I am a Native Floridian, and presently reside in the Lakeland Highlands area of Lakeland FL. One of the things i will mention, for those looking to purchase a few acres of land in the country side or rural areas - and that is that Florida is a Land Locked State. Although a realter would be bound to disclose the reality of a specific property being land locked, there are even then some items of interest that bear watching for. In other words if a couple or more acres do not border a County Road, and are surrounded by private property with no private access, then one would need an easement across one of the other properties for access. Even then based on zoning and land use codes, one might still not be able to build on one's new property. One will need to check with the Land Utilization Offices for each County before making a decision on purchase, if one plans on building of any type.

Signing a document requires that people abide by the agreement. Nothing is free. Either move to a non hoa neighborhood, pay the high taxes, save the money for house repairs. Hoas save money for maintenance for people. I am on an hoa board. I am sick of people not cleaning their dog crap, not painting, not cleaning up their trash, parking eyesore non functional vehicles. I can't wait to see non hoa neighborhoods to sue people for their ridiculous behavior.

Some people require simplified rules to help keep up the home owners equity in the immediate surroundings. If everyone would take pride in their own properties, then the Hoa’s wouldn’t exist. It’s a sad World that we live in with people’s disrespect for their own property values along with their neighbors! They have to be told in writing where to park their cars, what color paints, how tall other utility structures behind their fenced in back yards are allowed! All of this, because people don’t really care!

Who's to say that an unscrupulous HOA wouldn't raise fees or assessments to ridiculously unaffordable levels overnight in order to steal your property? It seems to me that HOA's boards are the biggest criminals.

My biggest money mistake was losing almost all my money during the great depression in 2017 especially to the Lehman Brothers. It taught me one unforgettable lesson though.

Diversification". Never to put all my eggs in one basket. Now, I try to split mine between Stocks and Real Estate such that if one is affected, I would not be too affected and that has paid off as I made my first million earlier this year through this method (got the help of a pro though). I also experiment with a couple of other things. Hard to imagine what the situation would had been given the economy.

It's not as easy as it may sound and requires some sacrifices but it is definitely rewarding.It's best you do your due diligence, I have my portfolio overseen by ‘Colleen Janie Towe’ and her qualifications speak for itself. Most likely, the internet is where to find basic info, she has a noticeable page for consulting....

Tried Florida in 2004 it was okay.i bought a ocean front home in Mississippi for $300,000 .it's 5 thousand square feet.with a Olympic size pool.4 acres.boat dock to ocean,no HOA,gated community.casinos close.loose women closer.its a million dollar home in florida.all your tips are great and true.my uncle had Chinese drywall.they moved.florida is a refugee camp.to many parasitic expenses that will smack you back to reality real fast.good luck.

All true! Awful traffic, bad accidents and back ups, overcrowding, hard to get to the beaches on the weekends… minimal beach parking, restaurant lines, HOAs outrageously expensive, MOLD! And don’t forget termites, brown recluse, snakes and mosquitoes, sunburn, AC problems, the paint baking off your car and the occasional Cat 4 that’s coming to wipe your town out. I think I covered it. Maybe not… 😅

I am a Native Floridian living in Michigan at the moment. This is the best video I have seen on KZbin for Florida Home buying. The Topics were those I would have chosen, and you articulated them very well. There are a lot of pitfalls to living in Florida that northerners just don't realize. I would have elaborated more on Locals vs. Newcomers! Perhaps you could take that one on in a Comical type of way!

