Saw this coming. Lots of developers up here buying $200000 houses just to turn around and sell for half a million and then use “inflation” as an excuse. just plain greed is what it comes down to.

Nobody bothers to plan for this increase in demand either. It's just a "Get Rich Quick" scheme to them.

Just spoke with a buddy who left Southern California and moved his family to Boise. He's only been there 3 weeks but he said to me "It's not worth the move".

I grew up in Boise and it’s insane how fast things have changed. Every time I visit for the holidays at least 10 new buildings have been constructed around the area and housing costs are crazy compared to when I lived there just a few years ago. The fact that a studio apartment sized home in the Northend neighborhood can be $500,000 is absolutely nuts to me.

It is the truth. Not to mention all the classic favorite local places are going out of business. Nothing is the same anymore. They are going to rebuild the airport too. Boise has a 'tent city' can you believe it!?

I have friends who sold their home for $100,000 over the asking price in the bidding frenzy. Idaho is slowly turning into the new California, and less of the Gem and Treasure as we knew it.

it's the inevitability of living in a Corporatocracy. industry will move to wherever they extort tax breaks ( Georgia=Film-TV),m( Amazon anywhere you can name), ( Boeing to a "right to work" state ) pay for no infrastructure the burden to cover societies needs falls on citizens prices and taxes skyrocket. State wakes up, imposes taxes....corporations move on. Robber Barrons. Go ahead play their game your grand kids will look back at you like the dupe you are.

Why though? What’s so cool about Idaho... other than it’s safe. The scenery and nature/entertainment doesn’t compare to CA in the slightest. The only good thing about Boise is it’s quiet and safe. Not even affordable anymore......... I would much rather be in Salt Lake City than Boise. I don’t see the obsession.

@@realreviews4102 that's the attraction. Its extremely safe & friendly. I live in NYC & I'd trade that type of safety for this insane city life. My buddy got stabbed on the subway a few months back just being an innocent bystander. Safety is a luxury these days.

Born and raised here in the treasure valley and at almost 33 years old, myself, my husband and our two sons are now living with my parents. I have to literally prepare myself every time I look at listings because I always end up overwhelmed and disappointed. It’s actually causing some severe depression for me and my 13 year old son. I genuinely don’t know how we are going to get back on our feet.

I spent half my childhood in Boise and moved back as an adult. I had to leave again to another Idaho town five years ago. It's not the Boise I knew and loved. Progress is one thing. Out of control growth is another.

I am sad to see this lovely city being destroyed by fast growth, mainly from people fleeing the disasters on the left coast. Somehow Boise already has become far less than it was just a decade ago, with ideas coming from those who have no history with it and bringing in the very things that destroyed their last place of residence.

Thank you! I remember Joe Rogan saying something similar when discussing the crazy amount of people moving to Austin. He said “don’t forget why you moved here.” People who expect to move to a completely different place but keep doing the same thing are why locals get driven out.

Same thing happened in California. California used to be a state that had a good quality of life. A blue collar worker used to be able to make a decent living there. Then all the people from everywhere else invaded Cali and all the high tech companies moving in ruined California.

I think CBS could’ve gone even deeper if they wanted to. Having lived in Meridian (a suburb of Boise) for 18 years it’s insane to see the changes to the landscape the last five years have done. A new neighborhoods worth of houses and apartments are put up every month. New shopping centers and high schools, more every year. I’ve moved to a different state now but coming back every year for the holidays it’s a trip to see what’s different.

That was the same feeling I had 25 years ago in California. The dot com community and then later called Silicon Valley really impacted what the suburbs used to be like. Every year our highways were expanded until a 4 lane highway became 12 lanes. Driving to any city was 20 minutes maximum and now 45 minutes to 1.5 hours. That’s why EIR (environmental impact reports ) are so tough on new buildings going up in remote areas or sensitive habitats. Out of town businesses wanted to develop everything.

I feel the same way. I'm from Nashville originally. Or well, a suburb of Nashville. Went to college in Nebraska and I'm now working here. But every time I go back for Christmas or whatever, another farm or patch of forest has been clearcut and turned into another apartment building or subdivision.

I MOVED out of my 10year Boise $750 month 3 bedroom, and the Land Lord raised rent to $1400 for the next renters. I now rent a room for $500 the past 2 years..which is the cheapest.

