Love how many are complaining about the HOA fees😅 There are plenty of other places to live in Southern Nv without HOAs or low HOA Second, if you are spending over a million on a home and you're worried about 300.00 a month to live is a nice community; you may want to have a serious look at your finances.

Toll Brothers is the only builder worth a dame, but 1.1 means 1.9 with all the upgrades. Lake Las Vegas is a bit of a strange area if you ask me. Its a bit too artificial, some abandoned apartments buildings out that way.

Just like the previous review, I love the house I don’t mind the price point. I personally would do all the add on’s. But I don’t like the added fees for just living in the area. HOA’s are one thing but SIDS and Lids and clubhouse fees and more fees on top of that. 🤦🏻🤦🏻🤦🏻🤦🏻🤦🏻🤦🏻🤦🏻🤦🏻🤦🏻🤦🏻

Toll Brothers is one builder that I would actually buy from. For this price point. Your not getting much space for backyard.

The Fees are horrendous… Cheaper to just Buy a Lot privately and contract your own build saving you tens of thousands of dollars….😂 Also Lake Las Vegas amenities are very expensive 3x more than most places so bear that in mind too, And the Lake is the most polluted Lake in Nevada .. As the Wash from the City’s Flood drains flow To The Lake, Blocking the Inlet under the Main road into Lake Las Vegas, It has to be cleared of Garbage after heavy Rain , There is NO Water treatment Plant for the wash before it enters Lake Las Vegas… So don’t let your Kids swim in it.. You have been warned. The Water Pollution is at 617,000 parts per million that’s incredibly high and gross 🤮…..

This is incorrect. Lake Las Vegas is listed as a drinking water storage reservoir just like Lake Mead. It is filled from natural spring, and water pumped in from Lake Mead. Majority of the water is pumped in from Mead ran through the lake and returned again. The only time wash water ends up in LLV is during times of heavy rains like Southern Nv just witnessed. This is rare and within a few days that overflow has already turned over and is now in Lake Mead. The wash is there to naturally clean and filter water as it runs through rock, silt, dirt etc so it as well, isn't as dirty as you would guess. Would I drink the water directly out of Lake Las Vegas? No, kf course not, but I wouldn't drink water directly out of Tahoe either without some sort of filtration.

I had all I could do to hang in for the first 9 minutes of this video. First off the young man shooting this video (the annoying commentator) he's all but worthless. Secondly before we even ever step foot in the house he starts telling you how everything you're looking at is an upgrade 😂 and then if that wasn't enough he actually starts nitpicking on the house before he even ever opens the front door😮 and then God forbid as soon as we step inside he starts right back in with this is an upgrade that's an upgrade obviously he is not working for the seller of these homes. The best part is when you actually do start the tour the home and he gets lost on the first hallway and it doesn't know how to describe the bedroom he's in except for the fact that it has tall ceilings 😂 and then of course starts right back in with upgrades. In the meanwhile I'm still trying to digest all the different fees and expenses you will occur as soon as you show interest in the property😅 furthermore I would not recommend this place, this development and certainly not the young man doing this video at least not after he got a little bit more experience 😊

This was the one and only video that I had seen this man put out and I was not impressed and I certainly will not be tuning in just because I recognize his name which I guarantee you by now I will not recognize it. First impressions everything and for me he blow it. Thank you for sharing though.