So right Frank. Moved from MI to Florida in 96. Was great, affordable and honest people. Now we have the worst of the worst moving here. Rich retirees from all the liberal states ruining the state. I living a dump with septic issues, roof issues and on and on. Some northern idiot will pay 300000 for a house worth 100. Then there's RICK SCOTT. $1.6 BILLION IN FRAUD. Here are some things to budget for or keep in mind when buying a home in Florida. Florida gets extreme heat, humidity, rain so expect more issues especially if you come from a milder climate. Here are some things to consider. Plan on spending much more for AC maintenance, repairs, replacement. Since they run 24/7 in the summer months they break a lot and plan on replacing every 10 years. Also If you buy a home built in the 1990’s or older beware of polybutylene piping. I had an inspection so factored this into my price and after multiple piping repairs, i completely replaced my piping. Also, plan on power washing a coupletimes a year and exterior painting every 10 years. Also due to weather extremes you probably will need to resod or regrass every 5-7 years. As for HOA fees know how much they are and know the restrictions. Coming from California, I was surprised that HOA fees were often more expensive in Florida even on homes that were less expensive. They love to send nasty grams to get you to power wash, repaint, resod, trim your trees, edge your lawn, resurface your driveway. As for population growth yes it is bad. I moved here at the end of 2000 and it was Nirvana but now it is way too crowded and getting worse. Once i retire i will move out of Florida.

@@EllieM_Travels And you moved to....? I moved to Florida back in 2009 east central Fl. Brevard County. Saw explosive growth there in the 12 years I lived there. I moved up to the panhandle. Quite different here as traffic/crowds were getting a bit too much for me

11. Make sure your HOA or condo mngt. association is not embezzling your monthly and escrow account. The Hammocks is a recent one, and another in Naples involved a Cuban Husband/Wife team that fled to S. America with millions. Demand that an outside auditor look over the financials annually.

Great video , so if you are considering moving to Florida , might want get a price quote on Insurance, best to be in a seated position before you review the price, even if you get a new roof, $4000 - $9000 year , pretty average price, depends also on section of State you move to. Get price quote before you purchase , getting worse every year , NO help coming from legislators.

MOLD is a HUGE PROBLEM in Southeast Florida...aka Palm Beach, Broward, Dade Counties. The contractors take shortcuts out while overcharging for services. On top of that, they will try and charge you more to do the job the correct way. Alot of Contractors out here are people with a license only, no experience in construction. They choose the subs that are the cheapest and since the subs a few the subpar work is great. Buyers beware of buying..most people aren't taking care of the properties and are selling due to unkept maintenance. Before we built our home we stayed in 2 different condos and we had mold issues with both.

Well Terry, I can attest to that. I'm a Female CDL Driver (13 years). I also worked for 2 Airlines. I'm from Arizona but spent my younger years in Illinois, Canada and Spain. Perfect and Life (living) in the same sentence, doesn't exist. Arizona has many of the Animals, Bugs etc. issues (like Florida). Yet, our State keeps growing. I've been to Florida for Vacation. However, I would like to spend a little time there, for a potential retirement spot. All 50 States have Pros and Cons. A Mover has to weigh, what is best for him/her or them (Couples).

Love your videos! There are many more things you may have not mentioned. Yearly hurricane damage, fire ants infesting the state, boa constrictor snakes in the toilets, mosquitoes, alligators and not to mention how muggy it is and extremely uncomfortable the weather is! It is a terrible place to invest! Oh one more thing...never buy a conventionally stick built home! It won't be standing long due to either the humidity damaging the pressed wood they build with today, or the termite damage!

This video is spot on!!!! I moved from up north to nothing but problems in living in Florida! Crime on the west coast!!!! Vagrants all over your property to steal whatever they can. Hand my garage broken into and my drywall ceiling cut out! Flowering plants dug up. Nothing left outside ! No fence for my pet as HOA doesn’t allow. Coyotes running through my back yard & are federally protected. HOA will not capture & relocate. Car insurance is ridiculously high as well as homeowners insurance! Electric is also crazy costly! Sinkholes are a worry! Traffic on highways crazy when the snowbirds are in season. Mold, geckos, and fire ants are nuisances!! Added expenses- wall to wall cameras around the house, lawn service for fertilizer & pest control, lawn services & power washers, home inspections regularly for upkeep to home! Who said it was cheaper to reside in FL? Only break are the property taxes!! Flooded highways & poorly lit highways Great video!!!!

