Hi I am having an issue with a very aggressive and stressful tenant who does what she wants without my permission. I regret asking a realtor who I thought can trust brought a tenant that is not a good fit for renting my room. She is not a nice person. My neighbors and friends are worried about me. I wanted a good trustworthy humble tenant not an older lady who squats and pays by zelle which she can scam anyone easily. She installs her own satellite dish on my garage roof. I hope to give the legal termination notice and I may have to pay her off. The bad part is that she is a commercial realtor with aliases. I dislike her persistent personality. Not my type of tenant I want around my neighbors kids and my family friends. I fired the second realtor who is not honest with me or on my side. I missed meeting two other tenants. I never had a chance to get a proper authorization and I accidentally gave her my keys to the room because she accused me of taking her zelle money which only had 987.13 when she paid $1,456.66. I didn’t sign any lease or month to month. Only thing my former realtor did was tell her to pay me $950 a month she is too difficult and I want to get a better renter. Maybe she is squatting in my late parents masterbedroom.hope to resolve this soon. I can’t afford high priced lawyer. The police can’t do anything about this matter landlord vs tenant. I feel for the ones who ended up with a bad or awful tenant 🙏

My tenants split up, girl with a job moved out, unemployed boyfriend remained. Didn't pay his rent, didn't answer emails, claimed he had no phone; when I went round he'd broken the lock so I couldn't get in...finally got an appointment with him, took 20 mins to answer the door: total squalor. Never be rude to your tenants? I was rude.

Same issue I’m facing. I eventually changed the locks not they have their lawyers contacting me as if I’m in the wrong. They haven’t paid rent for two months with no explanation. They keep avoiding my calls.

@@pollypowell9234 depending on local or state laws, you may very well be able to decline for things like bad credit, no credit, or a report from a previous landlord regarding late payments or if their employment should not completely check out. Often bad tenants do not leave zero clues/tracks that they are bad tenants.

Good tips! I would add check their housekeeping practices every 4 months - I've found this is the amount of time before showers etc need cleaning before permanent damage occurs. Also, you can discover any bad habits, leaking water supply lines etc so you don't end up having to replace all the fixtures and appliances or deal with structural damage.

I hate it when people say this, yes it’s true people live different realities! But there is only one real reality! Just like there is right and wrong there is no in between! People choose to live different realities because that’s how they take advantage to manipulate people and situations! If people just kept and held the truth and reality up at all times there would be no bad people. We have to put people in their place! As soon as they miss a step that’s an automatic reality check!! I suggest making a video about how owning rental properties is not easy money , there are actual responsibilities involved . These may be investments to some people but these investments are also where people call home. More often than not these people are paying rent near the same amount of owning a house (at least where I live). It may be a transaction between landlord/company and tenant with paying rent. But it is a huge responsibility and if someone is only looking at this for "easy money" and does not make this a safe home like environment, it is not okay in these circumstances. Buying real estate is becoming a "trend" its great for people who actually care about the tenants. But its also a trend that is making it also easier for landlords to manipulate their tenants in some cases.

Make a video of your worst tenant and how you resolved that issue. Did you have any section 8 tenants? Are the harder to evict?

Hi Marcus Conn. Yes, it can be much harder to evict a Section 8 tenant, especially if they are in their first year of tenancy. If if is for the tenant not paying their share of the rent, it should be easier. Just make sure that all procedures are followed accurately as the tenant, more than likely, will be entitled to free legal representation based upon being a Section 8 tenant. If a tenant is evicted for owing rent, they will be removed from the Section 8 Program. Legal Aid and tenant advocate groups sometimes are in Court. They will do whatever they can to prevent this. I was asked to leave my unit because a fellow tenant calls city inspector, deemed the property not up to code so manager gives us ten month to move out. I get refund plus another $1.200, other tenant gets served an eviction. Thought he can hardball the manager sinking the ship on all of us. Suddenly they had a leaky roof which the tenant before didn't have the problem.

There are always ex cons who will do private evictions for a price...The landlord tenant board is backed up 3 years in Ontario...Private bad tenant list do exist you just have to ask around in Landlord groups.Ive seen many good people lose their investment homes due to years of unpaid rent.

Hi Sultan's Financial Journey. We disagree with his approach of serving a notice one day after the rent is due. We have been in the landlord services business for close to 30 years. We discourage our clients from doing this. We have seen some clients actually lose good tenants solely based upon consistent late rent. BUT the rent was always paid. We also disagree with lying to tenants by stating that you are not the property owner when in fact you are. It sets up a bad relationship between the landlord and tenant right from the onset. If the landlord feels that that behavior is appropriate, than maybe they chose the wrong tenant. Our channel has other helpful hints for landlords. Take Care.

i live in a building where there is a nuisance tenant living in the building. he changed the locks on the door the police kicked in the door to arrest the boyfriend. they disterbed the peace fighting for a whole year the management had me to tape them fighting i did i got 71 recordings on my phone. they taken all the stray cats including 1 possum and no eviction. what is up with that.. i live next door to the bad tenant so i hear all the noise i even had to take a picture of the possum. landlord did nothing the tenant uses drugs and sometimes sells them. he lost his mailbox key so he opens the mailbox with a screw driver. the mail man told him he was not leaving anymore mail there he ran after the mail man with insults. then made a trip to the post office trying to get the mailman fired. i had to type a letter for the mailman to keep his job because the bad tenant lied on the mailman trying to get him canned.. i wanted to know can i sue someone because im tired of all this and the bad tenant cursed me many times and tried to have my income cut off is it anything i can do to protect myself..