I am so sad for my home...I've lived here for 30 years, and will have to move so I can retire comfortably. Same thing happened where I grew up, which was why I moved here. It WAS a great city.

Mind blowing,, I moved here 15yrs ago,,, I moved by chance to to North End,,,, changed indeed,I cry for Boise,for what she used to be,,, I WAS one if the best kept secrets,,, now it's fast driving road rage and if I say any more poeple will damn sure attack me,,, rip old Boise. I'm glad I once knew you. 😔

Boise doesn't have the jobs to support those types of home prices. No high tech jobs. No innovation. That is what makes it unaffordable. Buyers beware! But yes it is a place where "Coastal" city dwellers can escape the terrors of their former cities (Portland, Seattle, San Francisco).

I’ve been moved to 100% telework forever with my job so I’m moving my family to Meridian in two months and bringing my $135k salary with me. Portland can burn for all I care. I’ll take my money and inject it into the Idaho economy.

Don't blame the outsiders, blame the insiders that are allowing things to run the way they are. Also, what is it with apartments/townhomes charging a monthly fee per parking spot on top of the monthly rent? If you're moving here from California please stop saying "oh that is so cheap" you're only further driving up the prices!

I came here from Louisiana in 2017 and I love me some boise! I'm a veteran of the armed services and I try to give back by working hard and paying my share of taxes and staying out of trouble. Sadly the prices have definitely gone up since 2017 and that's unfortunate but I definitely see and appreciate the beauty of my new beloved home town of boise! Go broncos!......and LSU tigers and my saints! Whodat!

It is the Mayor who was there for like 15 years is a liberal from California and the wack job in there now is from Boston. It is an example of outsiders moving in and voting dumb. Nearly all the farm land from Boise to Caldwell is gone now for stupid apartments $$1500-2000 for a 1/1. It is disgusting.

You're basically paying Denver prices for Colorado Springs or Spokane-level amenities. No major league sports, no transit outside of a spotty bus system, second-third tier medical care, an airport with limited nonstop destinations, and most importantly, a lack of high-paying jobs.

That's what makes me the saddest about all this. Say what you want about San Francisco, Los Angeles, Seattle, or all those cities but at least they have jobs, landmarks, and cultural amenities that can somewhat explain why all those cities are insanely expensive. Boise barely has any of those things.

People working remotely getting out of state wages (Cali) can afford it here, driving prices way up. Boise locals can no longer afford it and are being forced to move out of state. I grew up here. Now I’m leaving. It’s no longer Boise. It’s so very sad.

Yup. Born and raised here. It’s absolutely ridiculous. I’ll be forced to move out of state and away from everything and everyone I know and love at some point if this madness doesn’t stop. I hope prices drop down soon or there will be nobody from here still living here in another ten years. So sad.

I'm a native Oregonian and the same thing has happened here over the last 5 years or so (Californians). It's forced a lot of Oregonians to move out of state to find more affordable housing which just inflates the markets they're moving to. Houses have been selling overnight for $50k-$100k over asking, it's absolutely insane.

@@ron3815 two words. EASTERN Oregon . Very different from western oregon. I live in a small town in eastern oregon. You can get a decent 3 bed 2 bath house here for 200,000. And no sales tax.

@@jtr2087 you’re raising an important issue. To buy and eat locally grown foods is critical to the health of its people and economy. It’s how self sufficiency begins. There has to be some high end restaurants that start paying the farmers more for their produce so that farmers can pay the tax on their land since it’s getting more expensive. And that revenue alone won’t help. Idaho will have to create a tourist attraction so there’s extra income coming into these communities as well.

All the more reason to eliminate exclusionary zoning laws that are so extensive in the land area that they cover. Single family housing, with large minimum lot sizes, and no commercial locations in blocks and neighbourhoods are all contributory factors to sprawl that takes away both arable land, as well as land that can be reserved for nature. But anyway, there's a gradual shift in attitudes in the United States taking place. The American Dream is no longer accepted as one of needing to have a large house, a large yard, and a large car. Increasingly people just want to have a decent residential unit, well provided with utilities, regardless of whether it is an apartment unit of a large or small apartment building, the unit not being too far from places of commerce, services, and leisure that one can walk to and from, and also that cities have transportation systems and organizations that enable efficient and effective commuting to and from places of work. Neighbourhoods will have parks, fields, and playgrounds where the kids can play together...