Check the flood zone rating for any property you are purchasing in FL. Many times this will be listed on the website but can also be looked up on the FEMA website. Where I’m at in FL the flood zone rating is X (the best) flood insurance is not required. If you buy in an area that’s not X flood insurance may be required and will double the price of your home owners insurance.

As a new resident of FL we had a home inspection done and I wish you would have went more in depth on inspectors. We felt ours was a complete JOKE and waste of money. I would have GLADLY paid twice as much to have a REAL inspection done. Also, I wish you would do a video on the different "levels" or "types" of inspections. We bought a home that had issues (A/C and water intrusion) that went unnoticed by the inspector.

One thing I've learned about the people of Florida in my 14 years living here is professionalism is almost non-existent. Incompetence is much more prevalent. That goes for tradesmen, health care workers, just about anyone/ anything you can think of.

Florida has a massive amount of spring fed lakes. 2% of Polk County is spring fed lakes. Not everything is a retention pond.

Chyk eeze drywall was not just a factor for new construction in 2006, it was predominantly an issue for damage from the 3 hurricane in 6 weeks, inland. Charley, Francis, and Jeanne. The amount of replacement drywall was significant. These problems showed up shortly thereafter with negative health effects to humans and pets. These issues cannot be Kilz'd over either. There is a certain odor.

Great advice. Some app,y to any home purchase but others like mold, flooding, drywall are unique to FL. Look for concrete block construction, avoid wood frame in FL.

I grew up in Boca Raton Florida I was born and raised there from the 60s my parents were there from the 40s. The state of Florida has been destroyed by excuse me -people from other states that don’t appreciate the type of living that we have in Florida! I love the people of Fla. but you have to have a certain decorum about you if you want to hang with the good people! And this is for people who have lived there for 30 years your newcomers! Remember this is considered the south to the old timers…

Troy, great video. I bought a home built in 1952 in a historic area of PB. Had everything replaced 2 years after buying it. From roof to electrical wiring, insulation n plumbing. Top to bottom. The new homes here are not built well. They are put up in less than 6 months. That can’t be good. LoL Love the video. Thanks for posting

Thanks Frank. My wife and I are in Cape Coral as I write you. We are retiring at year's end from Southern New Jersey! Just looking to rent a 2/2....something years around , near the Gulf of Mexico. We want free parking at the beach or low fee street parking near the beach. Every town South of Cape Coral is a NO! Can't emphasize no 1 enough. Homes go up here in as little as 8/10 wks. Towards crime, I've seen elderly tearing off grapes, eating them as they grocery shop!

Rain or water retention are not the main concerns when we talk about flooding but Hurricane Storm Surge (sea water) depending on the wind speed, tide and other factors floods can go up to 25' or more causing human lifes losses and destroying entire cities.

There are very few locals in Florida. Most are snowbirds from the New England states, Democrats from blue states, and institutional investors. Most desirable areas and the demographics are unrecognizable from just 20 years ago. Most Sellers are still trying to rip off would-be buyers, who in turn try to flip the house again. I wouldn’t touch this state for the next 5 years until the non-sense stops.

This is a bald face lie, the overwhelming number of People moving into the State are from the Mid Western states cause they can't stand the Winters. Secondly, most of the developers are New York based investment companies (a Mid Atlantic state ) who are responsible for places like Ft. Myers. Moving on, the state assembly recently passed and approved a heavy gerrymandered voting district map making it impossible for a opposition party to win seats, thereby NO consumer protection is possible. Most people in Southern Florida are obsessed with preventing illegal boarder crossings or Trans people using their bathrooms that they can't (or won't) drill down and talk about the real problems.

Don't forget Florida's unfair property tax system where you're taxed on the price you paid. We have identical homes in our neighborhood where owners who bought some time ago pay less than $1,500 a year in taxes, but if you buy today based on today's value you would pay about $8,000 a year on the same model house. People moving here have no idea when they buy a "Homesteaded" house how much their taxes will rise as most northern states revalue properties so everyone pays their fair share of taxes and taxes don't change because the home was resold. Florida puts an unfair and undue excess tax burden on new homeowners.

