i heard in a TV interview the other day when they were talking about building new infrastructure, specifically the new airport and maintaining the old one... (these were people from the government and private sector) they admitted that here in the Philippines, we build structures that are badly designed and that we don't really give much importance to long term maintenance, that is why most (if not all) new structures easily get damages like leaks and cracks, and damages are hard to fix because they are hard to get to... it is very hard to upgrade equipment because there is no space or provisions, and contractors don't take down and replace things, they do "band-aid" repairs... etc etc etc.... that is why, in a few years time, what looks like a modern, sleek and advanced structure already is dilapidated... even keeping buildings clean is such a big problem... public comfort rooms are always dirty, and they cant even keep the smell from seeping out of the garbage shoots and stinking up the hallways... you even had a vlog where you picked up a lot of garbage in one small area of BGC... also a lot of cigarette butts, plastic bottles, etc etc etc... I don't want to say it, but the future of BGC (which is the "model city"" of modern Metro Manila) doesn't look so bright if this continues...

Insulation would like solve the problem on the drain pipe. The condensation is cold in the pipe and humid air in the space allows moisture to condense on the outside of the pipe. So even if you have a good connection on the pipes, condensation will drip from the pipe.

Let me share a little info. Split A/C concerns usually on the drain system if it's not properly planned and installed, hence, leak is inevitable. Your bro seems knowledgeable having tilted on the pvc drain pipe that is technically correct, but, i suggest to your contractor to not cover all your dug wall as it is embedded pipe though, the reason is make sure there's slot for maintenance (one on the upper part at A/C drain outlet & lowest part near floor), why, drain pipe clog after several years due to accumulation of jelly like substance produced by cold water from A/C stick on the inner drain pvc pipe wall. The slot (with provided lid) at upper part, is where you can see d connection from d a/c drain outlet to pvc drain pipe down ward, this is where cleaning maintenance is done. Also, It has to have maintenance sched of cleaning at least twice a year including the drain pipe. I hope the tilt/inclination of pipe atleast minimum of 10 degrees in reference to horizontal surface ground. Anyways, you may ask your cortractor further what is better to avoid leaking that could cause water marks at the wall. Kudos

yup, agree... i would not seal everything up for maintenance... building design should have provisions for these things... just like other comments here... here in the philippines, even big developers do sloppy work... even the stock aircon your kuya has in the kitchen area... how in the world would a worker reach pipes easily in such a tight area to fix or maintain it?... it the property developers don't even think about that, don't expect them to give a hoot about the "tilt" in the pipe hahaha...

🫣 I had 12 defects in my Condo on turn over > it took 12 Months to resolve all 12 issues > some were 100% the developers builders not checking their quality of workmanship 😳 tiles that were faulty, leaking shower seals, electrical outlets with no power, dirty walls and yellow stains in on the toilet seat… 🙀

Yup, for a lot of people the house & lot option makes a lot more sense. Since kuya and myself are foreigners, we're not actually able to own land and we enjoy living in the city, so for now, condos are the way to go... 😅