Flying back to Boise from our home in Thailand tomorrow for the sole intent of selling my house there. Boise has changed so much the last few years I hardly recognize it. Been there since the 60’s. What once was a very special place is now quickly disappearing. So sad. Never thought I would sell my home there.

@@Blueberry28301 actually my wife is Thai. We create a lot of employment for the local community. There are many foreigners in Thailand and the Thai government is trying to get more retirees to move there as it helps the local economy. Try going camping in Idaho now. Chances are the campsite will be trashed. Worked for NPS for years in Yellowstone and glacier and the concept of leaving your campsite cleaner than when you found it is now a foreign concept.

I sold my home in Nampa last may 4 hours on the market 110 over asking move out of state paid cash for a house in the country 5 acres 3/2 with a shop pool and hot tub

Born & raised here, been forced entierly out of boise into Nampa. Caldwell will be next at this rate. Tips to those of you struggling, do your best to get a remote out of state job. I nearly doubled my income doing that and it's helped immensely. I would have been forced out if state if it werent for my current job.

As a native, single income family, I too am very interested in this remote out of state work. We'd be indebted to you if you'd share. I literally worry about buying shoes for my kids at night, and we already shop at Walmart. I started doing our own haircuts recently which hasn't been well received, but I can't afford to get everyone a haircut, let alone go out to eat. Even fun things cost $. We got a City Pool Pass this year and went everyday, twice some days.

A bunch of yuppies from the coasts are invading Idaho. Many bringing their post modern - high tax, high regulation, “progressive” views. Idaho will become Colorado if we don’t do something about it.

FYI if you are referring to Colorado and the cannabis I suggest you do research as I support the idea of legalization. You should be focused on what legislation they are pushing through to harm Idaho not what would help Idaho...not to mention the type of people running for office

So sad. I live in NYC & I feel your pain. Whenever some of my friends felt they were done with NYC they'd move to a smaller town with small town culture/economy. You sadly can't find that anymore. The whole country is so darn pricey. My brother moved from Miami to Tanzania last summer because he was so exhausted with things here. He lives in a nice apartment in Dar Es Salaam for $200 USD monthly.

In California it’s the real estate companies who are outbidding the buyers. And for some odd reason over the last 10 years A LOT of Chinese investors are buying up commercial properties and historical buildings like a newspaper agency that’s out of business, a Sears building, an old court house etc.

Chinese investors should be restricted from purchasing American homes. I see so many of them. They’re probably a huge reason of why there are so many American homeless. We can’t just fly over to China and buy their houses. Why do they get to do that here??

I also think many of the Chinese who came to the US in recent history is because of the restrictive environment they were tired of living in- ex: the 1 child rule in China. Also because the US is a free market economy so it’s open to anyone who has the cash to pay taxes and what not.

All of the issues in California Washington and Oregon and are driving people out. The homeless and the drug problems not to mention the sky high rents and home prices. Here in Central FLorida the same thing is basically happening. Crazy....wish I would have bought some real estate about ten yrs. back and held onto it.

10 years ago? We bought a condo for $159k outside of Tampa in March of 2020. The people downstairs are selling for $250k right now. I personally think ours is nicer, but they have invested in the bathrooms and kitchen recently.

@@johnphantom 10 years ago you could also live off of $8.50 an hour, you could still find a pheasant deer and elk with ease to put meat in the freezer if you were really struggling and neighbors would help each other out in idaho. Now you can't live off of double that, hunting has got a lot more expensive and the game has become more scarce, and people don't seem to look out for each other as much anymore.

