When the coils on the roof top unit are disintegrating like that I can tell you for a fact that someone used an acidic coil cleaner the wrong way. Hey Ben you get what you pay for so pay more money to get competent HVAC guys. This is the kind of lack of quality that is technical and if your not an HVAC guy you wont even know if there doing the job right or not so dont cheap out by hirring cheap guys. When you shop based on price your accidently shopping for a hack and your bound to find some.

Ben Jr tends to start new projects and manage better cleaner buildings so its expected. Vincent tends to like cheaper properties that arent in high end neighborhoods but that strategy still has a lot of value as well

So, for knowledge, I'll read the deals we do in real estate. The developers are the ones that always make a fortune. They'll buy a chunk of land for $5MM, borrow $10MM, and develop a building worth $20MM in 1-2 years.

You can say that again. I’m a developer with projects in the western states and know all too well about the risk involved when you’re talking about something that won’t be completed for 16 to 18 months. That is a long time to tie up capital hoping the economy will remain in the meantime. I’m now at a point where I’ve got projects going with tenants already in place. These are huge 250,000 square-foot plus warehouses. So, the project type is super simple and shortens the construction schedule.

@@PS-lm3tp Hello my friend , if I can lend any advice it would be . To make sure you have a good team around you , or if you’re hiring people like Architects, and Contractors. Vet them throughly and make sure they know what they are doing. Go over the particulars, and make sure they are molded to your goals , budget, timeline to finish, and what the current market is showing. Location is important. Make sure you handle all your permits and approvals. Find ways to save money on the project , but don’t cut the corners. Things could become a headache at times especially if you’re dealing with your local government, but if you stay the corse, and handle your business things should work out. Also Make sure you have a good Attorney as well. I hope this helps some, and good look. 👍

Ben, that last building has 10 units and the guy wants 3.5 mil, if you rent 25k a year a unit minus 5k tax minus 1k insurance you have may be 18k, so 180k/3.5 mil it only 5% ROI which does not make sense!!! it has to be 2 mil max! 18k/2mil you get 9% ROI, why people list the units like this?
