Our retail space for my moto shop is in a strip center. Older place, they paved finally this year, but needs some other work. Owners are looking to sell. The upside is location, only strip center in Monument, Colorado right off the Interstate and Highway. Non-Stop traffic driving by, the Restaurant Rosie's is always packed which brings in people to the center. This area is continually growing, got those Texans and Californians moving here. The owner/s are not business people they inherited it from a brother who passed away in 2019, they probably take less...I think they are asking $2.8 million but new roof is needed, and rear lot drainage needs redone and repaved, new main sign is needed. Figure I give you or anyone that reads this a tip, might be great investment for the right person. Occupancy is 100%, there isn't much else up here for spaces.

when everything is said and done, whats the exit plan? IMO i think the best option is to have them sell everything and just keep it invested in S&P index. the dividends alone will be a good enough income and enough to keep adding to it if they want, generational wealth. no effort, no real value add to the economy more a leeching role but screw it you worked hard so they wouldnt have to work as hard, yea people get lazy but that normally doesnt completely fuck up the fortune til the 3rd generation that gets its hands on it.

Old buildings get overvalued. I generally just build in demo costs and tear them down. Most of the time we go for ground lease these days as building new is expensive. Ground lease I can have in place and monetized in 6 months. Build to suits can take up to 1 year. Existing buildings can reface with new tenant and tenant improvement credit but building needs to be sound. We have another one fixing to close on for 600k where seller spent over 2 million on it..Sometimes we do a pre-emptive bid before auction to seller and buy that way. It's a roll of the dice for the seller on auction day. They can land a CA or NY buyer who has more cash than knowledge getting started and overpays to cash them out or get the veterans who likely pay much less than they want.