What people don't realize or talk about is that the reason so many are moving to Idaho is that THIS happened in their state first, forcing them to relocate someplace cheaper. Even now, Boise is cheaper than places where people are coming from. That's the issue for natives I guess. Those here that are saying they've been here all their life & now are at the age/stage in their lives where they're ready to buy and they can't-- you've gotta realize, the out of state buyers have already been there and that's why they're here now. Happened to me and my family. We couldn't afford the crazy prices of SoCal homes & we'd been there all our lives. I'm sympathetic of those here in the position we were in because it was the hardest thing we ever had to do, but we had no choice and we've adjusted. I don't blame the incomers that blew up SoCal like people here blame Californians. It's just the reality of the housing market unfortunately. Gotta get what you can as soon as you can, wherever you can to get ahead

Remember that little warning line in The Eagles' "Hotel California" - "You can check out any time you like, but you can never leave"? Here it is, hordes of people checking out of California, but wherever they go - Boise, Seattle, Las Vegas, Austin, etc. - they just take it with them and turn the next place into New California. California, the "promised land," wasn't like that a hundred years ago, either.

Live in Idaho Falls. It's insane. Decent apartments are legit the same as Boise like what, its half the population. We decided to move to boise. Why stay in a place with 0 jobs with the same rent as a place with jobs. Boise may be unaffordable but compared to Pocatello and IF at least it has jobs.

The problem is the local government not zoning so they can build more homes. Do not blame people for buying homes, blame the city for not building homes.

As someone who was raised on a farm and had to hunt if I wanted meat in the freezer year round I blame the people moving here because now it is more expensive to live here and harder to find deer, elk, and pheasant because the increase in people and loss of farm and lumber land. Also I don't blame everyone there's a lot of respectful people moving to Idaho who want to live the country lifestyle but then there's a people just buying up the land and turning it to houses to turn a profit.

Thats a double edged sword. Most of those zoning laws are voted in by property owners. We need to make new cities and towns.

Eventually, there's going to have to be a transition from large houses. To something that uses less space. Just like what people are saying about preserving Farmland and Outdoor stuff.

@@emuriddle9364 That's already happening. Around my area West Boise which has no room for expansion. Areas that were a home or two bulldozed and lots of townhouses were built. Just in a two block area there were at least 48 townhomes built and three large apartment buildings. It's insane.

I lived just outside boise for 20+years and worked in construction. I moved out of state, but I'm still going to miss that area. I hope it cools down a bit, and I'm not sure why every from out of state wants to move there when it's not affordable.

I bought my house pre-pandemic for 181,000 brand new construction 1100 square foot three bedroom two bath attached garage. That thing's going for almost $500,000 now 😠. I live in Idaho.

This headline is a bit deceptive. Boise is not the most expensive city. Where I live in NYC, you can barely buy a studio apt for $530k.

It is taking into account wages vs living cost. NYC has higher wages. Minimum wage in Boise is $7.50 will NYC is $15.00. NYC average wage is $32 .00 will Boise is $23.56. Back in 2013 you could live off $8.50 an hour this includes owning a house so wages where low. But with the huge increase in prices and wages not going up at the same pace people have had to make sacrifices to afford the new cost of living in there home town.

Well, here we are a few months later, and it's still going. I found a surprisingly cheap apartment a couple years ago, but now that the lease is up and my hours at work have been cut, I can't afford to stay anymore. It'll be a struggle just finding a place for rent. I'm not even going to bother finding a home to buy. The only way I can find a good home to buy is to leave the Treasure Valley.

I don’t think professional sports teams play into this. Look at Austin, TX. It’s an absolute boom town. Metro area of 2.3 million now. And no pro teams.

@@Mrcharles. Honestly, I think the size of a city roughly correlates with the number of pro sports teams. There are exceptions like smaller cities with pro sports teams are cities that used to be bigger (like Baltimore, Buffalo, Milwaukee) and there are bigger cities without pro sports teams like Austin, but that’s an exception bc Austin’s growth has been very recent. But I just don’t see evidence that adding a pro sports team does anything more than make the city slightly better known to fans of whatever sport they have there. For instance, I don’t think Jacksonville is much better off bc they have a pro football team & I don’t think the fact that San Diego lost the chargers really affects its overall prominence as a city much. That’s my point.

