I am in Nagarbhavi, 1.5 kms from Ambedkar Engineering college. This is a fully developed area and prices are 7.5k per sft and these guys are asking 4000 for an under developed area and outside the city. As you said 3000 would be reasonable. But also few things to note is that he doesn't allow borewells, so down the line that is also risky is water runs out. A 60x40 will cost almost a crore. Appreciation will be lower percentage wise going forward.
