Based on these comments, I wish the homeowners would stop renting and allow these people to go and get their own properties. We keep complaining about paying someone else's mortgage, so if that's the case, please save your money and secure your own mortgage. Only then will you have an appreciation for those renting. If the property is not to your liking, move on. If it's outside your pocket range, then find a property you can afford. It's as simple as that.

These are homes for Jamaicans who are ready to come.from from living abroad. I'm 2nd generation .interested because north America I don't think it will get any better than it is. I'm.good for the challenge of Jamaica I just would like a bus route running close just for peace of mind getting to amenities such as grocery clothes shopping medical clinic, restaurant, pharmacy and convience stores. It's just important to me. I need to make sure I can get around Jamaica and I'll come..

People would have to put money into this property.. It's still nice though. A full house of furniture Washer and dryer they would have to purchase The sink in the kitchen is too small but at least the basin is in the back so it's ok. You could at least wash a big pot in the back! I like the tile it's nice and fresh looking. Why didn't they put a small island in the kitchen? People would have to purchase one for the kitchen because where's the prep area? The bathroom is good the mirror in the bathroom needs to be larger. I'd give it a 9/10 It's just the added work people would have to put into it. I'd take it anyway..better than being.homeless. Thanks for sharing

I can’t believe how bad renting got in Jamaica. $110,000 for rent in a country where minimum wage is $9000 is absurd. 1. There is inflation and then there is hyperinflation. Too many people “investing” in rental properties they simply cannot afford and because of their high mortgages, the rentals are off the charts. That or they’re just greedy talking about “market rate rent”. Jamaica infrastructure is not a first world country. 2. The financial infrastructure is crazy. The interest rates on mortgages in Jamaica is absolutely criminal. And these 30 year mortgages will be a huge loss in the long run. I wish people would think before following these insane trends. And I understand these are majority Jamaicans overseas who simply lack financial knowledge. 3. Not to mention these schemes look like mental health ward communities. Lacking individually and creativity. Why the heck they look so monotone and all the houses look the same. The actual insides are poorly laid out and ugly. Its giving jail. It gives me the heeby geebies. I’m usually not this negative tbh but this is out of hand.

Wherever you go in the world you will find exorbitant rental prices. Property prices are driven by demand and supply therefore the individuals who are renting these premises can afford them and has no issue paying that amount. Look at even New York where people are paying exorbitant fees to live in apartments where they hardly has space to move around

@@jfamous3169my points still remain. These Phoenix houses are $16 Million if I’m not mistaken. That’s $105K USD. Because of the crazy mortgage rates some people who barely put any money down are looking at mortgage payments of around $850 USD which is why renting at $100K seems fair right. But then you have individuals who buy these with 50-100% down who still rents at the “market rate” which to me is crazy. My rent rn is $1400 USD. The house I live in is a new built and costs about $440,000 USD just to put things into perspective. And I just moved in last September. That tells me that my landlord put a nice down payment down and is charging a fair rate instead of a hyper-inflated one. No one should be paying for a landlords entire home and then some, it screams bad investment.

@@tanialuv4920 I can tell this, if your landlord bought a house for $440k and is only renting it for $1400, he made a terrible investment. That is a gross return of 3.8%, that means the actual cap rate (net of expenses i.e. insurance, HOA fees, property taxes) is less than that. Normally, investors are looking at least a 6-7% return, maybe 5% if the area is very good. He has lost before he even started. Also, given that your rent is $1400, you are no where near a major city center, which Portmore is (less than 30mins with no traffic and just under an hour with normal traffic from the capital). Near cities, rents are at least $2000 for a one bed or studio apartment. Persons need to stop under selling Jamaica like it is not valuable. Cayman, St. Lucia, Bahamas all have similar or less advanced infrastructure than Jamaica but their real estate values are much higher than ours. Our problem is not the value of the house, it's income, our GDP per capita is just simply to low. We need investors and entrepreneurs (preferably from the diaspora) to help build our country and we need to stop trying to tear down any sign of advancement the country is making.

The Jamaican government etc is simply providing all these houses for Jamaicans overseas who are better able than us out here to purchase. Which is unfair.. then all they do is make it into an air bnb or for rental purposes. They need to provide better priced homes where us Jamaican living here and paying taxes can be better able to afford it. Thats why the Rent Board is to get up off dem buttocks and do its job. Landlords are supposed to register their properties and the Board is to assess the rent. However this does not happen more than half of the time. I suspect because they and their friends are benefiting from these overpriced rents. Who is overseeing/ monitoring the Rent Board?
