Ben is right on the money with the first part. My grandmother smoked for a few years and worked in a bar, around lots of 2nd hand smoke and passed from emphysema related conditions at 59. A friend passed away last month who was a heavy smoker at 60 from cancer. I tried to get him to stop but don't think he ever quit. Also had a younger friend who smoked regularly, got colon cancer died at 35. Hopefully we all live a rich long life but nothing is guaranteed.

So good man. Honestly the reason I'm in real estate today. He was just living on such another level, his house and yacht... Ugh, the house was bought from former MLBaseball player, and when u look at the street it's 3 times the size of every other house around it. Love his KZbin videos dude came from just being a rent collector for a low income housing building, walking around with his 2nd amendment in a tough town. You can't halfway rip the band-aid off. The Booms and Busts are the ebb and flow and any assets will be affected by it. If you are in cross roads or need sincere advise on the best moves to take now it will be best you seek an independent broker who knows about the housing/financial markets for proper assistance. `