You could have easily avoided the issues with the pipes on your new construction home if you had a crawlspace. It also adds extra flood protection.

there are some older homes down here with crawl space, you are correct, frame construction, joist floors, there are no basements, water table too high, (about the worst state for termites too ,like Texas) typically all plumbing stub before pour concrete slab. Not sure about panhandle if they build all frame ,would be able to have a crawl space, seen it in Georgia and few 100 year old homes here in Florida Nearly all homes now, in south Florida are concrete slab construction, and CBS , plumbers can slant tunnel under a slab to replace a pipe on mess up, but probably costly. Also there are many homes from late 70s , 80s, early 90s with polybutylene plumbing , all leak inside walls micro fissures, was class action lawsuit, Many Insurance Companies will not underwrite policy with this type pipes.

HOA? In my opinion, these “associations” are VINDICTIVE in nature. Some won’t allow a garbage can placed on the street the night before garbage day. Some require uniform mailboxes, paint schemes, fence type/height; one must get written permission from the HOA before improvements are made on your home. Before buying into a HOA, read their RESTRICTIVE COVENANTS. The HOA CAN TAKE VIOLATORS TO COURT. Way too much infringement.

You forgot to mention Homesteading. That was detrimental in 3 Properties we purchased in College Park. Property taxes went insanely high!

Great points Troy...Forgot to mention Drywood Termites...and new laws affecting condo HOA's of high rise buildings more than 3 stories will need new foundation and building inspections and a certain percentage of reserves put aside for potential structural issues...Sad to see Ft. Lauderdale Beach being overrun by raising sea level, esp. during King Tides...soon those high rise buildings on the beach will be under water...!! How many more insurance co.'s will be leaving the state..??

EVERYTHING SAID HERE IS TRUE!!! And if you are buying a house here, check if there have been repaired or unrepaired sink holes on the property. Also, BE SURE TO CHECK THE PERMIT HISTORY. Insurers are allowed to pressure you to replace a roof I’ve known a number of home owners who bought their homes at the 15 year point and were told by their insurer that they have to replace the roof which today, because of supply shortages, can cost $20K or MORE depending on how complex the roof lines are.

Lot of good points but question the order of importance you listed. Many of the ones you mentioned would be considered geographic issues to parts of Florida versus statewide. I would have to say the #1 issue in the State of Florida is the rising cost and ability to obtain insurance as it affects all homeowners.

There is no competitive market for homeowners insurance… the cost of homeowners has been jumping drastically doubling the last couple years… car insurance is increasing in leaps and bounds also.. at some point I may have to move north to finish my retirement… cringe at the thought of cold weather after being Florida since 1976… 😢

I have had several friends owning homes in HOA communities. Security is nice but the restrictions cost thousands of dollars each year. Landscaping had to conform and paint color guidelines were strict and painting was required when the community demanded it. Most left in several years because of cost to live. HOAs are a big housing scam that convinces so many seniors that their security is the only way to live! Yet several families i knew were victime of organized criminal families living in the HOA community who allowed criminal younger children to squat in their domicile.

For me number 9 is quite poignant I'm on my dad's condo board you can't believe how many people over the last couple of years have fought me over parking one apartment one parking spot period. They knew this when they moved in they signed off on it. yet they seem to want to change the rules to fit their needs. We only have so much space it's not like we've never thought about adding more parking we just can't. I tell everyone if you don't like the way things are join the board then you'll understand why our hands are tied over certain things but they'd rather complain then get on the board. I have started telling people if you don't want to help with the solution I don't want to hear the problem and I walk away

@@tom.1656 I've been available and listen to everybody's concerns and issues unfortunately most want to complain and do nothing about it I've offered them the opportunity to go on the board because we always seem to be looking for someone but they all of a sudden disappear or give me an excuse as to why they can't do it they just want to complain offering solutions as to why things cannot be done doesn't seem to matter it's amazing to me.

You no longer need a license to carry in Florida… no background checks or training either… lovely isn’t it?? But I would get licensed if you plan on traveling and carrying over state lines.. think we are still compatible with 37 other states
