Renters have rights depending on the state they can not pay and live in the rental property for months while the landlord goes through the eviction process. If your an asshat and you clearly are and never do the eviction process they can live there indefinitely and with enough time they can even take possession of the property under adverse possession laws if you don't file the eviction properly.

Guess you didnt watch to the end? Problem is with where I used to Rent out. The Local LEO don't have much of an IDEA when it comes to an Eviction. When I go to court to Evict someone the County Sheriff is the one that post the NOTICE and within so many days will come back to toss them out. Sadly I had to hold the items for 90days before I could toss it. Most times they would take their crap and leave when the Sheriff is there on the last day. Now not only are you out of Rent, but the cost that you have to pay for an Eviction. Then I have to go to Court again for damages... Most times I would almost pay for them to leave lol To much time invested in costs having to go through courts... Way to stick to your path. Be safe.

Preacher, it depends on your location and if you follow the correct procedure in your jurisdiction. My tips: 1. Have a rock solid lease agreement, make sure the eviction process(as described by law) is detailed in the agreement, follow the steps needed to evict to the letter. 2. Make a video of you and your future tenant doing a pre-agreement inspection of the property.(this can cure most headaches in recovering damages) 3. Use certified mail and get a signature receipt on any notices if your jurisdiction allows notices by mail in lieu of or in conjunction with posted notices. This insures that the tenant can't deny knowledge. Bonus points if your local Sheriff provides a notice/summons service, USE THAT SERVICE. 4. Keep a record of any actions you take towards curing your issues like if you have to make a "pay or quit" notice every month, this shows the renter in a bad light and only helps you get a decision against a bad tenant. 5. The dirty trick(only use this on tenants most likely not to pay). Post/mail a 24 hour maintenance/damage/property inspection notice for the day after the waiting period expires on a "pay or quit" notice(usually the first notice required in most jurisdictions). Do the inspection on video to catch any altercation or damage to the property, more than likely you can get the eviction expedited if either occurs. Also, slap a "warning of eviction" notice(the notice that explains you have/are filing for eviction at the courthouse) on the front door as you leave. Almost every bad renter has moved out when I did this. Side note, NEVER ABUSE INSPECTIONS, a judge will decide against you for doing so.

People don't pay the rent, landlord gets angry for being abused. When the tenants signed the contract, I'm sure everything was ok with them. I'm not a big fan of John's, but if you don't comply with your side of a contract, expect to be treated like an a-hole because you are one. Quit defending the deadbeats, please. When dealing with the authorities, some respect and a willingness to cooperate goes a long way to your favor. Constant interrupting and a loud voice does not help. I'm sure this guys paperwork was in order, but the attitude was not. As noted by others, get a legal eviction. Paper trail that shows the attempt to follow proper procedure. Acting the "sovereign citizen" gets the response received.

Original Panama Redd esq. We don't know what was in the note posted on the door. In Florida it only takes the first note to be handwritten telling the tenant to pay or be out within 14 days. If the tenant doesn't do either then the landlord needs to file an eviction at the Courthouse. Then the official notice is posted that gives 21 or 30 days to respond with an answer of why rent hasn't been paid or why they shouldn't leave such as the apartment is in disrepair and they are withholding the rent until it's fixed. The cop doesn't know the law. Most cops don't. Instead of calling the cops, the couple should have called a lawyer or legal aid. The guy on the video can't keep the tenants out at this point. They WILL be evicted. No recourse. They should just pack up their stuff and move. The cop is not handling this well at all. Since there is paperwork the guy should have offered it when the cop walked up in the beginning. This is how a simple thing escalates.

As a landlord myself this is the worst way to handle this, also you are gonna need the cops help to evict them in most states I would imagine. I can have a tenant out in a few weeks for non payment in at least 2 states that I deal with once eviction papers are filed. You dont come out in the best light in this display my friend. I don't know where he acquired his"manual" but according to Florida State Statue chapter 83 part 2,ss.83.001-83.251, landlord must first give properly written 3 day notice to pay\vacate premises before the eviction process can even legally begin. afterwards, if tenant still has not paid owed rent or vacated premises, only then may landlord file with local county Court the legal documents asking the judge for an eviction. this would be the 5 day notice.the tenant then has right to dispute it before the judge so now a trial date would be set. if the judge rules against tenant ,then judge issues a 24 hour writ of possession. once said writ has been posted at tenant's home, the tenants have only 24 hours from time of posting to vacate premises. that is the only time law enforcement, if necessary, may physically remove tenants from premises. by the way, all time periods of said notices exclude weekends/holidays.. that's why the cops in video left without constructive commenting on OP's"manual". if OP really knew the laws, he'd realize the tenants had no legal obligation to vacate premises at the time this video was shot. instead, he wasted all his time, energy and credibility with all his obnoxious, immature, unprofessional, offensive, bottom feeding behavior. while we may never know the situation/circumstances of the tenants, we certainly have no doubt what a sorry butt hurt ass hat the OP is. notice the long, civilized conversations between deputies and tenants and yet minimal, extremely brief interactions with deputies. hats off to those two extremely polite, patient deputies who maintained a professional ,non escalating demeanor. the one deputy even sincerely tried to offer papers to help OP in spite of his moronic, lunatic and arrogantly disgusting behavior. I'm quite confident the eviction ended up taking longer and at higher legal costs because Mr know it all bungled the process. and since nobody is perfect, especially him, I'm sure it didn't take long for him to commit vehicle violations/infractions during his 80 mile trips. next time he visits his dad he won't like the official welcoming committee that don't even need to set him up, he'll do it himself. loser.

In Tennessee, you can hire a put out service to go to the courthouse, pick up the eviction paperwork, go to the rental and demand they leave. If they don't, they can change the locks, allow a moveout crew to go in and take their shit to the curb.

A relative had squatters and here is what he did. He arranged for them to "win" a weekend at a local fun park with reservation at the hotel and a lots of activities all pre paid. As soon as they left on Friday afternoon a bunch of men with trucks showed up and emptied the house, put in new furniture and new tenants with a signed lease. When the squatters returned on Sunday there was a football party going and lots of people to swear that the new renters lived there for months. All of the squatters stuff was taken to the landfill so any personal records or papers were thrown out.

I've got a friend that rents low end housing. I wouldn't have anything to do with it. WAY more trouble than it's worth dealing with the professional renters (bottom feeders) you like to call them. Because of the laws where he is, he only makes weekly rental rates because the eviction times is based on rental period. He can still get a new renter move it and pay the up front, never see another dime and still takes about two months to get them out. They just ride to the last day and move on to the next poor sucker.

Over 1/2 the stuff in the apartment actually belonged to the grandfather. The officers never once came over and made any claim that the tenets were making complaints to the landlord. It was also obvious the officers were on the tenets side during this and I don't blame them. The guy running the camera was a dick.
