Some of the themes are freemium, that means you can use them for free, but there are some PRO features. Usually this is how developers support the effort of building an maintaining a theme.

Hey, once you install and activate it, you should go to the Get Started page. There you are redirected to a site library and should get the entire website imported in a few steps. Let me know if this worked for you.
