I went there a few months ago with the intention of buying one of the new units at the new Copacabana development so i stayed a few nights at the beach Copacabana. I quickly changed my mind after seeing how many rude, loud and aggressive Russians live there. They wake up at sunrise, go to the pool areas and place their towels on all the good chairs and lounges and then go back to their rooms. They do this everyday to claim all the good seating as theirs. They have loud children and even dogs, break all the rules and nobody seemed to care. They act like they own the entire place and do as they please. The elevators cannot keep up with that much demand of all these people and children going up and down all day and as a result it often took me 10 to 15 minutes to get from my room to the main lobby. They should rename Jomtien Beach to Russian beach. Many of the signs in that area are all in Russian now. What do you think will happen when the war ends? I suspect most of those Russians will return home and Jomtien beach will lose 30% of its residents. When the war ends i suspect there will be a large surplus of condos and prices will plummet, so i decided not to buy. What do you think? Did you have a similar experience living there or did i just have a bad couple of days?

You're spot on. Keep in mind that the development on Beach Road is in a prime location and seems more like a hotel than a condo development. I moved from this development to Riviera on 2nd Street, which is much quieter and has fewer crowds. I believe it will be the same with this new development. As far as waiting to buy here, you have a point about the war, but with inflation in the US and other issues, I believe real estate prices in Jomtien Pattaya will continue to climb because of affordability, demand and the luxury of dating younger women on the cheap. Just my 2 cents. Hope that helps.

@@goodvibetravel Yes you are right about the serious inflation problem in the US and we are exporting that problem worldwide via our dollars. Many Americans who are intelligent and have the financial means to do so are leaving to find a better life elsewhere. Personally i decided to put all my remaining cash reserves into Bitcoin for now rather than Pattaya real estate, but i may but in the future at the top of this bull cycle. I will be checking out the 2nd street Riviera again on my next visit. Thanks!

Super excellent analysis. I live in Medellin Colombia, and relocating to Jomtien. It is insane that people/expats over here in Medellin know about the Russian infestation in Pattaya. They are very disgusted by it as well. I heard they are very rude also.... I don't want any part of that