Unfortunately this is only partially true. There are so many jobs that people are being able to work from home from nowadays and Idaho is gotten a reputation as being a phenomenal place to live. I personally don’t for see any drop in people wanting to move here. There’s a huge percentage of homes being sold to institutional purchasers and people moving here from states that have inflated property values, much higher than Idaho’s, that don’t need financing so the interest rates still won’t cut them out of buying. Interest rates rising you’re going to cut out more of the normal person that wants to buy however. It will just narrow the pool of people who can actually afford to buy here

You can thanks the years of Republican control in the state legislature for the high cost of living in Boise. Boise was a great little big town where everybody new your name. Now it’s a monster of a congested big city with lots of homeless people. It use to have affordable nice homes in the North end and other areas in Boise. When I lived in Boise, politics was hardly ever mentioned among friends. Now the politics have become the extreme of right wing nuts! Our first cute north end home cost under $20,000. I’am not sure what it would cost on todays market.

Boise has been booming a lot longer than Bend - it’s metro also has almost 4X the population. Bend is a resort town - great place but not really comparable to Boise with the exception of its climate/landscape.

The problem is that current interest rates are artificially low: If the Fed raised interest rates back to the traditional levels, 9 to 13%, there will be an over supply of homes and prices will plunge!!!

@@coryturner9140 At least there will not be a "shortage" of housing: A few years before the subprime crisis, home prices exploded and the media reported regularly then that we had a "shortage" of housing. But when the subprime crisis hit, millions of homes were on the market for a long time and unsold! If the Fed had not lowered the interest rates next to zero, home prices would not be what we see today. With artificially low interest rates, our national debt has also skyrocketed! American workers will have to pay for our national debt which is now out of control!

Lived in north Dakota and Montana, do you enjoy 12 feet of snow for 9+ months of the year. It snows on the fourth of July and it snows on Labor Day. Went camping the 3rd week of August, if it isn't burning down with Forrest fires it seriously, no kidding....snowed during the 3rd week of August....(in Montana near Helena). In north Dakota you have walls of snow, fog all winter and minus60 degrees F. Then tornadoes in the summer and mosquitoes like crazy!!. I still have family in Nodak and Montana (where I was born) but Idaho has 2 mild months of winter and the rest is growing season!!! Love it love it love it!!!

The Treasure Valley is far more than Metro Boise. The Treasure Valley is more than three counties with strong agricultural roots that go back to Oregon Trail days. It is interesting when New York news people try to talk about Idaho

I don't think this is just a problem in California, Idaho or America. This is a global problem. Outrages home prices, taxes ,crime seems to be happening in many places around the world. Not sure what the solution is except maybe start limiting incomes of extreme wealthy people and put caps on how much people can sell property for.

I didn’t know I moved to a Mecca for the Rich Elite back in 1999. But here I am walking amongst the Diamonds and Gucci as a greasy Mechanic and Welder who bought his house before it was Cool. Its very hard here for people starting out or settling down here. I was lucky. I Wouldn’t be able to afford a life starting today.

They don't work jobs. They come with $$ from selling a 1.5 million dollar house in Cali, buy a house here, new car,, then live off their $ til it goes away. Then they have a 5 year old car and sell the house, move to Tennessee or Florida. I don't know where they go but they sure don't get $30k/year jobs along side us.

The solution is for each person to have their own small hut or tent placed in the center of their own large food garden. Then everyone will have enough food, enough friendship, and enough drinking water to thrive. Instead we have giant useless plantations which produce foods that no one needs, unusable lots full of broken cars, decrepit factories, sludgy sewers, overpumped wells and water systems, and overdense, overtall, overwide, overlong, overbought, overflown, overbricked, overhome, biologically poor, urban, suburban and rural outskirt regions. Government can place immigration restrictions and a two/three child policy, as well as dividing large farms to provide small farms for descendants of sharecroppers. The world was better when there was just a little bit of people because we had time to understand each person instead of just ignoring them. We don't know each other anymore and we are becoming lost in an electronic sea of computers, cars, and most of all: cement.

Yeah, sure buddy. I'm a software engineer - you're telling me I deserve a pay cut because I've been working remotely for almost two years now? So all of the skills I've attained over the past 5 years should be worth half (for example) and should "justifiably" be cut because I work remotely? Who cares which state I'm in, that shouldn't in any way interfere with earning potential.

I should be paid what I'm worth solely based on skill and contribution, not location of where I'm working. My friend lived out there for 5 years with his family and roommates. and he just moved back to Midwest less than a year a go. I went to visit his neighborhood in 2020. It got bulldozed down and bought off all the housing properties in the neighborhood all within a year since I been there. And he wasn't even planning on moving back when I saw him.
