Thank you. The windows are made from accoya wood, which is made from a fast growing pine tree that goes through a acetylation process using acetic acid. This creates stable and durable wood. They are very affordable, especially when compared to the large window companies. The best part in my mind is they are completely customizable

Sooo agree about waiting to see how you use the space. I’ve almost been kind jealous of people that can reno an entire home before they move in. But having been in ours 3 years now we’ve made changes slowly that function so well and we have the best plan for a bigger reno soon that’s going to suit us and this house perfectly. I would have never thought of the changes I have planned without living here. I think it helps you to better work with what the house is meant to be as well and not try to make it something it isn’t plus lose it’s uniqueness.

Yes, the windows are stunning! I am often bothered by stained wood interior door and window casings as well as base moldings on homes from decades past, thinking they would look so much more cohesive if they were painted out. But these handcrafted windows truly are the icing on the cake and take it to the next level. Just as the eyes are the windows to the soul, these windows are the eyes to the soul of the house and it's people. It; to me anyway, elevates it to a Frank Lloyd Wright aesthetic which actually the whole house is reminiscent of. It must be an absolute joy to live there! Thanks for sharing the beauty!

R/TVtooHigh I’ve never understood the appeal of mounting televisions over fireplaces. Suboptimal viewing angles and because you’re not looking at the tv straight on, it can’t fill your visual field which leads to a less immersive experience. I would have kitted out the basement as a proper tv / multi media space and let the fireplace upstairs be a centrepiece on its own.

Yes! This has been a huge bugbear of mine. First of all, the TV and fireplace are competing against each other as focal point of the room. And then TVs have to be mounted high up because of the fireplaces and the viewing is not optimal - the strain on the neck would become nightmarish if you plan to binge-watch your favorite shows. They should always be at eye level while sitting down.

it's the exposed brick and horizontal beam that are not working, wall should be painted or use same calacatta marble as on the kitchen island to marry the kitchen plus tv area

Hello there, I can try to answer that for you, for a renovation of this size: I peeled off the whole exterior, added stone all the way around, new windows, doors, replaced the flooring in the entire home, took down load bearing walls, added flush steel beams where needed, new kitchen, appliances, 3 renovated bathrooms, new laundry, all new plumbing and electrical, honestly, pretty much took the entire house back to the studs, for something like this you would be anywhere from $300 000 - $500 000 depending on the finishes that you chose and how much new construction there would be, what you find when you get the walls open etc. I know that seems like a big range but there are so many variables. I hope this helps a little

Congratulations, Karen Miller on a well thought out design of an entire home! Taking the wall down between the kitchen and living room was brilliant and created a beautiful, serene living space. Everyone will want to cook there and entertain! I appreciated that she told us it took 10 years to complete the remodel. So many of these shows make it seem like these changes happen overnight and that rarely happens! I agree that living in a space helps you make the right decisions. I love the farmhouse design -so friendly for gatherings. The home also has a slight arts and crafts aesthetic as well. The home has personnel touches. She does not mention it, but that house will be very easy to keep clean- a huge bonus! I really like the 1st floor entry way 'mudroom' area. A great place for coats/shoes to go and does not affect the clean look of the large kitchen/family room. The lower floor TV room is great- if someone wants to watch TV but others want to talk upstairs, that separation exists to allow this division. Finally, I liked that she spoke about plans to move the fireplace but found out it could not be done. I love when there is a constraint in a home design - it actually forces us to be more creative working with the existing structure. She did a great job using what was available. I am sure this will be a home with years of enjoyment for this owner and her family.

It is practically a new-built. They stripped id down to the studs and got everything new - stone exteriors, new steel beams, plumbing, electricals, floors, doors, windows, appliances - may be only the roof is original.

Thank you! I wasn't a 10 year renovation, it took me 10 years to begin the renovation. When we decided to renovate it was just going to be a kitchen renovation. We then figured we may as well do the bathrooms they were really tired, I decided to peel off the exterior, the landscaping, add exterior living/kitchen, etc.. the plan grew the longer we lived in the home. We waited until we saved what we needed and then executed the plan over an 6 month period from beginning to end.

Thank you. I can try to explain it, I did not explain it very well in the video and am by no means a fireplace insert expert so please bear with me. I am not a big fan of wood burning inserts I would have preferred open firebox without an insert but it isn't very efficient. I researched the largest glass viewing area I could find in an insert and came across Stuv. These units work off of combustion, using air both from the room as well as air outside. There are small holes closer to the top of the firebox that pull air in from outside, when the box is pulling air in from the outside the flames dance in the most beautiful circular pattern, as opposed to what you normally see in a firebox when the flames appear to be going straight up. I hope this explains it a little better.

Hello there, I can answer this for you. The ceilings are 8', to select fixture size, you have to factor in room size as well. A very simple guide to fixture size: measure the length and width of the room in feet add them together ie: if the room is 15'L x 12'W you would add 15' + 12' = 27, I would begin with looking for a 25" - 30" fixture. That is a very simplistic answer to this question but hopefully it helps a little.
