Hi Bryan! I love your videos!! I am right there with you with the height thing!! You are very knowledgeable and you are nicely honest when describing. Incredible, very cool, elephant in the room, nice, oohhh ahhh, massive, don’t really need a tan, custom, display, quattro infinity, gorgeous. Those are all Bryanisms😂😂. You are very entertaining and if I EVER hit the jackpot in the lottery, I will buy a home in Vegas and you MUST be my realtor!!! Blue Heron’s choice in you to showcase their homes …. BRILLIANT!!!! I hate the smoke glass by the stove, and island. I also hate those stones in the home between the floors….very difficult to clean the floors, and bad when you have young children.

Oh man... I love both.. But I completely understand... I absolutely LOVE the smoked glass concept. The stones.. Well, I think I love the IDEA more than I would love living with it. The "stones" is probably the #1 loved/hated design feature of BH homes!

Question.....how often does people have a problem with snakes? All those rocks with the heat seems like snake heaven 🤷🏽♂️

I could see your concern. Frankly, not much. Snakes aren't much of an issue here. In 32 years living in Vegas I've never come across a random snake. Bigger concern for people are the scorpions. Typically those come over via palm trees. But regardless of where you live, you're eventually going to come across them. Some (newer) areas are more predisposed. They're also a PITA to get rid of as pesticides don't typically work. You have to go "black light" hunting for them at night!!!

No offense taken at all. Frankly, I thought the same initially. I asked the Blue Heron design team DIRECTLY months ago about this. Turns out that it's their preferred design language. If you check out my videos for VM001 (the $25 million dollar home now back on the market for $34 million) you'll see all the counter surfaces are the same. Then check out the Blue Heron custom video I have for $23.5 million and same counter surface. Both are obviously bespoke custom homes under their "Elite" line. Now, if you don't agree, you can always add a fabricated apron as well. Personally I prefer a 3" apron, but this is how they prefer. 🤷♂️ There are some "design language" decisions.. Such as both of those homes only have one toilet in the primary. Both have a very "intimate" sleeping area with ingress / egress behind the actual bed. Moral of the story... No "cutting corners" at all. Just their preferred design language man!

Blue Heron is cutting corners. Bad windows, home depot vents instead of registers, poor finish on tile walls, terrible pool, rocks are like gravel here.

@@leboknows I would. You're still great, the house looks below the established BH standard. The windows look like basic cheap aluminum frames, the space could use their signature floor to ceiling ones in a few places. The flooring in a lot of the house is a little down market, maybe even below Toll Brothers to a Lennar or Taylor Morrison. Vents instead of registers like every other property of theirs is more of a cost measure than design. The pool isn't big enough to spread your arms to do a lap, maybe it's a human birdbath. The wall finish? we have eyes and can see it is not great in some spots and the walls that have tile don't line up and have a bit of grout showing beyond what I'd want at this price point. This house looks like it was rushed to completion and the actual builders maybe didn't understand the assignment. Those dark mirrors remind me of my grandparents' 70's kind of home too. I love their homes but playing hopscotch over rocks is setting up a broken ankle lawsuit by a litigious party guest.

Very confused… who the heck is going to clean all them rocks??? Dust, dirt… what about those slit leds… they look great but when the led dies, how the hell you changing that??? This home like all of blue Herron designs are authentically beautiful but not practical.
