma sy dah apply extension MRTT dari maybank di reject. Patut ke saya convert ke LPSSA alang2, interest lebih rendah dan boleh buat MRTT baru.

Mejoriti nak loan lulus , stigma " nanti aku tanya lebih lebih tak lulus pulak" mentaliti asking for favour, wahhal kalau hidup sederhana dengan apa yang ada biar sehingga bank cari client

Assalamualaikum Tuan Faiz. Saya ada 1 soalan. Bolehkah saya submit housing loan untuk 1 biji rumah(rumah lelong) kepada banyak bank dalam 1 masa dengan menggunakan 1 payslip yang sama. Tujuan saya adalah untuk mendapatkan interest rate yang terendah. Contoh saya submit dekat 10 bank ini semuanya untuk 1 biji rumah sahaja dalam masa yang sama. 1. Maybank 2. CIMB Bank 3. Public Bank 4. RHB Bank 5. Hong Leong Bank 6. AmBank 7. UOB Malaysia Bank 8. Bank Rakyat 9. OCBC Bank 10. HSBC Bank Dan apakah kesannya. Dari, Insan yang ingin belajar.

Nak tanya. Kalau kita beli rumah guna SJKP, dia boleh jamin loan kita 100% termasuk downpayment, legal cost semua dan boleh juga tambah 20% dari harga jual rumah untuk renovate dan beli furniture. Adakah ini bermakna kita akan bayar 120% loan instead of 90% + 10% cash untuk downpayment? so kiranya monthly kita lagi tinggi lah dari beli rumah cara biasa sebab kita bayar loan 120%?

Tuan Faiz, boleh ke saya report banker, yang mana saya ada bukak ASB, tapi banker suggest bukak ASBF. Saya cakap saya taknak ASBF, saya baru umur 20 saya belum ready nak ada commitment dengan bank, saya pun cuai jugak sebab tak baca betul, terus sign. Sekarang saya nak kena tunggu entah berapa lama baru boleh terminate ASBF tu takut kena penalty. Sedangkan saya dah highlight saya taknak ASBF, tapi banker pandai pandai bukak ASBF.

Salam en faiz. If housin Loan the bal amt upon death ., in case the installment is paid off within 20 years , we can claim back the MRTA for the bal 10 years . is that true?

Bukan kena tipu. Tapi cust yang gelojoh. Sign semua tak baca agreement, then lepas tu terasa tertipu. Silap sendiri la tak baca agreement. Silap sendiri, sendiri tanggung. Bukan orang lain tanggung.

@@ahmadeqbal3755 U tengok balik video ni, jangan salahkan customer iaitu peminjam pasal bank patut ada accountability untuk explain benda2 mcm ni. Bank ni untuk sales sanggup menipu rakyat marhain untuk keuntungan berlipat kali ganda bayaran walaupun ianya islamic loan tapi keuntungan flexi. Cuba pergi bank terdekat tanya pasal loan rumah untuk rumah kerajaan rm100k bayar sampai rm300k pasal interest saja. Pasal tu kebanyakkan org keluar duit epf bayar habis rumah pasal taknak bayar bunga 2-3 kali ganda

Betul tu, banker bukan kawan, walaupun dia tu jiran kita. 😂 Dh terkena. Terjumpa ex-jiran yg kerja bank dekat tempat kerja dia. Mcm kena pukau bila dia suruh sy ambik sekali lg loan utk beli ASB, pdhal sy baru jer selesai byr loan utk beli saham ASB utk kali pertama. Lps tu, terus x nmpk muka dia.

This whole concept behind signing letter offer without full understanding is not purely because malas. I will label them naive and ignorant. You x nak baca T&C, x nak faham, means you sendiri terang terang telling others to fool you. To my mind, if one cannot even protect themself (or know how to protect themself), x payah lah susah payah nak ambil tanggungjawah besar such as taking loan from bank.
