I'm loving this series! Came at the perfect time in my life! I watched the first video yesterday and already started implementing the elevator pitch strategy with some of my higher end clients! I'm "just" their pool guy btw,, but have built great rapport with many of my clients over the years and have already been talking with many of them about my real estate accomplishments so far!

I found a potential investment property already and am hoping to check it out this weekend and figure out the actual structure of the partnership I'm looking for and how I will structure the deal as well. The property will be a "community of 3 short term rental cabins and 2-3 high end tiny homes! I already have 1 tiny home in the area and we're 100k all in and doing $6k/mo Gross. About $5k/mo net!

As a newbie when raising capital, When you raise this money do they give those funds in a secure account you can access or is it whenever you’re ready they are able to deploy that cash towards the deal through attorneys?

How can I structure a deal to have multiple PMLs for 100% of the purchase and rehab for a SFH deal instead of using just one PML? Who would get the the first position lien on the property be given? If I use a HML to give me 75% of the purchase and 100% of the rehab and I use a PML for the remaining 25% of the purchase, what documents would I use to protect him and to make the PML feel protected? Would it be a deed of trust but in second position (not first because first would be for the HML), a promissory note, a beneficiary on the insurance, and a personal guarantee?

Okay... I am officially addicted to the Bigger Pockets Podcast. I am a travel nurse with a 1h 20m commute, and I love listening to you guys while driving. Thank you for all the value you provide to your audience!!!! I do have a question regarding this series. What is the strategy used to pay the private lenders back? I can see in a flip or a brrr, but how about if the borrower used the private money for a turkey property?

Partner with them 50/50. Pay them when you sell. Give them monthly cash flow.

Pleaaaase answer, I could sell my house profit 50k, put 25k down on another, rent out that house, have the other 25k in case anything goes wrong, or I could keep my house valued at 150,000 with 90k left on mortgage and rent it out for probably $1000, mortgage is $650 a month, and live in an rv for cheap from a buddy

So many realtors dont understand investing. This is a big sore spot and an opportunity loss that many brokers experience.

It simply doesn't make sense to buy rite now for for first time home buyers . Almost guaranteed to have a house underwater I get the buy if you will hold for years. Buy why would you want to purchase a lemon and be tied up in a liability.

@@jtowensbyiii6018 it makes sense to buy with others money but not with your own I'm talking about first time home buyers not investors. Jerome Powell said it himself if he were a first time home buyer he would wait that's the government bud.

Not a huge fan of this raising money mini series, it seems the bigger pockets podcast has gone from helping people get involved in realestate to just trying to raise money, most of the recent guest seem to be on to pump their fund. How long until David makes a comment about a 20yr old youtuber/tiktoker who's raising funds... 🤔