My suggestion, make sure you have a written contract that has an "Application of Funds" clause, meaning that payments you receive, you can apply to any fees and charges in any order of your choosing, regardless of any notations made on any check. So if rent is 900, and late fee is 50, and the tenant pays 900, you can apply 50 to the late fee, and the remaining 850 to rent. So now, instead of evicting for a late fee (which many courts will reject), you can evict for incomplete rent (which many courts will accept).

To lie to a prospective or current tenant as to your true relationship to the rented property is a recipe for failure of trust between you and the tenants. I have often been friends with my tenants, the way that a parent can be friends with their child. It does not mitigate the rules, I still expect compliance and they all know I will enforce it if I have to. Remaining calm is easy because I have all the controls. One issue that has come up again and again is my female tenants making passes at me... but I simply know, fully that doing so would completely negate my right ever to evict, so I have never been the slightest bit tempted.....

It has been just over a year that I have served my tenant with an N12. She refuses to leave and I need to live in the rental, I am the owner and I am still waiting for a court hearing with the LTB. I have to sell my current condo to move into the rental as the rental property is much larger and I need the space for my family. I also don’t want to be a landlord anymore and I can’t afford it. I am still waiting and there is absolutely NO help from the tribunal for landlords. They asume we are rich and don’t need help which is so corrupt. I am so ashamed to be Canadian and I just want to live in my home that I own and I have to go through this. My life is on hold and my house is being held hostage from me and my family. PLEASE HELP

What about dealing with noisy neighbors that constantly slam doors or are constantly in and out of their apartment (while slamming doors)? My neighbor slams the door 2-40 times per hour until he is sleeping or at work, although he is self employed so he is usually at home, slamming doors, or in the parking lot smoking cigarettes most of the time while he is awake.

@@meliss9536 @meliss I'm the tenant. I complained in April, 2020 about the door. The landlord said she would talk to the neighbor (I told her to do it indirectly) that worked for about 2 weeks, then he was noisy again. I talked to the neighbor about noise politely in November, that worked for about 2 weeks then it started again. I mentioned it again recently after my neighbor and their friend screamed outside my apartment and then slammed the door loudly...the neighbor was a bit more quite after that, but starting to slam doors again...hope there is no more screaming though or that loud bang from the door slam that woke me up from my sleep. Long story short (stay away from townhome apartments, and apartments where the front door is only 12 inches away from your front door). The landlord knows about my complaint, but I don't think she is stern enough to do anything drastic about it...all her Yelp reviews are good, she does not want to ruin that. Plus i'm getting a slight discount on rent ($20). But at the same time I haven't mentioned it to her again anymore because I don't want to be one of those tenants that complains...now I block my ears when the neighbor opens his door because I know a slam is about to happen...sometimes I still get surprised by it though and it scares me and my heart just out of my chest. I don't know if my neighbor is doing this intentionally, or he is just inconsiderate but at 34 years old you would think he would know the difference.

Solid information. Especially #7. To not delay in filing for eviction due to "feelings" or some thought that comes and says that they will get back on track, when in actuality they know that you have never before followed through on the notice to evict. I will change our former practice and use a proactive and professional filing process with NO Delays. If a tenant has no issues with occupying the building / residence then they should have no issue with forwarding the rent due for the use of the property.

Landlords lie a lot. When I was a tenant 4 out of 12 landlords didn't lie to Me. Most people lie regularly and everyone above age 3 told lies at least twice in their life. This guy still has good information.

@@MemoGrafix i have a solution for a lying landlord...trash the place when you move out. A bat works good for the toilet and walls. Magic markers work well for writing graffiti on the walls. One place i trashed, i got drunk and ran through the wall from one bedroom to another. I made both rooms connect. Another fun trick is put rice in the main supply line for the house. It plugs up all the taps and faucets. If you need a few extra bucks you can also sell the fridge, stove, washer and dryer the landlord provided with the rental. If the landlord is evicting you, the last few days before you have to be out, post ads on craigslist offering a free place for hobos to stay. When the landlord shows up now they have 20 undesirables to deal with. Two can play the game with crooked landlords.

@Op Hs Have you ever smashed a toilet with an aluminium bat? When you smash the tank and the water goes everywhere....it's an incredible sight. Water goes everywhere. Keep in mind i don't shut the water off to the toilet...i let the water run. Water runs all over the floor. If there's carpet i like to pour bleach all over it. You called me evil, but it's crooked lying, landlords that put me in that mode. Don't blame me, blame the lying landlords. Moral of the story, be good to your tenants.

There should be advice for tenants to be respectful to workers like consierge and supers. Especially the rich ones that like to tip 100$ like bums
